This outstanding, modernised property offers great flexibility. It consists of a spacious, yet intimate, open plan living space; a large kitchen with breakfast bar; four bedrooms and a games room to ensure that you will have a great time whatever the weather.

Bryn Eglwys is nestled on a hillside on the edge of the pretty village of Llwyngwril. To the rear are open fields with access to an iron age fort and the Welsh coastal path. Llywngwril is a few minutes walk down the road and has a small shop for newspapers and essentials together with a friendly pub serving good quality food. A further short walk will take you to the sea. Excellent sandy beaches are within a 10 minute drive while stunning walks and cycle rides can be started from the doorstep. The cottage dates back to the turn of the century and has been recently been refurbished.

Open Plan Living Area.

This is the social hub of the house. The open plan living area provides both cosy, intimate spaces while allowing larger groups to be together. There is a large kitchen with double oven, dishwasher and fridge with small freezer. There are plenty of work surfaces including a breakfast bar. A large table can comfortably seat 8. In the lounge area you can sit on comfortable leather sofas and enjoy the 180 degree views across the bay to Mount Snowdon. A multi-fuel logburner is available for your comfort. WiFi is now available.

Bifolding doors allow for freeflow access onto a large, elevated patio area with glass balcony for true alfresco living.

Games room

This large room has the same glorious views. It contains a dart board, table football, a Wii and now has AIR HOCKEY. There is also a utility area containing a washing machine and an additional fridge (plenty of space for those cold beers!).

Upstairs Bedroom 1

This is a very spacious room with king size bed and Ensuite bathroom with shower and bath. Lie in bed and look out to sea from this dual aspect room!

Upstairs Bedroom 2

This is a large twin bedded room with those same great sea views. It has also has ensuite shower room.

Downstairs Bedroom 3

A large bedroom with french doors which lead out to the rear patio and garden. It has a king size bed and ample wardrobe storage.

Downstairs Bedroom 4

This room can be used as a single or twin.

Downstairs Bathroom

Serves the 2 downstairs bedrooms with a shower and WC

Outside

Below the patio there is a small, secluded Mediterranean garden while at the back a lawned cottage garden looks out over the fields and hills beyond.

There is parking for 3/4 cars next to the house.

Pleased be advised that due to its elevated position, the drive is quite steep.
