Dot's cottage is situated mid-way down Bridge Lane, a quiet road with little passing traffic leading down to the waterfront. On entering the front door there is a roomy lobby with plenty of hanging space for coats, as well as storage for hats, gloves, shoes etc. The lobby opens into a bright, newly furnished living room which has a dining area at one end. Both areas offer clean, modern, functional living space. From the living room you enter the sunny kitchen which is well equipped with a breakfast table, brand new appliances and views out onto the pretty cottage garden, stocked with flowers and shrubs. The kitchen door allows access into the garden, at the end of which there is a lockable shed for storage. There is a bbq and garden furniture, allowing you to enjoy the beautiful location. From the front lobby the stairs lead up to the main bedroom which has plenty of clothes storage and allows spectacular views of the estuary. The second bedroom, like the first, has a king-size

On the landing there is a large integral cupboard which provides ample storage. The family bathroom is light and sunny with an l-shaped bath and shower. The property has free wi-fi access, a mains supply smoke alarm and a brand new heating system. Dot's Cottage does not have off street parking but the village car park is 100 meters away plus there is street parking at both ends of Bridge Lane. We are sorry but we don't allow pets or smoking. Dot's Cottage has been beautifully restored. It is located at the heart of the charming coastal village of Instow in North Devon. It is the perfect destination for families or couples wanting to relax and enjoy the charms and adventures of rural North Devon. The beaches, walks and seafront pubs are just yards from our front door. The Tarka Trail, the yacht club and Appledore ferry are just some of the features of this very special place.

Dot's Cottage is situated at the heart of beautiful Instow. Instow is a thriving village, located at the mouth of the Torridge estuary where the River Taw and River Torridge meet. It enjoys a picturesque view across the water to Appledore and then more far-reaching views out to Lundy Island and the open sea.
The enchanting sea front with its pretty promenade has two pubs as well as two bars with restaurants; a great village shop containing a deli, a butcher and post office; a yacht club and an art gallery. The famous Tarka Trail, running through Instow, is ideal for walkers and bike riders. In fact, the area is surrounded by many great walks, with Exmoor, Dartmoor and Cornwall all within reach. Instow boasts two beautiful sandy beaches with dunes which can either be places for family activity, or places to simply rest, watch the boats and enjoy the charming views. At the bottom of Bridge Lane is a small quay. From here, a little summertime ferry takes pedestrians across to Appledore during high tides.
If you enjoy cricket, The North Devon Cricket Club with its thatched roof nestles between the two beaches and is one of the most beautiful grounds in the country.
North Devon offers almost every outdoor activity you could imagine. Perhaps it is most famous for its excellent surfing, with nearby Westward Ho, as well as Saunton, Croyde and Putsborough just across the estuary. Beginner golfers may enjoy the nearby Portmore facilities but more experienced golfers will face the challenges of England's oldest course at Royal North Devon or the two world ranked courses at Saunton. The Milky Way adventure parc, the Big Sheep and The Ultimate Adventure Center are just examples of the many nearby family fun places that can entertain younger visitors.
Instow is such a stunning place, offering so much to do and so many places to explore. There are National Trust properties such as Arlington Court to visit, and RHS properties such as Rosemoor and Docton Mill within easy reach. Young or old, active or leisurely, Instow promises something for everyone.
