- Comfortable 3 seater sofa with chaise lounge extension (converts into a deep double-plus bed 140x204cm);

- additional 2 seater sofa

- Dining table with 5 chairs;

- Large windows with lots of light, overlooking London's trendy Covent Garden, with blinds for privacy

2. BEDROOMS:

- 2 very large bedrooms with UK King size beds (150x200cm)

- one bedroom on internal court (QUIET), and second bedroom on pedestrian laneway

- blinds for privacy

- plenty of storage space in both (drawers and hanging space)

3. KITCHEN:

- fully equipped, very large kitchen with oven, stove, kettle/water-heater, toaster, pots and pans, cutlery/crockery/glassware, refrigerator, freezer, dishwasher, clothes washer/dryer machine and microwave.

4. BATHROOM (private):

- full and tiled bath with shower attachment

- good water pressure!

- unlimited on-demand hot water

- Includes hair dryer and shampoo

EXTRAS:

We ask £4 contribution to cover costs and travel time to bring from storage:

- INFANT COT: Size H78, L120, W60cm; Suitable for babies from birth up to 15kg.

- INFLATABLE MATTRESS: Inflatable single mattress, with felt covering, and single fitted sheet

(Please reserve, since we have other requests.)

ACCESS: Guests have access to the whole apartment, which is private (with private bathroom), with exception of some utility/storage space.

SUPPORT: I'm continuously on the site (or mobile) to support you. I reply to questions in advance of your trip, coordinate a personal handover-greeting, and am available (Airbnb/text) if needed. Otherwise, I leave you in peace to enjoy the stay with full privacy.

HOUSE RULES:

1. TOILETRIES: We provide limited courtesy essentials -- soaps & toilet paper. Convenience shops are nearby for your personal needs (e.g. Marks & Spencer at 107 Long Acre)

2. TIMING: Check-in (arrival) is between 14:00 and 22:00; and checkout (departure) is at 10am (morning)

3. NOISE: none after 11pm.

4. PETS: No.

5: SMOKING: No.

6. LUGGAGE STORAGE: There is no "concierge storage" facility. "Excess Baggage Company" provide storage at EVERY MAJOR train station.

7. HOME LET: Guests should be familiar with the home rental ethos. This is not a hotel or new build or luxury condo; it does have the characteristics, idiosyncrasies, and comfortable features, of a lived in and loved home. We maintain and invest in our lovely home, strive for excellence, and provide 100% of what we advertise; but we also hold guests to account for knowing what they are purchasing in this market range.
