Hooky Cottage is gorgeous thatched cottage situated close the centre of this lovely village in the northern parts of the Cotswolds. The cottage has a long history and as a result it displays a number of period features that give it real character. Naturally the thatch is very appealing, but the beams, wood burning stove and Cotswold stone walls give the cottage a real homely, cosy feel that sets it apart from many others. The cottage is ideal for two, but can easily accommodate an extra person as there is a second bedroom.

The recent updates give it a super feel, mixing 'period' and 'modern' in a tasteful way. There is a small patio area to the rear along with a separate south facing garden area. With some great pubs moments away and proximity to superb walks on your doorstep, this is an ideal 'rural retreat' for a couple or couple with a young child. Enjoy!

Living Room with large sofa, wood burning stove, flatscreen TV with Freeview plus DVD player. There is also a beanbag for seating! There is also a dining table with a bench plus two chairs for seating

Kitchen, very well equipped with electric hob, oven and grill, large fridge freezer, microwave and dishwasher. There is a washing machine and tumble dryer in an 'outhouse' accessed from the back door.

Bathroom with bath, shower over, WC and washbasin

Upstairs

Master Bedroom with double bed (4ft 6"), hanging hooks with hangers. There are drawers under the bed for additional storage.

Bedroom Two, a small extra bedroom suitable for an additional person or child, charged at an extra £50 if required.

Please note that the owners have also placed a stairgate at the top of the stairs.

Outside

From the back door there is a small courtyard (not enclosed) which has a small table and chairs, this leads to the outhouse. Additionally there is a separate grassed garden area, south facing, with table and chairs which is about 20 paces from the back door. Due to the quirks of old arrangements, the two parts of the garden are disconnected!!

Children Welcome. Extra bed available (please note extra charge for extra bed if required - £40). Sorry No Pets. Cot and High Chair available. On street parking, please note that the lane is quiet and parking is either outside your cottage or no more than 10 yards away!

Electric heating, included throughout the year. Mobile phone reception good.

There is BT Open Zone Internet access available within the village, chargeable at a daily rate and accessible within the cottage. Please note that Manor Cottages have not tested this facility, but the owners confirm it is available and reliable.

The England region

Hook Norton (locally known as 'Hooky') is a lovely, attractive village sitting in the northern Cotswolds between the market towns of Chipping Norton and Banbury. The village is very convenient from the M40, making it a good option for people travelling from the south east or from the north. The village is a thriving community particularly known for its local brewery (Hook Norton Beers) which serves award winning beers across the surrounding counties including Hooky where there are a number of pubs to choose from! There are also a few extra basic shops for your basics too.

Hook Norton

The village is surrounded by beautiful countryside with a wealth of great walks to choose from. Similarly there are some other delightful villages nearby including Great Tew (The Falkland Arms pub is well worth a visit) Great Rollright (visit the Rollright Stones - linked to Stonehenge) and also Swerford.

Chipping Norton, approx 8 mins drive, is a bustling market town with a good selection of shops including a supermarket, restaurants and (more) pubs. There is also an excellent book shop-come-cafe selling top drawer cakes called Jaffa & Neale. Slightly further afield are Stow on the Wold, Burford and Moreton on Marsh - all approx 25 mins from Hooky.

Although this is deep Northern Cotswolds territory, it is an excellent choice for a weekend break or for those looking to get out and tour this beautiful area of England.
