We are lucky to be situated on the peaceful Clearwater Lake and we are just a 5 minute walk from the ArtSpa - perfect for fun and relaxation. The house is set in a beautiful 550-acre nature reserve and is ideal for an escape to tranquillity with the family or a group of friends.

Our house has been the setting for many of our family gatherings. It was ideal when my daughter was little. As our children have grown they continue to have loads of fun at the ArtSpa and Mill Village pools. They are out on their bikes and having fun with canoes all day. There is so much to do outdoors to keep them entertained and when they come home they are wonderfully tired and full of fresh air. As the children chill out we often sit out on the deck having drinks in the evening enjoying the sun going down.

We have had many family celebrations: from my 40th birthday to my father-in-law’s 80th. The house is my home from home and equipped to enable me to host any event. The kitchen has plenty of fridge and freezer space and all the kitchen appliances I need are there. I have even done a full Christmas dinner for 14!

The ArtSpa is amazing! I have had weekends at the house with my friends enjoying 48 hours of relaxation and giggles. If you need a bit of tranquillity and time for yourself, I can highly recommend a getaway and the facials and massages are incredible.

If you come and stay at our home I know you will have an amazing time and go home feeling like you have had a fantastic break on your door step. No planes, no delays, no transfers,no stress! Just fun, relaxation and fresh air.

About our house

Cuckoo’s Nest is a luxury four bedroom, three bathroom home, which sleeps eight adults plus two travel cots. It is a modern glass-fronted house which makes the most of all the wonderful views of the lakes. There is a stunning double height living area on the first floor. The house has great views from all aspects and whichever way you look you can see the water.

Cuckoo's Nest is child-friendly and family-friendly. We have equipped our home to the highest standard for families and groups of friends. We provide luxury touches such as a welcome pack to settle you in, high quality Egyptian Cotton linen and high quality towels. There are books, games, magazines, DVD’s for all tastes, a high quality 40 inch TV, DVD’s, FreeSAT and a PlayStation to relax in the house.

We are very well situated on the Lower Mill Estate, overlooking the beautiful Clearwater Lake with fantastic views. Our home is one of only a few houses with no passing cars so youngsters can run around without fear of cars driving past. Everything is within a short walk or cycle ride away.

You will have access to the ArtSpa, just a 5 minutes walk from the house: a luxury spa with indoor and outdoor swimming pools suitable for all ages. The spa offers fantastic treatments and is a wonderful place to unwind. This access is included within the price of your holiday.

Once outside the house you can enjoy the childrens' play areas, the many beautiful walks around the lakes, the wildlife, the boating and fishing and the spa on site. Just a short drive away you will find plenty of adventure with water skiing, bike rides, the Keynes Country Park and more. We are also ideally located to explore the Cotswold villages and attractions.

Our home is ideally set up for children of all ages.

The Master Bedroom has a kingsize bed, a large chest of drawers, wordrope two bed-side cabinets, chair and small table, trouser press and an en-suite bathroom consisting of a shower, WC and Basin. There is plenty of room for a travel cot.

The second bedroom consists of two twin beds (2 x 3’ single beds) with a built-in wardrobe. The room is lake-facing and has sliding doors opening onto the sun deck (not enclosed) equipped with two sun beds.

The third bedroom consists of a king size bed with a chest of drawers and wardrope for storage. The room has an en-suite bathroom (bath, basin and WC). The room is lake-facing and has sliding doors which open onto the sun seck (not enclosed) equpped with sun beds in spring and summer. Plenty of room for a travel cot.

The fourth bedroom, at the front of the house, consists of two twin beds (2 x 3’ single beds) with a built- in wardrobe. There is room for a guest bed so if children want to share a room we can be flexible about sleeping arrangements.

The living area has windows across the full width of the property, overlooking the lake, with sliding doors on both sides. The main room has two leather sofas (1 x 2-seater, 1 3-seater) a foot-stool (with storage for books) and a glass corner table. There is a log-burning stove for cosy evenings watching the sun go down.

There is a 37” flat screen TV with Freeview, DVD player and Playstation 2. There is a toy box for children of a wide range of ages. There are plenty of books, DVDs and board games to entertain the family. There is also a built sound system with speakers situated in most rooms through which individual MP3 players or iPOD’s can be played.

The dining area consists of a dining table to seat 8 in comfort.

The enclosed balcony, which is safe for children, has a table and chairs for viewing the lake.

There is a large, modern Kitchen which is well equipped. It has a double oven/grill with 4 ring gas hob and electric hot plate, a built in dishwasher, microwave and larder fridge with separate freezer. There is also a breakfast bar with 2 stools and a high chair.

The 550 acre nature reserve offers one of the most unspoilt and abundant areas of wildlife, flora and fauna in the country, with two Sites of Special Scientific Interest (SSSI). There are seven lakes, three rivers (including the Thames) and hundreds of acres of meadow and woodland, criss-crossed with nature trails. Enjoy exploring the 450 acre Lower Mill Estate on foot or by bike and seeing the abundance of nature it contains including deer, otters, badgers, nightingales and owls.

Different times of day reveal the estate’s extraordinary population. Dawn is a great time to catch grazing deer, shy otters and beavers, part of a set that was re-introduced on the estate – the first in the UK for 500 years. As the day progresses, settle into one of the three luxury bird hides for a peek at rare little plovers, herons, nightingales, tawny owls, egrets, grebes, teals, sand martins and kingfishers. And after nightfall, enjoy the antics of otters, bats, foxes and badgers recorded by infra-red cameras along the banks of the river. For such a peaceful place, there’s never a dull moment!

Although there is plenty to entertain you at the Cotswolds water park, should you venture outside, the charm of the Cotswolds awaits. There are many charming nearby charming villages which will make for a wonderful day out with Cirencester being the local town. It is an historic Roman town in the heart of the Cotswolds with attractions from a Roman Amphitheatre to the nearby Chedworth Roman Villa. The Corinium Museum in an important source of information on the local history. Cirencester has many fine examples of historic mosaics, including one which can be found near the Brewery Arts Centre in the heart of Cirencester.

“Superbly relaxing”

We stayed in Cuckoo's Nest in Mid November. The cottage is a really lovely estate with a spa and tennis courts on site. The house is beautifully located on the lake with a stunning view. Our party included 6 adults and one small child, and found the house more than accomodating for our needs, in fact i think my little niece enjoyed it the most with plenty of toys to keep her occupied! The cottage was really comfortable and we found it had everything that we needed and more. Felt thoroughly relaxed at the end of the weekend, and in fact it felt like we had stayed longer than two nights! Will hopefully try and come back next year!

We enjoyed a fabulous mid-week break at Cuckoos Nest with our 6 month old. The house is in a lovely position overlooking the lake and a very close walk to both the spa and the shop. The house is very well kept and roomy, although there were only 3 of us on this occasion we could easily see the potential for a return trip with extended family without being under each others feet. The kitchen is very well equipped. Nick and Caroline have really thought of everything in terms of holidaying with an infant, the box of emergency supplies (calpol, nappies etc) was a particularly nice touch and the toy box meant our little one was constantly entertained during a couple of rainy afternoons. The on site spa is a real luxury and the treatments very reasonably priced. As we visited in early October the estate was fairly empty and at times we had both the indoor and outdoor pools at the spa to ourselves which was a real treat. We'll definitely be back!

We stayed here with 4 adult children, partners and 2 young grandchildren. The boys all enjoyed fishing from the back of the house, and I can recommend the artspa - we tried a variety of treatments and all lived up to expectations. Both grandchildren enjoyed the swimming pool. The house was spacious and lived up to expectations, was well equipped including toys and games for both children and adults. Would definitely recommend this property.

We stayed at Cuckoos Nest with friends and young children. It is a super house, beautifully equipped and a great wood burning stove - great to return to a roaring log fire after a crisp winter's walk around the lakes at Lower Mill. Caroline was really helpful when we were booking and she has thought of everything you could need for a weekend away with young children - including a very useful stairgate between the main living area and kitchen to stop wandering children getting under your feet when preparing a big meal for everyone. The beds are extremely comfy and the whole location is very relaxing. The spa is superb and I loved the hot stone massage, whilst my husband and children made full use of the swimming pool - all within three minutes walk of the house. I loved looking out at the twinkling lights over the lake in the evening. All in all a fabulous holiday and highly recommended.

“Amazing Luxury Break”

An excellent mid week break with the extended family. Booking was effortless and credit to the owners Caroline and Nick for being extremely organised every step of the way. As previous visitors have all said the property is outstanding and the house has been very sensitively kitted out with all the baby equipment you could possibly require. Our son loved playing with the toys and watching the Ducks from the balcony and bedroom window. We are regular visitors to the Lower Mill Estate and love the facilities provided. We were lucky enough on this occasion to spot otters on the lake just before dark. The Art Spa is a real treat although could do with staying open a little later than 5pm in the evening. We also enjoy the tennis courts and children’s playgrounds. We can also recommend for eating out "The Potting Shed" and "The Rectory". I would without hesitation recommend both the house and the estate to other families considering a break in the Cotswold area.

Cuckoos Nest is a lovely family home on the Lower Mill estate and it has all the mod cons a family might need ( the washer dryer was especially helpful after using the pool!) The Lower Mill estate is one of a few holiday home estates in the area and is very environmentally friendly in its design and ethos in general. It is great for people who love nature and the general area is also really good for those who like boating, fishing, etc. While there we visited The Cotswold Wildlife Park which is excellent and we also went to the Cotswold Country Park and Beach which was also good. Whilst its a lovely place I don't think we would go back, my children (5, 7, 9 and 10) ran out of things they would like to do. None of them are into sailing or fishing etc. and not particually keen on farms (unless there happens to be a big playground there!) Magicland was good on a rainy day as was the short trip into Swindon to goto the Oasis Leisure Center..

Cuckoos Nest is a wonderful holiday house situated in the very special Lower Mill Estate. The house is well equipped and has every comfort you could want from a holiday home. The beds are comfortable and the kitchen is spacious and has every modern convenience. The house is very well laid out for relaxed living with plenty of space to accommodate all the guests. We enjoyed watching the heron dive into the lake at dusk and being amongst so much nature and wild life. The walks around the estate are beautiful and there is plenty to do in the vicinity. Children can play safely at Lower Mill and ride around on bikes giving them a sense of independence and adventure. The spa is wonderful and was enjoyed everyday - whatever the weather. The treatments are very good and help make it a very relaxing holiday break.

This was our second trip to Cuckoos nest, and this visit was equally enjoyable. The owners were so pleasant and easy to deal with, and the house is extremely well equipped for families with fantastic onsite facilities. We used the swimming pools most days and enjoyed treatments in the spa. What is so lovely is how peaceful it is, and the great views over the lake. Would stay again, and definitely recommend to friends.

Super property overlooking one of the more established lakes. The house is really well equipped. We were a party of 6 so there was plenty of room as the property will sleep 8 comfortably. The kitchen is really well equipped and there are lots of games for all the family if the weather is unkind. The view is great and the environment very peaceful. Lots of places to walk on the estate. We didn't manage to catch a glimpse of the Beavers that have been introduced to the estate, but plenty of other wildlife to see. Highly recommended.
