Small but perfectly formed: The Annexe at Ludgvan Leaze House is a sympathetic granite extension to the owner's family home (with 3 smallish children) but with its own front/rear doors and parking space. It comprises of one double bedroom, one bathroom and an open plan kitchen/diner and living room. The main garden is shared but there is a small garden area to the rear of the Annexe which also has a private and sheltered patio seating area.

The Annexe is situated in the small hamlet of Ludgvan Leaze near to the village of Ludgvan Churchtown and has excellent access to the A30 and the St Michaels Way footpath runs past the front door which makes the property ideal for walkers.

Ludgvan Leaze House offers you the perfect bolthole for exploring the beautiful region of West Cornwall.

Please note that the convenience of being so close to the A30 does mean that there is some road noise in the garden.

Ludgvan

The property is situated within easy reach of Marazion and St Michael's Mount (approx. 1 mile), Penzance with its art galleries and promenade, the fishing port of Newlyn and the delightful harbourside village of Mousehole and rugged Lands End. On the north coast Hayle and St Ives with the Tate Gallery and lovely cobbled streets and shops are just a short drive away or you can take the lovely scenic train ride from St Erth Station (5 mins drive) quite possibly the prettiest train ride in England!

There is a myriad of footpaths in the area whether it is coastal or inland walks you are looking for.

For garden lovers there is the National Trust Garden of Trengwainton or Tremenheere Sculpture Gardens which is well worth a visit if only to sit and enjoy the view from the excellent cafe and a perusal in the craft shop.
