The Space

The entire 3 bed Coach House, which forms part of a 17th Century Farm, is available for rent for a minimum of 2 nights, on a self catering basis. The Coach House consists of:

GROUND FLOOR: ENTRANCE HALL - with cloakroom (toilet and basin); SITTING ROOM - is spacious and stylishly decorated with beamed ceiling, oak floors and open fireplace. It has windows on two sides and French doors which lead out to a private pretty walled garden with lawns and charcoal bbq patio area and chaises longues on which to relax. One end of the sitting room has two three-seater sofas and two arm chairs and the other has a desk and dining table, which can seat 6-8. There is a 42" LCD TV, Sky, DVD and WiFi. KITCHEN - a large and light kitchen with black granite worktops and oak floor, is fully equipped with a Rangemaster double oven, Miele dishwasher, microwave, clothes washing machine and dryer and a Samsung American style fridge freezer. There is a central oak dining table

FIRST FLOOR: The entire first floor has pitched ceilings that open up to the rafters with exposed beams. The 3 ensuite bedrooms lead off from a small landing and have fitted cream carpets and oak floors in the bathrooms. All beds have two pillows per person, down and feather duvets and pure cotton linen and towels. A cot and high chair are available.
BEDROOM 1 - this large and charming bedroom has a super king size bed, 3 built in cupboards, shelving, two chests of drawers, TV and an en-suite marble shower room with toilet, bidet and basin vanity unit.
BEDROOM 2 - this quaint beautifully decorated bedroom has a super king size oak bed, chest of drawers, hanging hooks, and a marble en-suite bathroom with shower over it, toilet and basin vanity unit.
BEDROOM 3 - this charming bedroom has two 3' wide x 6'6" zip linked beds that can be a super king double bed or can be split up into twin beds. There is plenty of built in cupboard space and shelving, 2 chest of drawers and an en-suite marble shower room with toilet and basin.

Guest Access

Guests will have access to the entire Coach House and its walled garden. These amenities are not shared with others. You enter the property through electric gates from Milford Road and a park like lawn lies before you with mature oak and beech trees. The Coach House is adjacent to the owners farmhouse but is accessed by its own driveway, at the end of which is space for guest parking. You enter the Coach House's private walled garden through a picket fence and gate and the entrance door is at the side of the property. (A code will be given for the electric gates)

Owners interaction with Guests:

The Coach House has its own facilities and its own private walled garden but is adjacent to the owners' Farm House. The owners are normally always at home and are available to welcome and help their guests in any way they can, to ensure their guests' visit is as enjoyable as possible.

Other Things to Note:

The entire Coach House, with all 3 ensuite double bedrooms, is available for rent on a self catering basis. WEEKLY rentals from FRIDAY : arrival from 4pm (or earlier if available - by arrangement) and check out at 10 am (luggage can be left with owners until later). SHORT LETS : arrival from 4 pm (or earlier if available - by arrangement) and check out at 10 am. During autumn and winter weekends, with bookings for Friday and Saturday nights - guests are welcome to stay all day Sunday UNLESS there is a booking for Sunday night.

A WELCOME PACK of basic provisions will be provided.

The England region

The property is within the New Forest National Park with its beautiful scenery and is within 3 miles of a bird sanctuary which runs along the coast, all with fabulous walks and cycle tracks to explore. One can hire bicycles. Horse riding is also very popular and there are many stables in the area. The sandy beaches of Bournemouth are 25 minutes away.

The Isle of Wight ferry runs from Lymington to the quaint stone village of Yarmouth where one can take lunch on the waterfront. The ferry journey lasts for approx. 40 minutes and operates hourly for most of the day.

Lymington

The Coach House at Efford Farm House is located 1.3 miles from the pretty Georgian seaside town of Lymington. Lymington has a wonderful Saturday market, interesting shops and plenty of pubs and restaurants. There are two marinas for sailing enthusiasts and four golf courses, as well as tennis courts, nearby.

There are several convenience stores and supermarkets near Efford Farm House - Waitrose is only 1.2 miles away.

“Fabulous!”

We stayed in the Coach House for a weekend. We were a group of four adults and two children. Fiona was extremely prompt in her replies and helpful throughout the booking process. She made everything very easy for us and met us at the property at a time that suited us. She gave us useful information about the cottage and the local area, made sure we knew to contact her if we had any problems and had left homemade cakes and biscuits laid out for us! It is a beautiful cottage. It has been excellently renovated and is a very comfortable place to stay. The kitchen is the best equipped I have ever had for a holiday rental and also well supplied with store cupboard ingredients. There are books, games and puzzles and even a ping-pong table in the garden. We didn't have the best weather to make the most of the garden but it would be a lovely place to sit and relax or bbq in. I would thoroughly recommend staying here – we just wished we had been able to stay for longer than a weekend.
