Our two holiday Lodges enjoy a peaceful, rural setting on our smallholding, approximately 2.5 miles from the town of Heathfield. They provide tastefully furnished, luxury accommodation with wood burning stove, super-king double beds (or twins if you prefer), en suite shower rooms with walk in shower, 32” HDTV, free wifi and outside a private decked area with views of the meadow and surrounding countryside.

Meadow Lodge provides an ideal base for a peaceful, rural holiday with footpaths from the door, including a great Geocaching route, the Cuckoo Trail (old railway line) just a mile away for cycling or walking and many National Trust properties locally. If, on the other hand, you like a spot of serious shopping then you are only 18 miles from the spa town of Tunbridge Wells. The beaches at Eastbourne or Pevensey Bay are 15 miles away and London can be reached from Stonegate Station (8 miles). There really is something for everyone!

TERMS & CONDITIONS

1. PERIOD OF HIRE

Holiday rentals commence at 3pm on the day of arrival and terminate at 10am on the day of departure. Minimum lengths of stay apply to certain date periods and are clearly shown in the pricing schedule.

2. USE OF THE PROPETY

The number of people occupying the property must not exceed the maximum number stipulated on the website. The property will be used for personal and domestic purposed only. The property must not be used for any business purposes without written consent of the owner. The right is reserved to refuse entry to the entire party if this condition is not observed. Day guests are only allowed at the property with prior consent of the owner and must leave by 10pm. Our lodges are non-smoking and smoking is not permitted anywhere on the farm.

3. CARE OF THE PROPERTY

The Client must take all reasonable and proper care of the property and it's furniture, pictures, fittings and effects in or on the property and leave them clean and tidy and in the same state of repair and condition at the end of the rental period as at the beginning. The Client is legally bound to reimburse the owner for replacement, repair or extra cleaning costs

.4. PETS

No dogs or other pets are permitted, unless with the prior consent of the owners. Dogs will only be permitted in Bramble Lodge. If permission is given to bring a dog, it must be kept on a lead at all times when outside the lodge due the open nature of our fencing and to avoid livestock worrying. Dogs must not be left unattended in the lodge.

5. RIGHT OF ENTRY

The Owner shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance or in case of emergency.

6. LIABILITY

The Owner shall not be liable to the Client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental. No term of the contract is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to the Contract. If a property that the Client has booked becomes unavailable or unusable for some reason, then the Owner's obligation will be to (a) provide a suitable alternative property, or failing which (b) to return to the Client the appropriate monies paid for that property.

7. COMPLAINTS

If there is any cause for complaint during the occupation of the property, it must be notified promptly and if requested by the owner, confirmed in writing.

8. CANCELLATION INSURANCE

Cancellation insurance is not included in the booking therefore we highly recommend that you make arrangements for your own cover. We cannot be held liable if any circumstances beyond our control, for example bad weather, spoil your holiday.

“Beautiful country lodge”

Great location coast 20 mins drive away, pub serving good food 250m away. "Meadow Lodge" is superb both inside and out and the owners "Yvonne & Anthony" are on site should you need them, would definitely go back again 10/10.

My Husband Daughter and I had a fantastic holiday in East Sussex. Meadow Lodge was perfect we could not find any faults at all. It was lovely to look out over the country side and visit the animals, so peaceful. Lots to do in East Sussex, really enjoyed the little town of Battle and walking around the edges of the 1066 Battle field.
