The villa has been built to the highest standards of luxury and comfort and is orientated to capture the beauty of Kalkan bay and it's sunsets. The villa is 50m to palm beach. The villa is constructed over two floors and has 3 main bedrooms each with en-suite bathrooms on the first floor and a separate apartment at basement level. The three first floor bedrooms are spacious (two double beds and a twin single bed) and all have panoramic seaviews and a wrap around terrace. The spacious ground floor includes a state of the art open plan kitchen, living area and TV screening area which opens onto a marble decked outdoor area with an infinity swimming pool and a paddling pool section. Modern air conditioning technology through out, a garage and a further games room complete this ideal holiday rental. The building materials and furnishings have been chosen to give a tasteful, modern appearance to this villa which is guaranteed to please. The villa has air conditioning through out.

4th bedroom: En-suite, two single Beds, AC, first floor, sea view.

Bathrooms:
There are 4 state of the art modern en-suite bathrooms attached to all the bedrooms and a further guest WC on the ground floor.

Kitchen:
The Vitra kitchen with German appliances is designed to blend in with the modern decoration of the villa and is fitted with all modern conveniences; Fridge, freezer, hob, oven, microwave, coffee machine, toaster etc.
The kitchen has with sea views.

Utility Room:
Games Room: on the lower ground floor the villa has a spacious games room with LCD TV, PS3 games console, a table tennis table and some gym equipment. There is also a small supplementary kitchenette for the private use of lower ground floor apartment.

Living Rooms:
The main living area is split into 3 areas; the kitchen area, a lounge area and an audio visual area with a large flat screen satellite TVand blueray player. All areas have panoramic sea views an lead onto the patio pool area.

Cleaning/Towels/Linen/Maid service:
The villa will be cleaned and clean linens & towels will be provided for 8 people. The towels and linens will change in the middle of the week.

Outside
The outdoor area has large marble decked patio with an infinity pool and paddling pool overlooking the sea. There is also a shaded pergola dining and barbecue area and sun loungers with parasols allow for multiple sun bathing orientations. There are some landscaped garden areas with their original olive trees.

Kalkan by day is fun.

The town center of Kalkan becomes surprisingly empty during the day as guests set off for daytime activities. Popular activities include beach-going, relaxing at beach clubs or swimming pools, water sports, exploring the ancient lands around Kalkan and boat and gullet trips. Don't forget to stop by Kalkan's Thursday Market to pick up some great bargains and see local life.

Kalkan by night is exciting. The town center transforms at dusk as it begins to bustle with activity - there is much to do: shopping, dining, cafés, excellent bars, or just going for a stroll along the twisting active streets or by the peaceful harbour.

Shopping

There are plenty of shops in Kalkan, all of which open early in the day and stay open until at least midnight. And unlike other resort towns, shopping in Kalkan is completely hassle-free. An evening spent strolling about the winding streets and alleys while window shopping can be very rewarding as there are so many things to see and buy in the many specialty shops.

You can find almost anything in Kalkan, from carpets to t-shirts and boxes of Turkish Delight and the traditional blue-coloured glass "evil eye" for warding off evil spirits. Gold and silver jewellery is a great buy in Turkey as it is sold by its weight. Lovely antiques, collected selectively from all over Turkey during the winter months, are very attractive as well. Other items include:

intricately-decorated ceramics, hand-blown glass, hand-carved Meerschaum pipes and backgammon sets inlaid with mother-of-pearl.

Enjoy shopping for excellent clothing. Several tailors are ready to make you made-to-measure clothing of excellent Turkish cloth. Affordable boutiques offer high fashion clothing, hand-knit articles and leather goods (for excellent prices). You can even buy that belly dancing costume you've always wanted.

Beautiful Turkish kilims (hand-woven rugs) and carpets (traditional knotted rugs) are very beautiful and will last well over a century. Take your time to find the one which fits you perfectly. There is a vast number of types which come from many regions of Turkey with different styles and stories which your salesperson can describe to you in detail. If you can't afford a carpet or kilim this time, there are also shops which offer lovely high-quality articles made of kilims, such as cushion covers, bags, purses, wallets and slippers.

Prices in Kalkan are very affordable and shopkeepers are happy to accept your foreign currency.

Kalkan beach, bars & restaurants are 5 minute walk away. The property is well placed for visiting many historical sites Stunning Patara Beach 20 mins by car/dolmus, with 18km of golden sand, is protected as turtles lay eggs here. Special Interest Holidays
Scuba diving school is available to guests at Kalamar Bay. Courses offer internationally recognised certification catering for all standards. For inexperienced and beginners, lessons are carried out in the calm waters of Kalkan Bay. For the more experienced, boat trips to nearby dive sites for wall, reef, cave, night, deep stream, antique amphora, ship wreck dives. The coast around Kalkan has some of the best wrecks and marine life in the world (including endangered Loggerhead and Green Turtles as their breeding ground is nearby). The sea water quality is superb having been awarded Blue Flag status. Dolphins can also be spotted in the bay. We can also organize 1, 2 & 3 day luxury Gullet Cruise dive excursions exploring local islands, secluded sea caves, coves and beaches.

How to get there
Dalaman is the closest airport. There are direct flights from the UK or via Istanbul. Transfers from Dalaman by luxury air-conditioned 5, 7, 14-seater takes approx 75 mins and can be arranged for you on request. Car hire can be arranged if required from Dalaman Airport or Kalkan. Mini buses are an inexpensive way of exploring the region and operate between Kalkan and local beaches, towns and places of interest. There is a helicopter service available on request.

Distances
A 10 minute walk will take you Kalkan Marina. A 15-20 minutes drive will take you to Patara beach - voted one of the world's best beaches in the Sunday Times, Xantos, Sakli Kent Gorge, or to the traditional mountain village of Islamlar with its natural trout farms, fresh water from the Trodos mountains, vineyards, watermill where you can experience a natural village life while enjoying its many restaurants. This part of the Lycian Peninsula is a living museum. Kalkan has a vast choice of rooftop and waterfront restaurants and bars which give stunning views of the sunset over the bay and night time moon and stars. Kalkan perhaps offers the most stylish ambiance. Food is a fusion of regional Turkish, and Mediterranean cuisine at its best. Beer is cold and from the tap; the cocktails mildly potent. Due to strict building regulations and the efforts of the Kalkan Foundation, the town has retained its charm and special ambiance. A Sunday Times article likened visitors to Kalkan to those attracted to Tuscany and the Dordogne. Kalkan certainly beckons the discerning holiday maker. Kalkan has a range of larger supermarkets, a daily fresh fish and veg market, shops, street market on Thursdays, several banks with ATM, hospital, local English speaking doctor & pharmacies. There is a mini market within 5 minutes walk from the Villa offering free delivery.
There is an abundance of ancient historical sites within easy reach of Kalkan. Xanthos, Patara and Myra, the home of St. Nicholas, being just a few. Take a Gullet boat trip to the sunken city of Kekova. The gorge at Saklikent provides another area for walking and river rafting. You can take a jeep safari up the mountains. A para-gliding centre is also nearby. Our English service manager in Kalkan can arrange excursions, walking tours, Gullet boat trips, Yacht hire, etc.
Charter flights are the cheapest way to Turkey. Direct flights to Dalaman are available from almost every airport in the UK, some taking under 4 hours. For airport transfers, we have an arrangement with a Kalkan travel firm offering the best prices and a reliable service for our guests from Dalaman and car hire if required.
