Description

Welcome to our 4 bed single storey air conditioned home in Rolling Hills, Kissimee. It is just 10 mins (real time) to Disney Main Gate. It is situated on a part residential, part visitors estate, with lake views at the rear, in a quiet neighbourhood, close to Formosa Gardens.

The pool overlooks the estate lake and fountain and is secluded either side by bushes.

There are 2 master bedrooms each with en-suite bathroom/shower and 2 further twin rooms with an adjoining bathroom (One is a Mickey Mouse theme and the other modestly decorated for teens).

A large seating area, overlooked by the open plan kitchen and breakfast bar, adjoined by the dining area with table and chairs.

The pool area has outdoor seating, table and loungers. Facilities include, games room with pool table, fusseball and basketball tables, fully air conditioned, full sized oven, microwave oven, fridge/freeze, dishwasher, washing machine, dryer, 42" LCD HDTV, DVD player, XBox 360, 24" tv's in each bedroom, ceiling fans in all rooms and free Wi-Fi.

Free use of a stroller (Jeep Cheroke sport), high chair and crib / playpen. Free to use charcoal BBQ.

Very close to Walt Disney World, just 10 mins / 3 miles (homes in Davenport quote 15 mins but its more 30 mins). Nearby there is an abundance of restaurants and gift stores as well as supermarkets.

Excellent location for moving around Florida with easy access to the freeways.

Pool heating is available for an extra fee, please ask when requesting a quotation.

Owner's reply: Thank you Andrew for your feedback We are aware that the villa needs a fresh lick of paint, we tried to arrange this whilst there in February but there was confusion from the HOA on approved colours. We will return in November to arrange the repaint during an off peak week when we do not have a booking. The cutlery issue we cannot seem to keep up with, no matter how many utensils we provide it is never enough or they disappear. We found no issues with the sofa in February but will check it over again. Bedding, we are always on top of but due to being a rental property, high quality linens only last as long as average linens. But, thank you once again for your honest feedback and we will continue to strive to pursue a that 5 star rating with every booking. Regards David & Lesley

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send David (the owner) a message.

If David (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
