This beautiful privately owned 3 storey, 4 bedroom house has a spacious east facing balcony, perfect for enjoying a leisurely breakfast and the morning sun whilst at the rear, westerly views over Swillbrook lake can be enjoyed inside from the 2 story glass walled living space or the upper balcony and lower decking areas where afternoon sun and the most wonderful sunsets can be seen.

Bedrooms which are situated on ground and 2nd floors can accommodate 8 in 2 king size beds with en-suite and 1 twin bed room whilst a spacious children's room offers a further 2 bunk beds and space to play. The entire 1st floor provides a bright naturally lit dual aspect open plan dining and living space perfect for sociable entertaining with a contemporary kitchen (with child friendly crockery and utensils), integrated sound system, Free Wi-Fi, oak flooring, wood burning stove and an oak dining table offering comfortable seating for 8-10 people. The 2 en-suite shower rooms and 1 ground floor family bathroom are finished in luxurious Porcelanosa tiling and Villeroy & Boch sanitary ware.

Lower Mill Estate offers a tranquil location for a relaxing break where you can enjoy peaceful walks through the 550 acre estate that features a network of lakes, streams and the nearby Thames Path. Or enjoy our complimentary access to the ArtSpa which has a gym, indoor and outdoor pools, sauna and steam room, also a variety of bookable spa treatments can be enjoyed on an individually priced basis.

As well as a choice of the 3 pools at the spa there are also tennis courts and children's play areas including trampolines where the kids can let off steam.

The on-site village shop stocks a variety of essentials, newspapers, sweets, high quality frozen meals and offers a quaint location to enjoy a well made latte or cappuccino.

The Cotswolds region

Lower Mill Estate is located within the Cotswold Water Park which is the UK's largest marl lake system. The lakes were created by extraction of glacial Jurassic limestone gravel,which had eroded from the Cotswold Hills then subsequently filled with water naturally after large scale extraction ceased over 40 years ago.

The area supports a mixture of nature conservation (including nature reserves), recreation activities, rural villages and holiday accommodation.

The Cotswold Waterpark sits at the foot of the Cotswold hills and while the beauty of the Cotswolds is intertwined with the villages that seem almost, to grow out of the landscape, the Cotswolds were primarily designated an Area of Outstanding Natural Beauty for the rare limestone grassland habitats as well as the old growth beech woodlands that typify the area. These habitat areas are also the last refuge for many other flora and fauna.

Located in the peaceful Gloucestershire countryside, Sunnybank Lodge at Lower Mill sits in its own beautiful natural local surroundings, but nearby there are many traditional villages where you can find small shops, restaurants and cosy pubs. Historic towns such as Cirencester, Stroud and Cheltenham and the Prince of Wales' gardens at Highgrove are all just a short drive away.

"Perfect Bank Holiday Stay in the sunshine on the lake with friends"

We were lucky enough to have booked this beautiful brand new modern holiday home on what has been the hottest and sunniest few days of 2013 so far! It is set on probably the most scenic location of the whole of the Lower Mill Estate-with both front and back terraces overlooking the water and benefitting from the sun at different ends of the day. We holidayed with friends and children ranging from 7 to 15 in age and every individual truly had the most fabulous long weekend break. The house is simply exceptional with every possible appliance and comfort you could wish for-even better than home-comfy beds,fresh crisp linen-kitchen and well stocked utensils to die for-breakfast every morning out on the front terrace and drinks in the evening out on the spacious and beautifully furnished back terrace and balcony directly on Howells Mere Lake. Totally safe for children to go off cycling and newt catching! The teenagers enjoyed the spa ,tennis courts and gym-we even had borrowed a Kayak and went out on the main lake one day for hours. The gorgeous spa with outdoor pool was a particular highlight for us all especially with the great weather-in fact for us-a family who always have itchy feet-we did not even want to leave Lower Mill-so much to do there and the house is so wonderful you just want to spend time there to enjoy your rental.Would thoroughly recommend year round!
