Luxury Penthouse apartment with great views over Howells Mere lake at Lower Mill Estate near Somerford Keynes, Cirencester. Ideally located within the beautiful Cotswolds with easy access to eg Bibury, Stow-on-the Wold and Bourton-on-the-Water . Completed in 2011.

Award winning estate with use of fantastic Spa leisure facilities, including indoor and outdoor swimming pools, plus an ECO pool! Tennis courts, games area, onsite restaurant and shop, very family friendly environment.

The apartment boasts a large decking area with garden furniture and BBQ.

This open plan kitchen is beautifully designed for easy living, very well equipped with all the necessary mod cons including Nespresso machine ( some pods provided) and food processor.

Lounge/Dining area

The open plan lounge/dining area is a great example of contemporary living. There is comfortable sofa seating, a log burner for those chilly winter evenings. The lounge provides a coffee table, television and a Blu-ray DVD player for your comfort. There is access onto the decking/balcony area from the lounge.

The dining area seats six guests.


This apartment has two spacious well designed bedrooms. The first of the bedrooms is a twin room, with built in wardrobe and an ensuite shower room. The second bedroom is the master double room, with direct access onto the decking area. This room also has an ensuite bathroom and a built in wardrobe.


Outside balcony area includes a table and seating for six guests and gas/webber BBQ.

There is an additional WC and sink, close to the lounge. Towels and Linen included for 4 guests. An additional charge of £10/guest/night is made for the sofabed linen/towels when a 5th/6th guest stay.

There is one sofa bed in the lounge area. Travel cot and High chair available.

Changeover day


Damage deposit required, which includes return of the spa pass. For any cards not returned a charge of £25 will be deducted from your damage deposit.

We are ideally positioned in the midst of the beautiful Cotswolds close to Cirencester, Bibury and Stow - all an easy drive away. The exclusive Lower Mill Estate lakes provide great walking, cycling, canoeing/kayaking/fishing. Also nearby there are a range of activities and interests for the whole family . Cirencester boasts the Corinium Museum, Brewery Arts Centre, Cirencester Park (for a stroll, or to watch some Polo) Golf clubs, or the Roman Amphitheatre. Additionally, the world famous Westonbirt Arboretum near Tetbury, the Cotswold Wildlife Park in Burford and the Keynes Country Park part of the Cotswold Water Park are all popular local attractions. The Cotswold Water Parks offer a wide range of water based fun ( from sailing/waterski-ing to paddleboarding) . If horses are your thing, Badmington is easily accessible and there are a number of Riding centres nearby.

- We really love dogs and are very happy to accept small & well behaved ones. Please let us know your furry friend's name and Bernie- Dog ( ours) will leave a Doggy Welcome Gift! ( Bernie is banned cos he's large and VERY furry!) There is a outside tap you can use for post muddy walks hosedown. Please bring your own dog towels/bedding and ensure your furry friends keep off all the furniture! We charge £20 for any canine guests - woof!

Getting around

Lower Mill Estate is peaceful, tranquil and quiet and requires a car or bikes to see the local sights. There's also fantastic local walking on site and immediately surrounding the area eg the Thames path

All holiday information including arrival and departure details are provided in advance by email. There is a key safe with the apartment keys which is easily accessible. As owners we are contactable by mobile or email and in close contact with onsite Housekeeping, and Estate Management . There is a folder of useful information in the apartment and brochures with local activities etc.

“Perfect Pad”

Had a lovely chilled time staying at this very spacious apartment on the delightful Lower Mill Estate. The views from the master bedroom extended across the Howells Mere lake....i could have lied there all morning staring at the view with the sun shining into the feel connected to the outside the master bedroom has pullback doors that lead to a very large balcony area. The owners Ian and Suzanne are very helpful and thoughtful....leaving treats for our dog Milly. A well kept apartment in a prime location on the very popular Estate. Highly recommend and we will certainly return .

“Perfect for short family break”

This apartment is perfect for a small family wishing to stay on the lovely lower mill estate for a reasonable price. It has evuyou could need and we can’t fault it. We love lowermill estate, we have visited as part of s large group and a small family. There’s so much to do and the facilities are kept to a high standard. We will definitely return!

“Perfect family break in the Cotswolds”

We loved our 3 night stay at Skarv on the Lower Mill Estate. The apartment was perfect for our family (2 adults, 3 children). It was clean and comfortable and had beautiful views. We relaxed and swam at the Spa: 2 outdoor and 1 indoor swimming pools, the steam room and sauna. The kids enjoyed the AstroTurf for football. We had a great walk for a few hours and the weather was fantastic. The kids have already asked when we can come again! Thank you, Suzanne and Ian.

“Clean, well equipped apartment.”

We found Lower Mill Estate to be a very relaxing place for a holiday. A lovely Spa with two swimming pools on-site, and well maintained grounds including play areas for children. Skarv apartment was very nice, with plenty of space, one large double bedroom and one decent sized double bedroom, both en-suite. The views over Howells Mere were lovely. The apartment was clean and well maintained, with all mod-cons including washer/dryer available. We would definitely book here again.

“Comfortable and relaxing holiday”

This is our third visit to SKARV in as many years. My two children and I love the tranquility and peacefulness of this place. It is always very well presented and clean. We wouldn't go back three years running if it wasn't so! It's so nice to go somewhere time seems to stop when life is so demanding nowadays. You are able to take things at your own pace and SKARV allows you the space to relax and has things to keep you occupied too. There are books, DVDs, games on hand if you need them after a swim in the indoor and outdoor pools at the spa facility. SKARV is always well presented and clean and has everything you need for your break. The owners are lovely, as well as responsive and reassuring to emails or calls about any questions you may have.

“Lakeside retreat”

We are expats who were on a 2 week break looking for a peaceful retreat between family based in Wiltshire and Gloucester and Skarv Penthouse answered perfectly to that. Its 4 flights up and with no lift so with heavy suitcases so just be aware, but once over this challenge you are presented with a truly beautifully appointed apartment overlooking the lake, with all mod cons and amenities such as coffee pod machine,wifi and docking station, BBQ on beautiful terrace with breathtaking views over the lakes and countryside beyond, was truly a welcome haven after dashing here there and everwhere to see family and friends. We did accommodate guests for lunchtime and evening BBQ's on the terrace in between boughts of lovely British weather! Free access to the lovely spa is a definite bonus and the owners are extremely accommodating nothing is too much trouble. If you are looking for a family friendly home away from home with lovely amenities on site (spa, lakes, kayaking,tennis, kids playground, restaurant/take away) in stunning Cotswolds surroundings then this is the place for you! Thank you to Suzanne and Ian for a fabulous time back in the UK, we shall return!

“All you need for a great family holiday!”

This was our 3rd time at the Lower Mill Estate and we enjoyed a fabulous stay at SKARV for the first time this May half-term. The apartment has all you need for a family stay and is in a great location for exploring the Cotswolds. We enjoyed many breakfasts and dinners on the large balcony overlooking Howells Mere lake. Very peaceful and relaxing. We were so pleased we have booked again for next year already.

“Fantastic Family Fun”

We spent a wonderful Easter at Lower Mill in the delightful Skarv apartment. Suzanne and Ian are organised and thoughtful hosts who, despite little contact between us and not being there, welcomed us to their apartment with warmth. The apartment is clean, nicely furnished and well equipped - it is comfortable and not pretentious, enabling us to relax into our weekend without worrying our children (aged 10 and 7) would be in danger of breaking things! The beds are so comfortable - well needed after an active day on site playing tennis, swimming, bike riding, following the nature trail and playing in the playground. That's not to mention the plethora of watersport options, day trips and the like! We took food with us, but saw many grocery vans making deliveries. The weather didn't enable us to use the large balcony for anything other than a quick gaze over the water but can see it would be amazing in the summer. The apartment is centrally located which enabled our children to independently play and cycle whilst not being too far from home. If you are thinking about booking, do so. You won't regret it - we certainly didn't. Thank you Suzanne and Ian for sharing your holiday home with us :) Top tip for parents: take travel black out blinds for younger kids, or sleeping masks for older ones as whilst super dark at night, the morning sun lights up the bedrooms fairly early. There are plenty of blinds, but they can't fight the morning light given the positioning :)
