Description

Village Life - Country Living! Delightful 17th century 4 bedroomed (sleeps 8) 3 bathroomed former farmhouse with walled cottage garden and views over the stream in this quiet little farming village of Basenthwaite. The cottage is owner maintained and well-cared for.

Watch the Puddle Duck antics, as they waddle to and fro from farm to stream. Children can play on the swings and in the woods freely - running around making camps, playing poo sticks, making dams in the stream and generally having enjoying their freedom, just like children used to be able to do !! NB. This cottage has not been flooded even though we are near the stream. As the Water Board take water supply is taken out all the time, the river level drops rapidly.

Large lounge with super wood burner stove (a complimentary basket of legs to start you off, then £2 per basket for extra wood) The lounge opens onto the garden, large kitchen diner with farmhouse table seating 8/10.

Upstairs - 3 bedrooms overlooking the garden and stream (1 twin, 1 double and single, 1 ensuite with double and 2 singles), one further single bedroom main bathroom with shower over bath, single bedroom. Cots etc available. Bathrooms have all been recently updated. Downstairs wet room with shower/toilet/washbasin.

There are beds for 10 but we prefer to only sleep 8 max. The extra beds are only if our beds do not suit your configuration . There are reductions in price for 2-4 people and special deals for late availability .Contact owner

Getting around

You will need a car preferably, but there are some buses to Keswick so it is possible to use public transport. Check bus time table as it varies at different times of year. There is a mountain goat bus which takes you all around the lakes and also an open topped bus in the summer months which does the same. Bring your bus pass if you have one then you can use it here! The nearest train station is Penrith then you would take a bus to Keswick and change there for Bassenthwaite Village.

Interaction with guest

If you are booking a weekend (i.e. Fri/Sat) we can include Sunday night at a much reduced rate as we do not take bookings from Sunday. We do not do weekend bookings during school holidays

We do not allow stag parties or hen parties. As we are in a quiet village we prefer to take quiet family gatherings or walking groups or similar.We can accept small dogs which do not cast their coat and respect the garden by using it toilet elsewhere.

What a lovely tranquil place to stay. Beautiful cottage and garden with plenty of room to relax. Great to watch the puddle ducks running to the brook and visiting the garden with the chickens. I would recommend for any type of break. Great for adults and kids too.

We were a family with adult children - house clean well equipped and plenty of space . Ideal for us with 3 bathrooms and cottage garden overlooking a stream with ducks. Owner lived next door and was helpful but not intrusive. Pleasant pub in the village 2 mins walk away nearest food shop about 7miles away in Keswick so did online shop to arrive just after us . Would definitely return.

Owner's reply: So pleased you enjoyed your stay. The stream is a big attraction with our Puddle ducks, (unfortunately some of them have been savaged with a mink yesterday) . However I think they will survive. The cottage is well set back from the stream, and does not flood at all, and is an ideal area for playing pooh sticks, building dams, skimming stones, or just relaxing with a glass of wine and a good book. It's so easy to reach all the attractions and Lakes from here, the furthest away being only one hour away so you can pack a lot into your days. Hope we will see you again for another family re-union. How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Mrs (the owner) a message.

If Mrs (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
