From the owner

We offer a traditional village house in La Liviniere; a renowned wine village with medieval origins in the Languedoc, Minervois region. The house is comfortable and spacious with 4 bedrooms sleeping 8. It has original stone foundations and thick stone walls. The current building dates from 1857 and we have owned it since 2001 and renovated the interior. The property now features a large, open plan top floor living room which leads onto a secluded sun terrace and a shady loggia with spectacular views over vineyards and olive groves and the Corbieres hills.

The house is built on 4 floors. On the ground floor there is a good sized, well equipped kitchen/dining area with sink, gas hob, electric oven/grill and fridge with freezer compartment, a utility room (bouanderie) with sink, microwave, washing machine and dishwasher. There is also a ground floor bathroom with shower, basin and WC and a downstairs living room which is restful and cool in summer. Here you will find a selection of board games and a second CD player. Upper floors are accessed by a traditional spiral staircase. On the first floor there is a large master bedroom, a second double bedroom, a twin bedded room and a bunk bedroom for younger children. For families with small children a high chair and cot can be supplied. The family bathroom has a shower, twin washbasins and bidet. There is a separate WC. The attic floor comprises a very large, open plan living area which gives access to a secluded sun terrace. There is a CD player with an iPod dock and a DVD player. A large selection of CDs and DVDs are provided. A final set of stairs takes you to the very top of the house to a roofed loggia which is south facing and offers views over the surrounding countryside to the Corbieres region and the distant Pyrennees.

Outside the house there is a private walled terrace (once a separate building, the roof has long since been removed) with a barbecue giving a large area for al fresco dining. Between the outside terrace and the house there are two parking spaces. One or both of these may be available, warning the access road is rather narrow! Ample parking is available in local streets and the village car park.

The climate in this part of France gets quite hot in the summer. The house has thick stone walls and wooden shutters which maintain a cooler temperature inside. There is no air conditioning but there are 3 portable electric fans for use in the bedrooms and living areas.

The village has a Baker, General Stores, Bar, Restaurant and Pharmacy. La Liviniere is well known for its wines and there are a number of vignerons selling wine from their cellars as well as a large and good quality wine Cooperative.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Penny (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
