Description from owner

Description

The country house is located on the outskirts of a tiny village near the town of Melrand and close to the chateaux towns of Pontivy, Josselin, and Vannes and the beautiful fishing port of Auray called St Goustan. Apple Orchard boasts its own private 1 acre garden with an orchard of over 70 trees planted in lines, which in spring and summer form green tunnels of natural shade adding a wonderful ambiance when dining al fresco. It is a short (150 yard) stroll to the 400 year old chapel and access to Locmaria's natural spring, and has open forest walks and tracks with safe, quiet country roads suitable for biking.

In Melrand (1.5 kms) there is a General store, Boulangerie, Garage, Boucherie, Creperie, Hairdresser and an excellent restaurant with authentic french cuisine (La Tourelle). There is a small play area close to La Tourelle and a 'not-to-be-missed' beautiful lake with lovely 'green tunnelled' walks, footbridges, fishing and play areas and a river

In Melrand (1.5 kms) there is a General store, Boulangerie, Garage, Boucherie, Creperie, Hairdresser and an excellent restaurant with authentic french cuisine (La Tourelle). There is a small play area close to La Tourelle and a 'not-to-be-missed' beautiful lake with lovely 'green tunnelled' walks, footbridges, fishing and play areas and a river weir situated on the southern outskirts approximately 1/2 mile from the church.

Our guests have exclusive use of this country house which is on three levels and has a 'walk in home' rather than holiday inventory. The top level has a twin and double room with a separate toilet and bathroom. The ground floor has the other double and twin rooms, a large shower room, separate toilet, fully equipped kitchen and a living room with a long farmhouse style dining table suitable for seating 10 people. The basement contains an internal garage area, a utility room with washing machine and ironing facilities and the games room with table tennis, darts, pool table and kids table football.

Other entertainment in the salon includes satellite TV, DVD, Cd player and iPod station, board games and 7-9Mbps Wifi for gaming, video streaming or watching UK TV iPlayers.

In terms of outdoor activity there are lawned areas for badminton and volleyball, a BBQ area adjacent to the Boules Court and a large above ground pool in its own safe astroturfed enclosure adjacent to the games area and amongst the trees in the orchard.

Amongst our other unique additonal services which are described below we also offer 20% discount on your ferry fares if travelling with Brittany Ferries.

Kitchen Area

Our country kitchen is well equipped with a fridge/freezer, electric and gas hob, electric oven, microwave, kettle, toaster and plenty of crockery, glasses and cooking utensils for up to full occupancy.

There is an additional breakfast table to seat 6 people in addition to the larger farmhouse table in the salon which seats 10 people. A high chair is also provided for babies and toddlers. There is also terrace and garden furniture if you wish to dine 'al fresco'.

Living Room

The salon has sofa seating for up to 10 people and a long farmhouse dining table and a full suite of entertainment including CD/DVD/Video players, an iPod docking station, TV and WiFi broadband for VOIP/Video streaming or gaming.

We have a small library of books and a rack of magazines which we offer on an honesty basis to enable you to take home a book you are part through reading provided you leave another behind for others to enjoy.

There are also french windows which provide easy access to the front terrace.

Bedrooms

We have 4 contemporary styled bedrooms. Papillon and Citrouille are the twin rooms and Lys and Aubergine are the double rooms. We also have two put-u-up beds suitable for kids up to teenagers.

Each room has wardrobe and storage facilities and the downstairs twin contains a box of toys and board games.

Bathrooms

Apple Orchard has two bathrooms. The first floor has a bathroom and separate toilet and the ground floor a large shower room and separate toilet.

Heating

Apple Orchard is centrally heated throughout although this is not normally required during the main season and so also has portable electric heaters to provide more warmth in specific rooms, if required.

Entertainment

For entertainment there is UK satellite TV, Wifi/Broadband (7-9 mbps), iPod docking station and a CD/DVD and video players. There are also board games to suit the whole family and games/toys for younger children to enjoy.

The basement games room provides a pool table, table tennis, darts and a kids table football game.

Garden and Outside

Outside you can play boules or petanque on our boules court, erect the nets to play badminton or volleyball in the play area in the centre of the orchard or even use the inflatables in the pool. Other choices are Garden Jenga, Football or Bat and Ball.

As well as the furniture on the front terrace there is ample (and more portable) garden furniture for you to set up and dine (or use the BBQ provided) amongst the apple trees in the orchard enabling families to socialise and have fun with outdoor games or supervise their youngsters.

Parking and Garages

There is internal parking for 1 car and hard standing car parking for at least 4 cars at the end of the driveway.

Visitor Suitability

Apple Orchard is a non smoking retreat due to the internal smoke alarms and in respect to our non-smoking guests. However there are ample areas for smoking outside.

The property lends itself to two families holidaying together, extended families, or groups given the sleeping accommodation, bathroom and toilets are split evenly on two levels.

It is not recommended for the severely disabled or wheelchairs due to the 7 or 8 stone steps from the driveway up to the property and the 3 levels of stairs inside between the basement and the top floor.

However with the support and supervision of family members or friends, wheelchair access is possible from the road if taken across the front lawn to the front terrace and if accommodation is then restricted to the ground floor. Supported wheelchair access to the games room is also possible via the driveway and central garage (again via the terrace and front lawn).

Location description from owner

The Brittany region

Highlights in Morbihan, Brittany

Morbihan is a department in the southern part of Brittany, based along the coast around Vannes, the capital of the department and one of our favourite towns in Brittany.

Carnac and the standing stones are undoubtedly the biggest attraction in Morbihan - there are numerous standing stones and megaliths, dolmen and menhirs, harking back to neolithic times. Morbihan, and Carnac in particular, is the centre of France for these structures, with literally hundreds to explore. The important prehistoric structures at nearby Locmariaquer should also feature high on your list of places to visit.

Unfortunately the number of tourists visiting these stones, and threatening them, means that access is now quite restricted, especially during summer months, slightly diminishing their power to enthrall. But don't worry unduly, the effect of seeing the stones from the path along the edge is still quite magical and mysterious.

On the Rhuys peninsula to the south, pass Sarzeau to reach Arzon (and the twin ports of Port de Crouesty and Port Navalo) also make a picturesque destination, while La Trinite-sur-Mer is popular with those arriving by boat

The popular resort of Quiberon is on the Quiberon peninsula just south of Carnac (also the resort at Carnac Plage), while the Morbihan Gulf with its numerous small islands and opportunities to explore nature is to the east.

There are also some attractive and interesting towns to explore - particularly Vannes and Auray (including the riverside town of Saint-Goustan). Also visit the pilgrimage site at Sainte-Anne d'Auray a little to the north.

Continue to explore the Morbihan department - visit perhaps the fishing port at Lorient and venture inland to visit the split-personality town at Pontivy.

In inland Morbihan don't miss Josselin Castle and, to the south of Josselin, the town of Rochefort-en-Terre. Then back to the south of the department to visit La Roche-Bernard and the church at Saint-Gildas-de-Rhuys.

Beaches and islands

Along the Morbihan coast there are numerous small sandy beaches to explore. Be aware that some have very strong undercurrents, so you should only swim where you know it to be safe. There are also some larger beaches, for example at Carnac-Plage, which will have all the beach facilities you could hope for, and more, but are a bit over-crowded and over-priced.

There are also popular excursions to the islands along the Brittany coast. these include the islands of Belle Ile, Ile aux Moines, Ile de Groix, Ile Houat, and Ile d'Arz. (See also Brittany seaside, coast and islands for beaches, coastline and Brittany islands).

Melrand

The village of Melrand 1.5km is a 10 minute walk away for the obligatory morning 'pain au chocolat', fresh croissants and French loaf for lunchtime, available at the local boulangerie (bakery).

Other amenities around a square dominated by the village church include a boucherie (butcher), epicerie (grocery), bar tabacs, coiffeur (hairdresser), 3 restaurants, and a few metres from the square is a lovely picnic play area next to a pond.

The village lies above the Blavet valley close to the Sarre (1km), a tributary of the river Blavet which is a further 3kms down the valley and has cycle tracks along its river banks.

Lake Guerledan is beautiful and is around a 40 minute drive to the North and can be accessed via the lake road from the town of Mur-de-Bretagne, however our favorite place on the lake is the small beach at Caurel. There are lovely walks around the lakes and you can hire small motor boats or take a river cruise. There are fishing areas and picnic spots and places to hire canoes and pedalcraft.

“Fantastic holiday. Excellent accommodation...hope to return”

Reviewed 22 Sep 2012

We enjoyed a very happy holiday in this extremely well appointed house. It was clean, comfortable and more than met all our requirements. The Owners were a pleasure to deal with and made our stay "special". They even made the pool available to us beyond it's normal shut down time due to the fantastic weather. A beautiful house in a lovely part of France with marvellous views over the countryside. Would love to return next year & would not hesitate to recommend it. Many thanks.

Owner's reply: Thank you for your comments and we are glad you enjoyed your stay. We see you managed to visit some of the chateau towns and experience the French culture too. Thanks also for leaving the house so tidy as we are always pressed for time somewhat to get it ready for the next group. Our best wishes and come and enjoy France with us again sometime !
