The Stone cottage has been renovated and beautifully furnished to a very high standard yet still maintains its French charm. Ideally suited to couples or families who enjoy activities such as walking, cycling and those who truly want a slice of rural France.Open-plan living areas make the property very light and airy. Both bedrooms have double beds, and an additional double bed is in the form of a fold out sofa bed in the living room. Alternatively, a single z bed and travel cot are also available. No.22 overlooks a grassed area to the front. No.22 is truly a little luxury in rural France.

The Nouvelle-Aquitaine region

Situated in the heart of the Poitou-Charente. No 22 is situated in the southern most tip of the Deux Sevres region. Just one département away from the Atlantic coast, the climate is mild and temperate and this area is the second sunniest region in France. With countryside that moves from vineyards and fields to rolling hills and forests. This area really does offer an abundance of places to visit, too many to mention really -why not come and see for yourself!

Maire-Levescault

The local town of Sauze Vaussias is a mere 3 minutes away by car . This charming town boasts a weekly market (Saturdays) two supermarkets, cafes and restaurants, a mobile fish and chip van two nights a week, 2 boulangeries, public swimming pool (during summer months), banks, pharmacies and a doctor. The town also boasts its own Plan d'eau - lake with childrens play area, bbq & picnic area, seasonal snack bar, crazy golf and fishing.

Ruffec (10mins) a truly pretty little market town with flower filled squares which are bordered by charming shops and cafes. Children and adults alike will enjoy hiring a canoe and taking in the sights on the river.

Futuroscope (50 mins) is a French theme park offering thrills and spills for families and couples alike. The light shows and pyrotechnic displays go on well into the night.

Vallee des Singes (Valley of the Monkeys) (20 mins) is popular with adults and children of all ages. Here, many of the 350 primates travel freely through the trees.

Zoodyssee (45 mins) is one of Europes largest animal parks situated in the forest of Chize. More than 600 animals can be seen. You can explore the forest on foot or horse drawn carriage. There is also a mini farm and adventure playground for children.

Marais Poitevin or 'Venise Verte' (40 mins) is a stunning area of waterways which can be explored in flat bottomed boats either by yourself or with a guide.

Circuit Val de Vienne (30 mins) A motor racing circuit, with a full calendar of events every year.

La Rochelle (90 mins) not to be missed! This stunning seaside town has a fabulous selection of shops, bars and restaurants, a picturesque port and beautiful beaches close by, not forgetting the Aquarium.

Poitiers (45 mins), is the regions capital. The Cathedral, museums and churches offer architectural interest while the lovely pedestrian streets make strolling round the shops and street cafes a joy.

Angoulême (50 mins). With excellent transport links, a wealth of history plus the annual international comic strip festival held every January and the vintage car spectacular the 'Circuits des Ramparts' held over a weekend every September, Angoulême attracts visitors from around the world. The city has grown from a 10th century castle on top of a rock overlooking the Charente river and now extends down into the river valley itself – an impressive sight from the old town walls. The Entre Touvre et Charente area to the north of the city encompasses the aerodrome as well as areas redeveloped for commerce such as Gond-Pontouvre where large shops and outlets cover the hillside.

Cognac (65 mins), the second largest city in the region of Charente and one of the most popular tourist destinations in France. There are over 60 distillery tours on offer!

Melle (15 mins) is a charming town with the oldest silver mine in Europe - well worth a visit.

Charente Limousine
The Vienne and its streams make this area very popular with anglers and water sports enthuiasts alike, with many activities taking place on and around the Lacs de Haute Charente.

Ruffécois
In the north of the Charente bordering on the Vienne, the countryside links both the rolling hills of the Charente-Limousine and the vines and open contours of the Ouest-Charente. Eight villages in this district appear in the list of the most charming in France, and with three main rivers and their streams, the area is also popular with anglers and canoeists.

The region has a wealth of local markets to enjoy. Also keep an eye out for Brocantes and Vide Greniers. These are village held attic and carboot sales where the whole village turns out to sell their unwanted 'gems'.

The beaches of the Atlantic are approx 90 mins away, with Fouras and Chatelaillon Plage not to mention the Ile d' Re proving very popular.

From No.22 you are never far from a stunning chateau, town or pretty village.

What a lovely Gite, small but excellent facilities , a real home from home. It was well placed for us as we own a let out house in Lezay, so we check our house and see old friends. We will certainly be booking again .

This is a tastefully and lovingly restored house - it offers all the comforts of home yet with a real French feel to it. Every need has been anticipated and I would highly recommend staying here. It is in a quiet location yet within easy access to all towns and sightseeing routes. My only small complaint would be the pool - it really is only suitable for children or as a cool down splash - anyone wishing to swim would be disappointed. Having said that it would not deter me from coming back again. Well done Mandy - it is a credit to you!! Best wishes June

Our stay at No.22 was a perfect holiday. The cottage has been designed and decorated to an exceptional standard. The furnishings are comfortable and in keeping with the cottage. The beds were very comfortable and the cottage was equipped with everything you could possibly need for a good holiday. The location was beautiful; a rural retreat, yet close to excellent amenities and activities for all the family. The pool was perfect for a cooling dip and the garden area was cute and practical. We BBQ'd every evening and relaxed in the garden until sunset. The whole family loved their stay.

Grace and I cannot fully express how much we enjoyed our visit. The property is first class and has all the amenities to cater for every need, is immaculate and spotlessly clean and the best we have ever stayed in.I would not hesitate to recommend the property to any prospective holiday seeker. Vingt-Deux is a delightful house in a very rural location, though accessible to the main cities and towns, like La Rochelle and Bordeaux. We found the owner, Mandy to be very helpful. She sent us a sat nav that worked beautifully in France and helped us out when we needed it the most! The house was fully equipped with plates, cutlery, fresh towels, linen and even outdoor games to play. The weather was disappointing, which meant we were unable to take advantage of the pool, however it looked well looked after and I'm sure it will house a few kiddies playtime sessions with the warmer weather. We couldn't fault the house at all and the service from Mandy was second to none. Thanks again and we would highly recommend it if you're not afraid to do a fair bit of driving on your holiday. “Beautiful well equipped cottage in a stunning part of France”

No 22 is a beautiful traditional French cottage that has been tastefully modernised and decorated throughout. It is extremely well equipped which means that you only need to take your clothes and toiletries. It has everything from French phrase books to travel plugs, books, DVDs, garden games, a fire pit, a well equipped kitchen and even bikes for the odd bike ride. I totally fell in love with France and I didn't expect to. I loved the scenery and the locals are all so friendly. We drove from Southport, it took around 14hours plus the ferry time. It was a bit too far. I would fly next time and hire a car there. You definitely need a car as everything in France is spread out. We visited local villages, nearby Towns and tourist spots. Our best days out were to one of the local inland beaches (all free and very clean about 45 mins drive), also the Parc Adventure that was a bit like Go Ape in this country but much better an caters for all ages not just over 10s. That was about 1h30mins drive. We stayed for one week and didn't get to half the places that we would have like to go. We shall definitely be returning again in the future and I would certainly recommend staying at No 22.

This is a lovely house to stay in, the owners have thought of everything and go out of their way to make the visitors stay troublefree. It is very well equipped and comfortable, in a quiet, relaxing setting. I would recommend it for a great holiday.

“Lovely and homely cottage”

The owner responded to my enquiry on holiday lettings very quickly with a phone call. We thought the cottage looked lovely in the photos so had high expectations that were more than satisfied on arrival. It was very well equipped for children and our two wasted no time diving into the toy box. The fridge is well equipped with all you need and the sofas and beds were really comfortable. The decor is really nice too, looks like something out of a magazine. Our 7 year old loved the fact that there was a Wii there, alas we forgot to bring any games to play on it but there are a couple in the cottage which kept her going. All in all, we loved it and would recommend it highly.

“Perfect cottage for France-lovers”

We have three daughters and decided to show them a little bit of France. We booked this cottage for half-term holidays in October. Just looking at the photos we loved it straight away. The owner replied to us immediately and answered all our questions. The cottage looked exactly like on the photos and the kids liked it a lot. Even if the weather was on and off, we managed to see many places as described on the webpage. Most of all we were enjoying being in France, buying a baguette in la patiserie, improving our French, choosing cheese at the market place. Then once kids were put to bed - a glass of wine and a cheese plate by the fire place. Truly great break for all of us.
