Cocketts is a 16th century listed cottage nestled along a country lane in the heart of Suffolk. It has oak beams, wonky floors and a large inglenook fireplace with log burning stove. However it is equipped to a high standard with all mod-cons expected these days; comfy seating, quality linen, an attic den with PS3 and games and toys for all ages.

Sleeping 6 in 2 kingsize bedrooms, and a twin, there is also a double futon, and a single futon if needed in the attic den to stretch to 8 or 9 at a push! (1 kingsize bed can be made into 2 x 2ft 6" singles should you prefer that). There is an acre of garden, with an enclosed 'safe' area for little ones just outside the back door, which has the benefit of a wooden playhouse and outdoor toys. The west facing patio with teak table and chairs allows you to enjoy the evening sun setting across the fields. There is a large grassy area with football goal and an old orchard with tree swing and picnic table, which provide for further adventure or relaxation! Lockdown in 2020 allowed us to convert an outhouse into a games room, with full-size pool table. The garden is visited by a wide variety of bird and wildlife, and in season provides apples, pears, sloes, quince, walnuts and damsons. There are walks from the door, perfect if you are bringing the dog, and it is easy and flat for cycling. The owners live next door and keep chickens and friendly pygmy goats.

Despite a feeling of being 'in the middle of nowhere', Cocketts is easy to get to and is well placed for exploring the many local picturesque villages, the Suffolk heritage coast, Constable Country, as well as Norwich, Cambridge and Bury St Edmunds. Suffolk has a wealth of farmers' markets, pubs and restaurants that pride themselves on high class local produce that will keep you well fed. There are plenty of places of interest to visit, and books, maps and information is kept up to date to help you make the most of your stay. Cocketts itself has an interesting history with links to the early Quakers and the English Civil War.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Doug and Alison (the owner) a message.

If Doug and Alison (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
