A warm welcome and a comfortable, relaxing stay awaits you in this stylish, open-plan holiday cottage for two completed in April 2016 to a high specification. Little Birches overlooks Roydon Common National Nature Reserve, borders Sandringham Royal Estate and is just 15 minutes drive from the coast. There are three pubs in walking distance and circular walks from the door. One well-behaved dog welcome (£10 a week).

Little Birches is an annexe-style property, attached to but independent of the owners' home. It is bright and airy with tiled floors throughout and consists of:

Open-plan living area: three seater sofa and footstool, flat screen TV/DVD with freeview, dining table and chairs, selection of books, maps and DVDs. Well-equipped kitchen with induction hob, electric cooker, microwave, toaster, dishwasher and refrigerator with ice box.

Bedroom: King size bed or two singles (on request) with side table and lamps, wardrobe, chest of drawers, under bed storage, flat screen TV and floral cotton bed linen.

En-suite shower room: Glass-fronted cubicle with power shower, vanity unit basin, chrome heated towel rail and WC. Fluffy white towels.

Modern electric heaters in living area and bedroom. Electricity, WiFi, bed linen, towels and tea towels included.

Check in from 3pm and check out 10.30am. We will do our best to accommodate an earlier check in when possible.

Short break (three days or more and excluding Christmas and Easter) Flexible changeover day.

Outside area: Your self contained, secure rear garden with east facing patio is accessed directly off the bedroom for you to enjoy breakfast or coffee in the morning sun. Return from your day out to enjoy the afternoon and evening sun on your own west facing patio at the front of Little Birches with views over Roydon Common; you may see a barn owl while enjoying your evening drink.

Surrounding Area: Roydon is a friendly, rural village close to the Sandringham Estate and just 10 minutes drive from the medieval town of King's Lynn and 15 minutes from the North Norfolk coast (area of outstanding natural beauty) with fabulous, unspoilt beaches. Roydon Common is a national nature reserve and site of special scientific interest - a haven for wildlife enthusiasts, walkers and bird watchers, along with the reserves at Snettisham (with its famous flights of pink-footed geese) and Titchwell close by.

Whether you come for country walks, the stunning coastline, Norfolk Flint-built villages, excellent pubs, chic shops, historic buildings or to see the Royals at Sandringham in January, you won't be disappointed!

Whilst the cottage is an annex to our property you are completely independent. We are on site most of the time but we like to be as unobtrusive as possible. We are more than happy to give you advice on places to visit and directions etc. There is a cottage folder full of information on the area, emergency contact telephone numbers and information on the electrical appliances in the cottage.

Why can't I call Rachael or Marc (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Rachael or Marc (the owner) a message.

If Rachael or Marc (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
