The property

Utility - A reasonable sized utility room houses the washing machine, dryer, cleaning equipment, central heating boiler, water cylinder and sink unit.

Kitchen - A contemporary designed, family sized kitchen with all the mod cons. The red retro fridge freezer gives the kitchen it colour scheme. The kitchen facilities include 5 ring gas hob, double electric oven, wine cooler, microwave, full height larder unit and dishwasher. The kitchen is stocked with a full range of kitchen ware. The breakfast bar is located so the sea views can be enjoyed over coffee or brunch

Middle room / Dining room. The oak dining table seats 8 in high back leather dining chairs. On the other side of this spacious room is a large leather sofa which is also a king size sofa bed. A flat screen TV is wall mounted and there is a book case with local information and games. The middle room has external access and views of the sea and garden.

Living room. Again stylishly furnished, this rooms focus is the sea view. The 2 large leather sofas allow full relaxation whilst absorbing the vista. In addition there is a 42" plasma TV, DVD player, coffee table and free standing lamps.

Bedroom 1. This double bedroom has, once again, stunning sea views. There is plenty of storage in the oak chest of drawers, wardrobe and bed side tables. The en suite shower room has under floor heating and heated towel rail. The showers have plenty of pressure, a real wake me up in the mornings!

Bedroom 2. This double bedroom again has lovely oak furniture storage and a very similar en suite shower room to bedroom 1, with under floor heating and a fabulous shower.

Bedroom 3. This room has a triple bunk, a double bed with a single above it. It proves a great hit with both children and adults. The room again has lovely oak furniture for storage.

Main bathroom Contemporary styled with a full sized bath and heated towel rail.

Garden The garden is self contained, flat, mainly grass with shrub borders. There is a huge area of decking which runs the length of the bungalow for the patio furniture. There are 3 steps leading from the decking to the garden. Again the dominating feature is the sea view. Gas BBQ available for guests use.

Driveway - The tarmac gated driveway has enough parking for 6 cars, so plenty of room for a small boat if desired.

Llwyngwiril Beach is mainly a pebble beach but also has sandy coves along its length. The beach is ideal for rock pooling, sandcastles and swimming. Access to the beach is via a footpath over a railway line at the bottom of the garden.

Llwyngwiril Village. The village is small enough to feel full of character but big enough to have a shop and pub with a restaurant, a train station and modern children's playground. For more details on the village see www.llwyngwiril.org.uk

Local towns include Fairbourne with its narrow gauge railway, Tywyn, Dolgellau, and Aberdovey and Barmouth with their huge sandy beaches.

Unfortunately we are unable to accept pets. No smoking is allowed in the property.

Although the property is child friendly there is a 2ft drop from the edge of the decking on the the lawn.

Glorious mountains, lakes and coastal scenery surrounding historic castles and ancient sites of myth and legend. The natural splendors and heritage of North Wales are not far away.

Llwyngwiril is an unspoilt sea side village. It benefits from being close to some of the busier resorts like Barmouth and Aberdovey, but the village and beach are pretty quiet.

Having said that, there is a pub, shop, play area, bus route and train station within 5-10 minutes walk.

"The most relaxing family holiday I've had in years!"

The property was fantastic, very well equipped and a great space for 6 of us (although we had visits from other family members and the space worked really well). We were very lucky with the weather and were able to enjoy the garden and the beach on a daily basis. The views from the garden are second to none and the lawn is vast and brilliant for family games. We saw some amazing wildlife including dolphins, seals and a peregrine falcon! Llwyngyiril is quite remote which we liked but wouldn't suit everyone. We celebrated my Dad's 60th birthday during our stay and it has given us some lovely and very happy memories.

"A wonderful weekend"

Had a wonderful time at the house.especially loved how well equipped the kitchen was with cooking utensils and a very decent size fridge and oven. House is very modern and even has a wine cooler!the views from the house are stunning and really enjoyed sitting out on the decking, the good weather helped!

"Comforatable, spacious, well equipped, and stunning location."

Wonderful views across Cardigan Bay to the LLeyn peninsula. Very well equipped property with ample space for 4 generations! Excellently maintained and well located.

"High Class House, Breathtaking Views, Helpful Owners."

We stayed at Maes y Crynwyr for the 1st week of Easter 2012. At first glance from the outside, this is an average bungalow, set in nice grounds that has been renovated. However, things get better and better when you walk through the door. The owners have transformed this property into something very special and the expense and attention to detail that have been lavished on it are very easy to see. The quality of the kitchen and furniture in all rooms is excellent. On top of that, there is the view - straight across the bay - and this can even be seen when laying in bed in the Master Bedroom. We had few queries, but the owners always responded immediately and were very helpful. This is one of those rare properties that is much better in the flesh than when seen in pictures - we will undoubtedly be back for another visit in the future.

"Excellent all round!"

Excellent bungalow, lovely gardens, stunning views and fabulous location - what more could you wish for? Plenty to do and see - beach, hills and trains. Excellent service up and down the coast from the station in the village. Will certainly be paying and return visit. Owners VERY helpful with any queries.

"Excellent accommodation, fabulous view"

Lovely bungalow with two en suite bedrooms and a third bedroom and bathroom. Fully equipped and extremely comfortable, but the highlight really is the sea view. A short walk down to the fantastic beach (pebbles, sand, rocks and rock pools), or into the village with a great pub for an evening meal. Couldn't fault it. Highly recommended.
