It is set in secluded, landscaped gardens and is less than five minutes walk from the high street of the Georgian market town of Lymington. It offers luxury self-catering accommodation in the New Forest, but is within half a mile of the sea. The four bedroom building has been lovingly rebuilt to an exceptionally high standard by local master craftsmen and offers high ceilings, sash windows, an open fire and period furniture - perfect for short breaks, or a week away from it all! Ground Floor: The main house has three floors. With its stunning, Victorian tiled hallway, the ground floor has a light-filled, lime-washed living room with working open fireplace with ample space to accommodate eight adults.. The kitchen has sunshine in the morning and evening, and is the heart of the house. With a small glazed pantry and large dining table, this room lends itself to long leisurely breakfasts with the papers, as well as long evenings spent enjoying local produce over a bottle of wine There is access to the rear garden with garden furniture. There is a downstairs loo.

On the half landing, there is a small study where you can use your lap top ( there is WiFi throughout the house) . There are two large double bedrooms on the first floor, each with morning and evening sunshine, lime-washed walls, floorboards and original fireplaces. The master bedroom has an en-suite shower room. The main bathroom, with bath and shower, is also on this floor.

On the second floor there are two further bedrooms, with sloping ceilings and original beams. Both these bedrooms can be configured with either a large double bed or two singles . On this floor there is a wetroom with shower and toilet.

Two high chairs and two travel-cots available on request.

Outdoor space: The house sits reverse on its plot so the front of the house is secluded and private while access to the house by car and on foot is to the rear of the property via the glazed pantry. There is a large, secluded garden at the house with outdoor table and 8 chairs and charcoal BBQ. It is ideal for children to play in as it is fully enclosed when the gate is closed. To the back of the house, there is a small garden, with some garden chairs for late evening sun. The house overlooks a small park.

With lots of independent shops and restaurants (from the Angel Courtyard with its delicatessen and fab greengrocers, to the Cobbles by the Town Quay), Lymington is a delightful place to potter around. There is also a large Waitrose and Marks and Spencers Simply Food within 10 minutes walk of the Old Masters.

The Solent is a delightful body of water linking the mainland to the Isle of Wight. Lots of fun is to be had a sea, either under sail or by motor, exploring the numerous creeks, towns and watering holes that grace the shores of the Solent, either on the Island or on the mainland. For those who don’t wish to sail, there is a fabulous nature reserve running 10 kms along the coast between Lymington and Keyhaven offering a wonderful haven to birds year round and superb walks. Beaches and swimming spots (for the brave!) are also close by.

“Superb in every respect”

We had a wonderful time celebrating my husbands birthday with our children and four grandchildren all under 4. The accommodation was suitable for all of us and perfectly safe for the children. Such care and attention has been lavished on this house and all the little extras were much appreciated.

Thankyou Kate for the amazing home you have and for all the extras and those amqazing little notes everywhere. The wine and date cake were amazing and well appreciated. All the family had their own space, luxury bedroom and luxury linens and those at the top of the house loved being away from everyone else! The garden was lovely and we sat out together often drinking wine and chilling. As we had booked for an 80th we had a couple of oldies with us and the ease of getting around and walking into town was fab for them, the road noise was minimal and didnt bother us at all in fact since coming home we have less road noise but a lot more bird noise surprisingly which seems worse and longer! the kitchen was very well equipped and we all spent hours in there eating and drinking at the table which was lovely. I cant recommend this home highly enough it was amazing, wow factor throughout and so so relaxing and comfortable and clean. THANKYOU SO MUCH

“Christmas Family Get Together”

This could have been a perfect place for a Family to spend Christmas but...advertised as living room comfortably sitting 8 - this was not the case, very dark room with poor lighting, a huge chandelier which did not make it cosy, seating for 4 comfortable the rest was awful, unable to sit and read a book, dull room dark all day long. Bathroom ceiling needs repainting, water mark from somewhere upstairs on kitchen ceiling. Top floor shower room OK if you are small or you will hit your head whilst using basin. Just felt the house was not cosy and inviting in the depths of winter.

Many thanks for taking the time to leave us feedback, although I wish that we had had the chance to rectify matters during your stay. We take all of our reviews very seriously and pride ourselves on receiving 5 star reviews. Firstly, the property is a Grade II listed house, that has been fully restored. It has high ceilings and sash windows befitting a period property. We have ensured that the living room is as comfortable as possible with hand-made, lined curtains, warm lime-wash walls, open fireplace and lamps to light the room. The room floods with light when the sun shines, and it has 3 large sash windows facing East and West. Although I appreciate that the seating may not have been to your taste or comfort, it is worth noting that there is a 3 person sofa, a 2 person sofa, two armchairs and one love seat (for two). We intend to touch up some of the paintwork in the coming weeks and both the small stain on the kitchen ceiling and the bathroom ceiling will be included. The top shower room is a wet room. Whilst responding to this feedback, which we take very seriously indeed, I would like to say how sorry we were that you did not find the property to your taste. All of our other reviewers have given us glowing reviews and have commented on how comfortable the property is ("The house is well made out for just relaxing and enjoying" 28 December 2012, "The place is amazing. We stayed there with 6 friends for my birthday in December. The house comfortably accommodated all of us" 9 December 2012). As a token of goodwill, we would like to offer you a week during the summer, or another time to suit, with a 50% reduction.

“A Great Place to stay”

My wife booked the house for my birthday, and we stayed with several friends over a long weekend. The house was huge. The kitchen was fantastic and we spent a considerable time around the giant kitchen table eating drinking and chatting. The house is well made out for just relaxing and enjoying. It is set in its own spacious grounds and there is plenty of parking. We went when it was really cold but despite the size of the house it is really warm and there are two open fireplaces you can use. The only downside is there are only 2 rooms with double beds the others are singles, but it did not bother any of us they were all comfortable. There are lots of places top buy food and plenty of pubs and other places to eat out if you want. The owners will answer any questions quickly and clearly take pride in their property. Overall a lovely place and we throughly enjoyed ourselves there and would reccommend the masters house.

“The Gourmet Weekend”

We spent many happy holidays in the New Forest when the children were young. Now grown up we planned a reprise, and an autumn break together. The Master House turned out to be a perfect location. An hour and 40 minutes from London by car or train, 2 .5 hrs from the Midlands. The House has been beautifully renovated, and is within walking distance of Lymington centre. Keyhaven, is within 15 minutes..and the superb walk down the shingle bank to Hurst castle, with magnificent views of the Isle of Wight. And the Gourmet weekend.....instead of local pubs we used the superb kitchen, sat and talked around the kitchen table and took turns to produce a 3 course dinner with wines to suit. Before collapsing in front of the log fire. Perfect weekend................

“This is a fabulous house and the owners did not spare any details”

We went away for my mother in laws 70th with the extended family including a small 10 month old baby and the house was perfect. The owners arranged everything down to a caterer for the Saturday night. The only feedback I would have on the house is they could add a few extra couches in the TV room - apart from that, it was perfect!!

Thank you - as a result of your feedback we have added a Love Seat which seats two (and a half!), so the living room easily accommodates 8 adults in comfortable seating.

“A great house in a great location”

A group of 8 friends stayed here for the weekend to celebrate a 40th birthday and found it the perfect place for our weekend getaway. The house has recently been renovated from derelict and the owners have done an amazing job - the place is gorgeous, immaculate and on arrival we found plenty of useful information on local amenities and some delicious local artisan biscuits to welcome us. The location, around 5 minutes walk from the centre of Lymington, was perfect as it allowed us to wander out in the evening to sample the local restaurants and to return in the morning for a lazy brunch. (The owners recommneded Graze, a lovely little cocktail bar/restaurant which serves dozens of small tasting plates for diners to share and was brilliant. For brekkie we were impressed with Chez Gerard on the high street - delicious eggs benedict and super service!) We chose to eat in on Saturday night, stocking up at the local saturday market and at the large Waitrose. We spent the evening around the large circular kitchen table which was perfect for a long evening of eating and chatting into the wee small hours. We ventured into the large, well-maintained garden for drinks where there was plenty of seating. The only downside for us about the house was that the lounge, although elegant, was a little small for a large group all together with inadequate seating for 8 adults and one of the twin rooms had beds which felt more child-sized - wouldn't have relished a 3rd night in one. But there were plenty of bathrooms (3) and overall this house was perfect for a get-away in Lymington; beautiful, modern, clean with all mod-cons.

Thank you - as a result of your feedback we have bought an additional two seater love seat so the living room easily seats 8 in comfortable seating.
