Old Mill is a B-listed former water-powered grain mill dating back to the 1700s. This is a cool, cosy place to retreat for some real time-out in a rural setting.

The property is perfect for a couple. Hide away in open-plan living with a woodburning stove, professionally designed interiors, double-height space, beams and handmade shutters, a mezzanine bedroom with feature bath and an ensuite rainforest shower.

Old Mill is just 45 minutes south of Edinburgh and is very central for exploring the wonderful but "off-the-beaten-track" Scottish Borders. It's set within the wider Dod Mill complex - guests can explore the historic mill infrastructure (mill lade, mill pond, water wheel, kiln house) as well as woodland, a small orchard, rivers and fields with rare breed sheep.


Enter through the original mill door into the porch (for wet wellies and coats!), then through the main door into the open plan living-dining-kitchen area. The woodburning stove is the focal point of the room - it's in the living area which has double-height ceilings, large sofa, a velvet armchair, interesting decor, a flatscreen TV, books, DVDs and maps. Free wifi is available.

You'll find a superb kitchen, painted in rich Farrow & Ball aubergine. It's equipped with a Nespresso coffee machine, kettle, toaster, microwave, fan oven, dishwasher and large fridge-freezer. You can spread out at the large oak-topped dining table or invite friends over to join you (seating up to 6 as standard, 12 on request).

Head upstairs to the mezzanine bedroom which has a super-comfy king size bed. Soak in the freestanding feature bath, complete with complimentary spa-style products for a little pampering.

The en-suite shower room has a fantastic rainforest-style shower cleverly tucked into the eaves.


The door by the woodburning stove takes guests straight into the woodland and river areas towards the rear of the property. Head for short walks along the mill lade to the mill pond where you'll find lots of wild ducks, heron and neighbouring sheep and horses. Other wildlife on the property includes salmon and trout in the Boondreigh River, the odd passing otter (if you're very lucky!), hedgehogs, lots of wild birds, rabbits, hare and roe deer.

It's possible to take longer walks towards the Southern Upland Way and elsewhere on the Lammermuir Hills. There are excellent local walks and fantastic minor roads for cycling or driving.

NOTES: Please be aware that the property is not suitable for children due to the fast-flowing river close by. Babes in arms are welcome, however - a travel cot and high chair are available. Old Mill is situated close to the A697 road - while the road noise is barely audible inside the property, you can hear it when outside. Guests very sensitive to road noise should be aware.

Getting around

A car is definitely recommended for this area - the minor roads (and main roads) are fantastic with incredible views and surprises along the routes. Road cyclists will love it here too. Note that Old Mill is 4 miles / 6km from Lauder which is the nearest connection to public buses. Stow train station is 9 miles / 14km away (for Edinburgh). We can pick you up if you are planning to stay at Old Mill for your entire stay - it has definitely been done before!

Interaction with guest

Your hosts - Ruth and Jamie Knibbs - live next door to Old Mill. Guests will usually be met in person on arrival and shown around the property. Otherwise, while guests are definitely left "in peace" to enjoy their stay, the owners will make themselves available as required. Guests are provided with help, travel advice and information if needed. The hosts are available in person and on the phone.
