Located at the end of a private drive that serves three other neighbouring villas, the villa offers complete privacy and quiet, together with magnificent, mind-expanding views of sea, valley and mountains.

In addition to unparalleled views and perfect quiet, another advantage of the villa's elevated location is that it is slightly cooler than down in Kalkan - a difference of only 3 or 4 degrees Celsius, but in the height of summer welcome nonetheless. And, what's more, Kalkan is only fifteen minutes away by car.

Villa Lukka has an open plan living room combining kitchen, dining and sitting areas with three double patio doors opening on to the verandah and swimming pool terrace. With windows all round and great views, the
room has an open aspect to it well suited to a Mediterranean climate.

For dining there is a modern oak table with refectory benches to seat six, while outside on the pool terrace are another two tables with chairs for six for outdoor dining. The kitchen occupies one corner of the room and features stone work-surfaces with a double sink, pine wood cupboards and a view out the window right across to Patara beach. The kitchen is fully equipped and has a large new Bosch fridge. Also in the kitchen area is a dishwasher and new Bosch washing machine (clothes horse on balcony and washing line outside).

Also on the ground floor are a downstairs toilet and a small bedroom with two single beds and views across the valley. As with all the bedrooms, this room has an en suite shower, wash basin and toilet. The two main bedrooms are upstairs, one with a double bed, the other with two singles. Both rooms have superb views and open on to a shared balcony furnished with table and chairs for an early morning coffee.

There are air conditioning units in the living room and all three bedrooms.

Access to the villa is along a private drive, the last section of which is steep and requires low gear. There is open garage space for two cars.

A short flight of steps takes you to the front door and to the verandah leading to the swimming pool terrace. The views from this level are truly outstanding. It's a great place to sunbathe, meditate, do yoga, read a book, have a sundowner and evening meal, and take in the star studded night sky.

The Turkish Mediterranean Coast region

Villa Lukka has been named after the original inhabitants of ancient Lycia, whose ruined cities lie scattered around this exceptionally beautiful coastal region of Turkey. Given that the villa overlooks the Xanthos plain and across to Patara - on which the Lycian civilization was centred - it serves as an ideal base to explore the region. Among the best known sites are Xanthos, Patara, Letoon, Tlos and Pinara, all of which are within an hour's drive from the villa.

But if history is not your thing, there's plenty more on offer in the way of outdoor activities - hill walking, mountain biking, scuba diving, sea kayaking, canyoning, swimming, sailing - you name it - all of which can easily be organised through local outdoor activity companies in Kalkan and Kas.

And if that sounds too energetic, and you want a really relaxing holiday, then there's lovely Kalkan, with its bougainvillea and balconies, cobbled lanes, boutiques, carpet shops and restaurants. For swimming and sun-bathing, there are local beaches at Kalkan and Kaputas, plus the12 km long beach at nearby Patara. Alternatively, Kalkan has a number of beach clubs with restaurants and water sports facilities. A boat trip on a local 'gulet' with stops for swimming is also an enjoyable option.

Islamlar

The mountain village of Islamlar is famous for its trout restaurants one of which is located just where the private drive to the villa starts. Good food, reasonably priced, splendid views from a garden setting. They also do deliveries to the villa.

For day trips, here are a couple definitely worth trying to fit in to your holiday:

Kekova Island: This beautiful stretch of the Turquoise Coast the other side of Kas can be reached either by car or by boat. If going by boat, the best place to start is Kas, so as to give more time in the Kekova area. However, by car you get in a scenic drive along with a boat ride around the Kekova bay. In Byzantine times, the island settlement was known as Dolchiste, the remains of which now lie under water. Nearby is Kalekoy, the 'castle village' once known as Simena. The castle goes back to Lycian times, but was rebuilt by the crusading Knights of St John, known as the Hospitallers, a medical-cum-military order who had a long run building castles and ruling as a sovereign power in the Asia Minor region.

Saklikent Gorge: For a good fun trip away from the coast, splashing your way up the gorge at Saklikent is hard to beat, particularly on a really hot day. And if wading upstream in icy cold water between towering cliffs isn't for you, there are riverside platforms or 'koshks' for relaxing on over a beer and something to eat. But to make the most of it, you can then bounce your way down "the swirling eddies of the river Xanthos" in a rubber ring - something Homer hadn't considered when he wrote the Iliad!
