From the owner

The Cottage has recently been beautifully renovated and adjoins an historic 15th century courtyard surrounded by organic grassland, it is set in undulating open countryside with stunning views. Exceptionally quiet location with medieval terraced lakes (fishing available) yet only 5 mins drive from the historic market town of Bury St Edmunds. The property has 2 bedrooms upstairs along with a large bathroom with bath and separate power shower. Downstairs is a fully fitted kitchen, a large sitting room with a woodburner, a cloakroom and a further sitting room/3rd bedroom. Outside a terraced area for alfresco dining and a lawn. The property is highly suitable for families with young children. A fabulous place to stay with plenty in the surrounding area to see and do.

We have tried to make the accommodation as flexible as possible whilst not compromising the taste with which we have decorated and furnished. The bathroom upstairs has been finished to a very high standard as has the kitchen. The wood burner in the sitting room adds wonderful atmosphere although the central heating will keep the place warm and cosy on its own. There is plenty of parking area and a private garden.

Beautiful place, shame that it was filthy. Mould in dishwasher (dishwasher wosnt working properly)dirty fridge, and absolutely filthy owen. Sofas and armchair need deep cleaning. This whole place need… More

I’m sorry that I have just seen this review as I was unaware until now that you had such a poor experience. Your review was made 6 months after your visit and you had not mentioned to me any issues at the time or afterwards. We do apologise profusely that you had such reasons to complain. We do take the cleanliness of our cottage very seriously and must have slipped up enormously in the cleaning turnaround to have such a brutal review. We have duly replaced the dishwasher which appeared to have had a broken element. We have had the oven cleaned and fully cleaned the carpets and sofas etc. Bbq has been replaced twice since then as they get used heavily and we have improved its size! Subsequent visitors had no such complaints so we do hope we have now learnt from your comments and are able to stand by our offering. Many apologies and we do hope you will think to book with us again with promises made our end of a rather different experience. Many thanks

Why can't I call Rupert (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Rupert (the owner) a message.

If Rupert (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
