Warbler Cottage is a beautifully presented modern home, built in traditional brick and flint style, within the small, exclusive Langham Boutique Hotel Development (hotel ready early 2017 - see note below). The cottage is in a very quiet setting backing onto open playing fields. It offers "upside-down" living with the upstairs reception space extending to the entire ground floor area of the property, an ideal entertaining space or for family gatherings, it is modern and spacious but has a very comfortable and cosy feel and has been well equipped to be a home from home. A great social space with a separate snug.

Downstairs are 3 bedrooms (supremely quiet at night), two with ensuite shower rooms plus a family bathroom. The large master bedroom overlooks the garden and has a superking bed, a built in cupboard and large chest of drawers. The 2nd double bedroom has a king size bed and double wardrobe (also overlooks garden). The 3rd is a double size room, furnished with full single size bunk beds, dressing table and chest of drawers. The two luxury ensuite shower rooms are fully tiled each with a spacious shower cubicle. There is also a family bathroom with large bath with a shower over and a glazed shower screen. Separate utility room with washing machine and dryer.

Wide oak staircase leads up from the hallway to a spacious open plan reception room with two large three/four seater sofas, 43" flat screen TV, Humax freeview recorder and blu ray DVD player. The reception is open to a dining area with seating for at least 6-8 and a large well appointed kitchen. This is a lovely, bright double height room that has been furnished in a modern style and to ensure comfort. There are French doors with julienne balcony overlooking the private garden. The kitchen has granite worktops with a breakfast bar and four stools, plenty of storage and a double butler sink; it has a Rangemaster double electric oven and hob, dishwasher, microwave and American style fridge/freezer with water and ice dispenser. It is extremely well equipped both for dining and for cooking - as well as for children. There is a snug / TV room off the reception room that can be used as a TV/quiet room with a 40" flat screen TV with built in freeview, DVD player & Playstation 3. We have a big selection of games as well as high speed broadband, DAB radio, 6-port charger and Bluetooth Music Dock.

We welcome babies and young children - we provide a travel cot, high chair, foam armchair, stair gate, potty and step (there are some blankets for the cot but please provide your own cot bedding). There is also an audio baby/child monitor and some sliding cupboard locks.

Changeover day for weekly rentals is Friday with arrivals after 4pm and departures by 10am; we are happy with short term lets of 3+ nights outside high season/school holidays. The house is fully cleaned between lets by professional house keeping. All heating (under floor) is included in the price, as is WiFi and bedding/bathroom towels - beds are all made up for arrival. You will also find essential items such as various teas, coffee, sugar, oil, salt & pepper, dishwasher tabs, washing up liquid and cloths, T-towels, cleaning essentials, bin liners, cling film, foil, kitchen roll and detergent for a couple of washing loads.

There is a private fenced garden to the rear bordered by mature trees - accessed via a side alley that runs under the reception room. The garden is bordered by a mature tree line and is terraced with planted borders. There is a high quality 6 seater table and chairs set, cantilever parasol and a Weber BBQ. A large lockable shed contains children's garden games, spare garden chairs, beach equipment and room to store your bikes.

Parking for two cars is immediately in front of the property with additional visitor spaces located on site.

Guests will be able to use the hotel's facilities- bar, restaurant, pool and access to the spa once the hotel is operational.

Warbler Cottage is strictly non smoking and, sorry, but the house is not suited to accept any pets.

We do provide a small welcome basket but can arrange a more comprehensive welcome pack - please enquire for further details and prices. There are also local outlets who can arrange a home cooked "take away" meal - info on request. The nearest supermarket and high street is in Holt, just a 10 min drive away and the nearest Farm Shop is close - Back to the Garden - who serve a great breakfast. Langham is a very pretty Conservation village located just 1 mile from Moreston Quay and 2 miles from Blakeney on the North Norfolk coast. There is a magnitude of activities for all ages and great pubs and restaurants within a short drive. We can provide a comprehensive tourist guide on confirmation of booking.

The East Anglia region

North Norfolk, well known for its huge skies and wide open beaches, abundant birdlife and peaceful landscapes. Is a wonderful place with something to offer to every member of your party. There are a huge number of activities for children within a short drive and there is plenty of excellent bird watching/nature pursuits, countryside and sea path walks, golf courses and sailing, pier shows and typical seaside amusements - all within a short distance. The area is also perfect for local, seasonal produce with an excellent choice of pubs and restaurants.

Langham

The Langham is a small, exclusive development with a boutique hotel - due to open early 2017. Langham is a pretty, tranquil Conservation village 1 mile from the sea and 2 miles from the quayside village of Blakeney, ideal for easy access to the coast and abundant activities yet with a lovely peaceful village feel, away from the hustle and bustle of the holiday traffic. Cley Marshes is on the doorstep for birdwatching, nearby Moreston Quay has a great pub, a Michelin starred restaurant and seal trips. The next village along has a pub that is not to be missed The Wiveton Bell. Holt is a 10 minute drive with a supermarket, plenty of high street shops. boutiques and a selection of eateries and the nearby farm shop does amazing breakfasts!
