HOUSE RULES:

Welcome to Sleeps 14 Albion House and Stable Cottage!

Albion House and Stable Cottage are our much loved family homes which we're delighted to share with like-minded guests. We expect our guests to treat it as their own homes; with care and love and most of all enjoyment!

* Unfortunately, pets are not allowed at this time.

* The house and the cottage are no smoking areas.

* The house and the cottage are suitable to host families with small children providing parents assume full responsibility about the stairs. Please bring your own baby equipment. Cot and high chair available by request (additional fee applicable).

* There is an additional guest fee for infants. At the moment of making the reservation please add the infant as an extra guest.

* There are no disabled facilities.

* The four bedroom house (Albion House) accommodates eight guests maximum (including infants). If this house rule is transgressed the reservation will be cancelled, we will keep your damage deposit and you will be reported to the booking agency. (Exceptionally we can host ten guests and we can add two floor mattresses with fresh bed linen and towels-additional fee applicable).

* The one bedroom cottage (Stable Cottage) accommodates two guests maximum (including infants). If this house rule is transgressed the reservation will be cancelled, we will keep your damage deposit and you will be reported to the booking agency. (Exceptionally we can host four guests and we can add two floor mattresses with fresh bed linen and towels-additional fee applicable).

* It's a shared courtyard between Albion House and Stable Cottage. If you are a large group or a group family holiday you can rent both Albion House and Stable Cottage.

* Our rates are based on occupancy so please make sure to make the reservation for the exact number of guests staying at the property. Please confirm the maximum number of guests who will be staying in our Sleeps 14 Seaside Luxury House on the Suffolk Coast before your arrival so we can prepare the beds accordingly. If more guests have stayed you will be reported to the booking agency and we will claim the expenses on your damage deposit.

* The house and the cottage has 7 beds only (2 of the single beds are pull out beds in a narrow space). We can provide four additional single floor mattresses, which are not as big and as comfortable as standard single beds (additional fee applicable).

* Check-in and Check-out times are strict.

* Early check in or late check out available by request (additional fee applicable). It is a residential area so consideration for those around the house would be appreciated.

* Storage space for bicycles is inside the courtyard that is shared between Albion House and Stable Cottage. Alternatively guests will need to arrange their own storage for bicycles.

Welcome to Albion House and Stable Cottage in beautiful Suffolk. We hope you enjoy your stay in Saxmundham. These are our much beloved family homes, which we have furnished affectionately and with much effort.

Please take a look at the following house rules:

* Please vacate the house and the cottage by 10.00am on the day of your departure, this allows us to prepare and maintain the house for our next guests.

* On vacating the properties please place all rubbish and recyclable materials into the only black bin provided in the courtyard of Albion House and Stable Cottage. Kindly note Saxmundham council does not recycle glass bottles, please put them either in the black bin or in the nearest bottle bank.

* Please keep the contents that belong to the house and to the cottage inside the house and the cottage. In case of breakage, please inform us.

*Please return the keys for Albion House and Stable Cottage. The keys must be left in their key lockers outside the cottage door and outside the backdoor for Albion House. The combination will be send to you by email. Please scramble the numbers after placing the key in the lock.

* In the event of a power failure please do not use candles, there is a torch in Albion House and in Stable Cottage. The use of candles or other naked flames (including incense sticks) are not permitted for safety reasons.

* The fireplace in Albion House it's a gas fireplace. We have placed candles in the house for decorative purposes only. Please do not light candles, incense, naked flames or any other materials in the fireplace.

* We have high standards of cleanliness and housekeeping and are proud that we consistently score top marks in our grading inspection. We ask that you leave Albion House clean and tidy when you leave.

* Please take your shoes off in the house and in the cottage. There is a mat for the shoes at the door entrances.

* Please switch OFF the outside door lights after use outside the front door and outside in the courtyard.

* Please switch OFF the heating by switching the button to OFF on the thermostat after us
