Description

Set in a quiet cul-de-sac in attractive wooded grounds, number 73 Upper Barn is a spacious reverse-level property on the Maenporth Estate. It's in a great position - close to the leisure centre, a few minutes' walk from the beach and a ten-minute drive to the bustling seaside town of Falmouth. It's decorated throughout in neutral shades which provides a perfect canvas for the rich fabric throws, curtains and artwork.

Step through the front door, from the designated parking space, and into a large hallway which is a perfect space for storing your buggy or beach toys. From here, the hall leads to the three bedrooms, family bathroom and the laundry cupboard which houses a washer-drier. Step through the front door, from the designated parking space, and into a large hallway which is a perfect space for storing your buggy or beach toys. From here, the hall leads to the three bedrooms, family bathroom and the laundry cupboard which houses a washer-drier. There is the master bedroom with an en-suite shower room and toilet, a second double room, and the third bedroom is a twin. Each have patio doors that open onto the gardens, and plenty of storage space in the form of wardrobes, drawer units and bedside tables. The owners have added bed throws, curtains and cushions in ethnic fabrics and this really adds personality to the rooms.

The family bathroom is on this level. It's a modern suite with both a bath and overhead shower, and is beautifully tiled in earthy shades of brown.

Upstairs now to the huge living and dining area. You'll find two comfy, cream sofas and a matching armchair, all covered in soft scatter cushions. You'll love snuggling down in one of these after a busy day sightseeing. There's also another settee, set back from the centre of the room, This is perfect if you fancy a quiet hour with your book or a glossy magazine, away from the flurry of activity from the rest of the family. And with a bookcase full of books to choose from, how could you resist!

If you'd prefer to relax in front of the television, there's a home theatre system and FreeSat TV. You'll find a selection of DVDs here too, and if you need to do some internet shopping, you'll love the hi-speed WiFi.

The dining table easily seats six. It's tucked away around the corner, again it's ideal if a couple of you want to play cards away from the others. There's even a writing desk for catching up with your postcards. The room feels spacious and relaxed; it really is a fantastic holiday home for mum and dad to take the children and their parents away for a week as you'll never feel as if you're on top of each other.

Into the newly refurbished kitchen now with its modern, cream shaker-style units with fully integrated appliances including a dishwasher, fridge-freezer and double oven.

Outside there is a patio table and chairs for some alfresco dining in the sunshine.

The owner of this property supplies a travel cot, high chair and fitted stair gate for you to use while here, and we'll pop in a welcome hamper of wine, Taylors filter coffee, Smugglers tea, milk and some traditional Cornish biscuits. There is a refundable £100 deposit against damages on this property.

You have 29 acres of established gardens to explore, plus full use of the leisure facilities, including indoor, heated swimming pool, hot spa and attractive barbecue area.

Location description from manager

The England region

Cornwall, the home of Poldark, Jamaica Inn and the Pirates of Penzance. It's the land of pasties, sand and sunshine. Beautiful beaches, coastal walks, and award-winning gardens that thrive in our exceptionally warm micro-climate. Check out Trebah for spectacular Camellias, Rhododendrons and Magnolias. Visit Enys Gardens for a carpet of bluebells, or Glendurgan for its amazing maze.

Spend the day in Falmouth - the third largest natural harbour in the world - take a boat trip along the Carrick Waters to a smuggler's cottage, or hop on the ferry to St Mawes. Visit the Maritime Museum, great for children with its hands-on approach. Catch some Medieval jousting at Pendennis Castle. Or simply sit with a cold glass of white wine and watch the boats glide past.

Indulge yourself with a delicious, locally made ice cream or mango and passion fruit sorbet. Lose yourself in a luxurious Cornish Clotted Cream Tea - jam first please, we're Cornish! Try a bottle of Rattler's Cider, or a pint of Betty Stogs.

Picnic at the outdoor Minack Theatre, Stroll through our beautiful capital city, Truro, with its beautiful 20th century cathedral. Giggle at the Newquay Zoo meercats. Or there's The Seal Sanctuary at Gweek, St Michael's Mount, The Geevor Tin Mine, Land's End... but, whatever you chose to do in Cornwall, you'll be sure to unwind from daily stresses and just simply relax.

Maenporth

The Maenporth Estate is just three miles from Falmouth and overlooks the beautiful Maenporth Beach - perfect for families as the cove is sheltered and the waters are shallow. Set in 29 acres of natural woodland, you'll find two all-weather tennis courts, a children's play area, and, of course, the Leisure Centre where we have our indoor, heated pool, sauna and jacuzzi. There are pool and table tennis tables - all free of charge.

The famous Cove Restaurant is on site, or if you'd prefer something more simple, try the Life's a Beach Cafe - you guessed it, on the beach. Two miles along the coast and you'll come across Helford Passage and the wonderful Ferryboat Inn which specialises in serving local seafood dishes. From here you can catch the ferry across to Helford Village, or hire a rowing boat or kayak for the day.

We've got fishing trips nearby, golf, cycling, horse-riding, seaside fish and chips, coastal walks, and so much more!
