Description

Casa Padrone is a luxury house with stunning, uninterrupted views over Lake Trasimeno. It has a heated infinity pool, outdoor jacuzzi, a geothermic cooling system (similar to air-conditioning) and is fenced and gated with a security system. High above the pretty lakeside town of Tuoro sul Trasimeno the views of Lake Trasimeno are breath-taking, the house is quite private and not over-looked. It has 3 bedrooms all en-suite and there is a spare room (originally a store room) that can be used as a 4th bedroom if required. This house has all that can be desired with designer furniture and bathroom fittings and a fully equipped stylish modern kitchen. The holiday villa has been built to the highest standard using traditional materials, the floors are newly laid with old terracotta tiles but the modern layout of the living areas also creates a light and spacious interior.

The ground floor has 2 luxury double bedrooms each with en-suite bathrooms and doors to the garden. There is a laundry room with washing machine and drier and a third bathroom accessed from the garden. There is a separate door to the garden.

The main entrance to the villa is on the first floor. An entrance hall (with WC to left) leads through to a spacious, stylish living room with sofas and armchairs, satellite TV. A half arch leads through to the dining room with wooden table and chairs for 8 and a shaded balcony with outside seating area. The kitchen is through an arch with an American style fridge freezer, oven and 5 induction plates, coffee machine, microwave and dishwasher. It is well-equipped.

The second floor has the master bedroom with sitting area and en-suite bedroom and balcony.

The garden is completely fenced with electrically operated gates. From the house, the garden can be accessed from the ground and first floors. There are several outdoor areas for dining, one directly from the kitchen and another on the large shaded balcony from the dining room. The ground floor bedrooms have french windows and there are more tables here where you can enjoy a drink along with the amazing view.

The infinity edge and mosaic tile lined swimming pool is deep enough for diving. The pool has a wide stone paved surround with high quality sun loungers and umbrellas. The view of Lake Trasimeno across the infinity edge of the pool is quite incredible. Pool heating is an extra cost and can be in use between the beginning of May to the end of September but temperatures can not be guaranteed,

Next to the pool is a jacuzzi, also lined with mosaic tiles. The pool and jacuzzi can be heated at extra cost, this should be booked in advance as the size and depth of the pool mean that several days are required to get it up to temperature. There is a thermal pool cover to keep the heat in when it is not in use.

Pool heating, jacuzzi heating and air-conditioning are all an additional cost and MUST be booked in advance - please ask for details.

Location description from owner

The Umbria region

Casa Padrone sits on the border between Tuscany and Umbria and is a great location from which to visit the town, villages and countryside of both regions. The nearest town Tuoro sul Trasimeno sits on the banks of Lake Trasimeno, the 4th largest lake in Italy and the largest on the peninsula. The town itself has a very pretty centre, a small piazza with fountain and pavement cafes and some interesting shops and restaurants. The beach side has a resort feel with several restaurants and cafes, sun-loungers for hire, ferries to the islands or to other towns on the Lake, pedalos, trampolines and children's play equipment.

The historic medieval town of Cortona is only a short drive. It is stunningly beautiful with walls dating back to Etruscan times. It is only small so can be walked around quite easily - although there are several very steep streets. The main piazza with its 12 century town hall, is a wonderful place to have a drink at one of the many pavement cafes and watch the life of the town. There are many shops and restaurants and great views of the lake too. It is also famous for being the town that Frances Mayes wrote her book "Under the Tuscan Sun", which was later made into a film. Do also see my husband, Martin's book of walks "Circular Walks in Tuscany and Umbria" which has a walk around Cortona and other walks in the area.

Also worth visiting are the Tuscan towns of Montepulciano, famous among other things for it Vino Nobile and fabulous Siena with its tall tower in the campo where in August the famous Palio, horse race is held. The Chianti area is a short drive and worth seeing for the famous Tuscan landscapes.

In Umbria Assisi famous for St.Francis is a jewel of a town made from distinctive white and pink stone. Nearby Perugia is also an architectural marvel. In July it hosts it Umbria Jazz festival, the streets which are always lively in the evenings are thronged with festival goers, bands and buskers. Perugia also has the National Art Gallery of Umbria.

A little further are the Umbrian towns of Todi and Orvieto both very well-worth seeing. Florence is an hour's drive, or take the train from nearby Terontola station where you can also catch direct trains to Rome (2 hours).

Lisciano Niccone

The local area is very beautiful, dominated by Lake Trasimeno and with hillsides of olive groves and vineyards dotted with stone houses and castles in every state of repair. Tuoro is a friendly small town which has a colorful weekly market on Friday mornings. Within one kilometer of the house is the Trattoria Lo Scoiattolo which has great views of the lake (not that you will be missing them at Casa Padrone), this serves food typical of the region including dishes of wild boar and truffles.
