Front line, sea side luxury villa with new private pool in gardens immaculately landscaped with palm trees, fruit trees and many other local native flowering shrubs. Four bedrooms in the main house all with amazing sea views, private terraces and en-suites with marble showers, one with Jacuzzi tub. Full bath on main floor.

Open living area with large kitchen, dining room for 8, living room, fireplace. Large outside main floor terrace with brand new outside dining suite for 6 + 2 children. Brand new swimming pool finished in marble, wading pool, balcony and BBQ on the ground floor.

Additional ground floor separate apartment with kitchen and bathroom that is never rented separately. You will always have full and exclusive use of the property. Bathrooms: All bathrooms finished in marble with the highest quality ceramics and faucets. 6 bathrooms total (4 bathrooms en-suite, pool room, plus 1 bathroom on the main floor with laundry facilities and large built-in, marble shower).

Kitchen: Brand new, fully finished, built-in kitchen with all new Bosch appliances including stove, oven, fridge and dishwasher. Also includes microwave, toaster, fresh juicer, high quality cook wear, plates, cutlery, etc. Ample storage.

Utility Room: Washing machine and dryer in main floor bathroom.

Living Rooms: Large living room with wicker divans, floor to ceiling windows with fabulous sea views, fireplace, large screen HDTV, high speed WIFI, and a sound system with speakers.

Other: Separate apartment for pool dressing room and entertainment area.

Cleaning/towels/linen/maid service: All linen and towels, including beach towels, included. Property will be cleaned before your stay and twice weekly on the days that you request. Gardens and pool are also maintained weekly.

Separate air conditioning/heating in every bed room and the separate apartment and two installed in the kitchen and living room. Playpen available for young children. No pets.

The property is built to naturally fit in with the dramatic coast line and thus is fairly 'steep' and consists fully of 5 levels. As a result the views are truly breathtaking.

Brand new private marble pool with small children's pool flowing over a small waterfall to main pool. Fully landscaped gardens with palm trees, citrus trees and outside night lighting. BBQ terrace (directors chairs, side tables and 4 sun loungers), dining terrace (full dining table for 6), back sun terrace. Two private parking spaces. Villa is front line on newly constructed beach area of 200sq.m. Very clear and clean water with excellent swimming conditions. 10m from beach side cafe with dock for several fair sized yachts.

Coast/Beach
The villa is a front line property approximately 15 meters from the house to the beach. The water in front of the villa is always rated as the cleanest water in the Bay.

“Misleading description”

On the positive side the villa was clean, with air con in every bedroom and all with ensuite bathrooms. However the location of the villa is very disappointing. The villa is not 'front line'… More

Owner's reply: Dear Andy, Thank you for your review. We are most concerned and will most certainly take your comments into consideration. All of the photos on the website are absolutely legitimate and were taken by a professional photographer. The views are absolutely true and the villa is literally 10-15m from the sea as stated in the description. We apologize that the border between Montenegro and Croatia was busy. It most certainly can be during the middle of August on a weekend. We will absolutely amend the description of the distance from Dubrovnik airport to include the fact that there can be delays in crossing the border. There are two private parking spots at the villa that are located in front of the villa and are directly on our owned land. Our cleaning or management staff would have been glad to assist if someone had parked in your spot illegally. Andy, mostly we are very sorry that you never contacted us. Neither before your stay, when you arrived, nor at any time during your stay. We emailed you several times with activities, nearby suggestions, etc., but never received any communication from your side. We would have loved to receive any comments and take action on each and every item that concerned you. We take great pride in the comfort of every guest and we are sorry that you did not communicate with us nor give us a chance to directly address any of your concerns. We are most upset.

This villa is fantastic - we were 2 families of four. Great for a company of 8. Nice bedrooms. Every bedroom with a spectacular view of the bay and Porto Montenegro. All with on suit bathrooms. Awesome big private pool. Very nice chill out area by the pool to hide from midday sun ! Great terrace for outdoor dining. Very relaxing vacation. Very nice beaches 15 min away by car on the peninsula. Thoroughly recommend. Looking forward to going there again.

“Brilliant”

This is a very comfortable home, very cleanly and nicely appointed especially for families with kids. View, pool, patio, kitchen, terrace and location are all great. This was my first visit to Montenegro and I really enjoyed being in a Montenegran holiday area rather than the touristy 'Russian Riviera' on the other side of the bay.The weather was hot and sunny: perfect. Discovering Montenegro was fascinating and there are interesting tourist attractions nearby, good restaurants, and a beach bar only a few steps away.

Perfect location, perfect accommodation for a perfect holiday. The house was well equipped with everything we and our young son needed. We had marvelously relaxing time, enjoying the pool and the see, getting the best of the local food and drink.
