The rental property is fully equipped and furnished with bed and bath linen are included in the price.

The tenant is entitled to use the following during the rental period:

The tenant receives 1 set of house keys for the duration of the rental period.

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

Horse riding and bycicle hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

"Lovely and spacious lakeside house, perfect for a relaxing getaway."

This was a last minute booking made on a Friday for the following Monday and I was concerned I'd left it a bit late, but the service I received was excellent. Kesha took my booking quite late on Friday and it was then completed by Stephanie, who was in communication with me all over the weekend, including late on Saturday and also on Sunday, when she sent me useful links to help with our stay. When we arrived (early) the cleaning staff were very helpful and more than happy for us to drop off our stuff at the house and put our fresh food in the fridge, before heading out for late lunch on the advice of John, who helpfully gave us some ideas of where to go. The house itself was immaculately clean and spacious and would easily accommodate bigger groups. The lakeside view is lovely first thing in the morning (through the floor to ceiling sliding bedroom windows) til last thing at night (on the veranda) and the whole estate is quiet and calming, perfect for a relaxing break and made all the better with the inclusion of the spa access passes which we used every day and the hot tub which was heated and ready for use at the touch of a button all day. The only reason I didn't award full marks was because the outside furniture was a bit disappointing and looked very tired, but when I mentioned this to Stephanie she did say that new furniture is on order but unfortunately it hadn't arrived in time for our stay. I would definitely stay here again.

"Family getaway"

We booked 10 Howells Mere and another property at Lower Mill Estate for a large family getaway (18 altogether). We have stayed at Lower Mill Estate before and enjoyed our second visit just as much. The best feature of this property is the views of the lake, so beautiful to wake up to. The house was fully equipped with everything we needed including for my 12 month old niece. The rooms although fairly small were comfortable with plenty of storage space. When visiting my nan found it difficult to get up the two flights of stairs to the living area so would not recommend for less mobile. The estate itself is perfect for a relaxing but entertaining family break with all ages catered for. We particularly enjoyed the spa with swimming outside in April being a highlight. We hope to return to Lower Mill Estate and would book 10 Howells Mere again.

"Wonderful weekend in a beautiful house"

We organised a weekend away at 10 Howells Mere for a 60th birthday celebration. The weekend and the property exceeded expectations. The house is beautiful and so well equipped. There were 6 adults plus a toddler staying in the property and there was more than enough room for all of us, with a real feeling of comfort and luxury. There has been no scrimping on furnishings or additions to the house- we could cook and live there as if it were home. The views over the lake were beautiful and the environment so peaceful even though there are many other properties near by. We thoroughly enjoyed the hot tub, the spa, the local walks and the general area. Organising the stay was incredibly easy. The Cotswolds Spa Holiday company were always very friendly whenever I contacted them, providing whatever info I asked for and giving us so much more. There was no hassle whatsoever. All in all an excellent weekend away. Would not hesitate to book again for a family trip

"Great location and superb accomodation"

The Lower Mill Estate at Cirencester Water Parks is a great location for a holiday break. Because its a private gated development surrounding water it is different from other places we have stayed but not pretentious in anyway. Eight of us went in March for a long weekend and we came away, relaxed, refreshed and totally chilled. While their are quite a lot of houses surrounding the lake, we hardly saw anyone during our stay so it was almost as if the lake was your own private one. All the houses are of a modern design and well equipped, ours was perfect with rooms spread over three floors all having a substantial decking area with living and dining on the top floor so you can fully enjoy the views. The hot tub was well used and their was also a very good spa just a 1 minute walk away. All in all a different but great break for the family. If you are looking for a relaxing time out I can wholeheartedly recommend the estate and the property we stayed in.

"A wonderful family break"

There were 3 generations in our family group plus our two dogs. By the end of the weekend, everyone agreed it had been a fabulous holiday. The teenagers loved swimming at the Spa and there was plenty of walking with the dogs. The house had everything we needed once we'd done a shop at a nearby supermarket. Our only problem was where to hang the coats and leave the wellies. Pity there wasn't a cupboard in the hall.

"A refreshing change"

8 adults, 1 baby and a dog stayed in 10 Howells for a weekend. The same group have been going to cottages each year for a number of years and so we have seen a lot of variety. This property was spotlessly clean and very nicely presented. So many cottages are rented out with a quick swipe of a rag and in come the next tenants: not this place. It's very modern, with the living/dining/kitchen open plan area on the top floor with a large balcony overlooking the small lake in front. South facing (though the weather was too poor for us to appreciate it). The bedrooms are perhaps on the small side, with smallish beds, although our bed was very comfortable indeed (again, so many rental properties skimp on this by buying the cheapest mattresses possible, but not here). We were met on arrival - a nice touch - and giving some helpful information and tips, as well as help with our bags. We cooked a roast on the Saturday night and found the kitchen well equipped and spacious. Overall the owners/managers really try very hard to deliver, and this is a refreshing change from some experiences we have had. The water park itself is a bit toy towny and all the new developments need to bed down a little to start to generate some more character. It has a lot of properties and a slightly crammed feel, although all are different so that gives variety. Parking was not actually a problem as there are visitor spaces as well as one space for no. 10, but probably that was because there were a number of properties that weren't occupied. Apparently there is lots of overflow parking though you need to walk 10 minutes or so back to the house. Overall a very nice house in which to spend the weekend.

"Great stay"

We had a very enjoyable weekend staying at the Howes Mere 10 property on the Lower Mill Estate. The house itself was a great size and had fantastic views from it's three balconies onto the lake. It was very clean and modern inside and made a perfect base to explore the Cotswolds.

"Gorgeous house and location"

The house is really lovely; plenty of room, spotlessly clean and nicely decorated. The location is superb, and views are amazing from all of the front facing rooms. We loved the on-site pools and spa, even braving the unheated natural pool! There are lots of things to do in the local area, and it's conveniently close to Cirencester for supermarkets etc. I would recommend the house to anyone looking for hotel luxury but with the privacy of your own home.

"A perfect weekend away"

I went with a group of friends to Howells Mere 10 for my 30th birthday weekend. Given the occasion, I had very high expectations. They were not disappointed. The house is beautiful, with lovely views over the lake (though every available space around the lake has been built on). The inclusion of the spa was brilliant - the pools there are gorgeous. The house is also perfectly located as a base for lovely Cotswolds walks. We went to the source of the Thames - well worth doing. The only thing I'd note is that, despite sleeping 9, the house is really best suited to 8. The dining table only seats 8 and there's one bedroom that has a double/single bunk bed - not great for three adults, especially if two of them are a couple. Kasha, Stephanie and John were all really easy and friendly to deal with. Highly recommended.

Celebrated our rubywedding with son and daughter and thier spouses and our sixteen month granddaughter. Loved every minute of it..Loads to do and rthe staff are so obliging. Only criticism is the need for more outside seating and the coffee making facilities and toaster need to be able to cater for more people.
