Get away from all of the stresses of modern life to the wonderful peace and tranquility of the picture postcard village of Westleigh, near Instow, Bideford. Set in the rolling Devon hills with views of the Torridge Estuary in the near distance, ROSEMARY COTTAGE is a period village home, and is the perfect escape. It is only a very short-walk (1 mile) along the picturesque Tarka Trail to the popular village of Instow and a short-drive to Westward Ho! (8 minutes) with its sandy award winning Blue Flag beach. Instow Beach is a long beach on an estuary very popular for fishing and sailing as well as other beach activities and hosts wonderful gastronomic pubs and restaurants. ROSEMARY COTTAGE is surrounded by the grazing lands owned by Tapeley Park - a privately owned estate that has sat within the ownership of the Christie (of auction house fame!) family for generations, within an Area Of Outstanding Natural Beauty (AONB). The property enjoys these views on three sides. It is beautifully presented throughout and retains much original character and charm, with good quality furnishings and fittings. It is equipped with all you could need for your self-catering holiday. The main house has 4 bedrooms, sleeping 8 comfortably, with its own private and detached annexe in the grounds with sleeping for 2 more if required. ROSEMARY COTTAGE provides parking for 2 cars on its own private drive and the garage is also available for your use, amply accommodating a further vehicle or small boat if necessary. To the rear of the property is a lovely safe secluded tiered garden, mainly laid to lawn with a large patio area, making it ideal for both children and pets and also for al fresco dining and the perfect BBQ.

We think that Rosemary Cottage is best suited to the following combinations of guests:

4 adults and 4 children

Or

5/6 adults and 3/2 children

The 4th bedroom has bunk-beds which are not suitable for adults. Therefore if your party is of 9 or 10, with more than 6 adults, we would propose that you utilise the Annexe (free of charge) to accommodate the sleeping arrangements. Moreover, the dining area and living room do not comfortably seat any more than 8. We would not want you to be disappointed in this respect on arrival, which is why we bring this to your attention here and recommend guest combinations which we think are most suited to the cottage.

LIVING AREAS

The cottage welcomes you to the entrance hall with a cosy childrens den/second dining room (to the right of the main entrance), the main dining area with a decorative fireplace (to the left of the entrance) leads you through into the fully equipped custom-built kitchen.

LOUNGE

A light and airy single aspect room with double patio doors opening on to views across the gardens. There is a TV with DVD player. A good selection of board games, jigsaws, books and DVDs are provided for your entertainment. Additional entertainment can also be found in the childrens den/snug area equipped with an Xbox and games.

KITCHEN

A fully fitted custom-made kitchen with flagstone flooring has all the conveniences you would expect, including integrated Bosch fridge, freezer and dishwasher; Stoves double oven, hob and stove, microwave, kettle, washing machine (in the annexe), toaster and a plentiful supply of utensils. Cutlery and crockery (including children's) is supplied in abundance. Double patio doors lead out to the stunning patio area and gardens.

DINING AREA

The main dining table accommodates 8 with the second dining room table allowing you to accommodate 4 extra guests if required.

BEDROOMS

Bedroom 1: (Master Bedroom with en-suite). A wonderful spacious room with king size bed. This spacious master bedroom is a double aspect room with countryside views of the Christie Estate, medieval village church, Westleigh cricket pitch and the rear garden area. The bedroom has its own large en-suite bathroom with victorian style cast iron roll-top bath, WC and sink.

Bedroom 2: (Double Bedroom). A Double Bedroom with double-bed, wardrobe and chest of drawers. This is a double aspect room with a window to the rear aspect of the property, again, with stunning views.

Bedroom 3: (Twin Bedroom). A good sized twin-bedroom. This is a bright single aspect room with a large window, overlooking the front of the property across the Christie Estate with a wardrobe and chest of drawers.

Bedroom 4: (Bunk Beds). This is a fair sized children's bedroom overlooking the rear of the property - an ideal children's room with white wooden bunk beds and a built in wardrobe.

Bedroom 5 - A separate & independent annexe next to the main house has a double sofa bed, in-built wardrobe and its own en suite shower-room & WC. We would suggest that the main cottage best suits a family of 8 very comfortably, with the annexe available free of charge to you if you have 2 extra guests to accommodate - perhaps some extra privacy for teenagers, or accompanying grandparents. However, the main cottage living room and dining room has only been designed for 8 in mind.

BATHROOMS

Master En-suite: Off the Master Bedroom is a modern en-suite bathroom, with WC, a wash hand basin and separate white roll-top bath.

Family Bathroom: The good sized family bathroom, shower cubicle, WC, wash hand basin and towel rail.

Annex En-suite: Off the Annex living area with double-sofa bed is a further shower room, WC & wash hand basin.

OUTDOORS

ROSEMARY COTTAGE is set in a pleasant, safe, private and enclosed garden with glorious views of the surrounding countryside, mostly laid to lawn, with well established flowers and shrub borders. This is a tiered garden with a lovely pergola to contemplate in, offering hours of enjoyment in Devon's wonderful climate. There is a large fully enclosed large patio area off the kitchen, good quality garden furniture is thoughtfully provided coupled with the warmth and comfort of a charcoal BBQ to help with that 'al fresco' dining. Private and safe parking is available to the side of the property on the driveway and will easily provide parking for 3 cars (including the garage).

Westleigh is a beautiful coastal village with a well-renowned picturesque local pub, medieval church with easy access to Instow beach via the very safe Tarka Trail enjoyed by walkers and cyclists adjacent to the Estuary. Instow, which provides a selection of facilities including restaurants, pubs, sailing club and the Tarka Trail is just 15 minutes (1 mile) walk away. Across the Estuary from Instow is the historic fishing village of Appledore, reachable by foot in 5 minutes across the sand at very low tide in the summer months. Nearby Bideford town has a large range of shops, banks, bars and restaurants, plus Westward Ho!, 8 minutes drive away, provides a large sandy beach, the Royal North Devon Golf Club and Northam Burrows Nature Reserve. This is a superb location from which to explore North Devon and Cornwall and the nearby Exmoor National Park.

LOCATION

Westleigh has numerous footpaths and several forgotten byways suitable for circular walks, short enough for an evening stroll, longer routes to build up a thirst in nearby Instow or Bideford. The nearby pub - The Westleigh Inn, 2 minutes walk into the heart of the village, is a traditional local pub serving delicious homemade food and local beers with ample parking, with a large child friendly garden and views over the Torridge Estuary.


WALK TO - Instow, a pretty, unspoilt seaside village with large stretches of sandy beaches and dunes. Instow offers a good selection of pubs and restaurants, with a superb local village store and delicatessen. From Instow you can also visit Appledore aboard Misty Blue, the local Ferry (seasonal and subject to weather conditions). The crossing takes 7-8 minutes and volunteers help you on and off the ferry at each site if you do not fancy the walk across the sand of the Estuary at low-tide.

CYCLE TO - Bideford and beyond using the Tarka Trail, the charming fishing villages of Appledore, as well as the towns of Barnstaple and Torrington. The Tarka Trail is a series of footpaths and cycle-paths around north Devon with over 30 miles of the Tarka Trail available to cyclists between Braunton and Meeth, using the old railways of North Devon.


DRIVE TO - The historic market town of Bideford with its open-air and pannier markets. There are plenty of pubs and a good selection of restaurants. Bideford is an attractive town in North Devon on the West bank of Torridge river where it widens to form the Estuary. The river is forded by a fine arched stone bridge built in 1535 to replace a wooden one constructed around 1300. In the 1500's Bideford was Britain's third largest port and takes its name from “By-the-ford”. Known for its shopping, the town holds weekly produce and craft markets, as well as a farmers market held on the Quay on alternate weeks. It also has some excellent antique shops. Known locally as drangs, the narrow backstreets and alleyways winding up from the quay and river hide no end of treasure to be sought out by seasoned shoppers. From the Quay, take a boat trip to Lundy Island about 12 miles away in the Bristol Channel. Cycle or walk to Instow sandy beach along the Tarka Trail. Scattered around Bideford are some charming villages offering many fascinations to be discovered, and if art and antiquities are your thing, Bideford has its very own art gallery and museum, located on Kingsley Road, next to Victoria Park, a huge open space with 2 children's play areas and a large open air paddling pool. The building houses exhibition spaces, a museum, craft gallery, workshop, lecture area, gift shop and coffee shop.


The surrounding area has much to offer. Within driving distance is Atlantic Village outlet shopping centre, Tapeley Park, Instow, The Big Sheep, Dartington Crystal, Clovelly, Bucks Mills, The Milky Way Adventure Park and the historic market town of Bideford with its open-air and pannier markets. Just a short hop over the Torridge is the large market town of Barnstaple with all high street conveniences, cinema, theatre, museums, and pannier market. From Barnstaple one is in easy reach of many magnificent North Devon blue-flag beaches including Croyde, Woolacombe, Saunton Sands, Braunton Burrows and Putsborough all famous surf spots. The Eden Project in Cornwall, Exmoor National Park and Dartmoor National Park can also be visited easily within a day.

“Family break”

A wonderful cottage set in a beautiful setting. The cottage is well appointed and the gardens (and views) are great. The owners are so accommodating and helpful and you are assured of a great holiday if you book here. We will definitely be coming back.
