Luggs Barn is a beautifully converted stone barn tucked away down a 300 yd private drive with only the owners' 15thC thatched farmhouse for company. Situated in the Blackdown Hills AONB with a network of scenic footpaths on the doorstep, this property is ideally placed for exploring the many attractions of the area. Both north and south coasts and Dartmoor and Exmoor are within easy reach for day trips, as are numerous days out for families and special interest groups.

Providing stylish and spacious self catering accommodation, Luggs Barn offers 4 bedrooms (2 en suite) and a stunning first floor beamed and vaulted living room with balcony from which to soak up the peaceful atmosphere and the fabulous views. The well equipped kitchen features a window seat and large oak table with leather chairs, ideal for leisurely suppers. Exposed stone walls and old beams add period character to this beautiful building which combines modern comforts with timeless charm.

The large gravelled parking area leads onto the huge private garden, which features chickens and ducks at one end providing entertainment as well as fresh eggs! Down two steps the main entrance leads into a double height hall with bespoke iron chandelier and oak staircase. A ground floor WC is located off the hall.

To one side of the hall, a step leads down into the spacious master suite, with its 5' oak bed and roomy en suite bathroom (P bath with shower over). This room offers plenty of space for ready beds, cots etc. We can provide stair gates, travel cot, highchair and changing mat by arrangement. This room also features french doors looking onto a cobbled courtyard and connecting to the garden via a wooden gate.

On the other side of the hall, a couple of steps lead up to the oak-floored kitchen and dining room. This well equipped room is stylishly presented with granite worktops, an electric range cooker and fridge freezer as well as a washer/dryer. The large oak table with leather dining chairs is perfect for leisurely family suppers and there's also a window seat and french doors leading outside.

From the dining area, a door leads to the smaller second bedroom, with an oak double (4'6") bed and a small en suite shower room. This room features exposed stone walls and a window seat.

Upstairs, the spectacular beamed and vaulted living room is a memorable feature of Luggs Barn. With comfy sofas and armchairs, this room is a peaceful space in which to unwind. The wood burning stove (as well as full central heating throughout) ensures that even the chilliest of winter breaks will be cosy. There's a flatscreen TV (freeview), DVD and CD players and a vintage bookcase crammed full of every kind of paperback! A small selection of baby and toddler toys will ensure that even the smallest visitors are entertained.

Several more steps lead up from the landing to an upper landing from which are accessed the spacious family bathroom (bath with shower over and extra large basin) and two further bedrooms. These both feature zip/link beds so can be twin or double, giving you the option of 2, 3 or 4 double rooms and 1 or 2 twin rooms as required.

A homemade cake, tea, coffee, sugar and a jug of milk await all our guests, and we are happy to receive and unpack catering or grocery deliveries if required (please ensure you check with us prior to agreeing a time slot). Our friends at Kittow Cattle can also deliver all your locally reared meat requirements for your stay, allowing you to specify precisely the cuts you most enjoy and including their popular burgers, sausages, chops and mince.

Large gravelled parking area with log store and bins. Gate to garden (fenced and fully childproof, but small dogs may be able to crawl underneath). Lawned garden of over half an acre with wooden table and chairs and barbecue. Stunning far reaching views from the south facing garden across the Culm Valley to Hemyock and beyond.

Luggs Barn is within easy reach of numerous attractions for days out, and makes the perfect base for exploring the entire area, from north to south coast.

Minimum stay out of high season is 3 nights. School hols, 7 nights. Completed booking form and deposit required to confirm all bookings. Full payment due 6 weeks before arrival or upon booking if making the reservation during that time. Deposit will be refunded after departure assuming no damage has occurred.

Arrival is any time after 4pm, departure is 10am to enable us to get the property ready for the next guests.

Luggs Barn is perfect for families and the location at the end of a long track with a secure garden means that the only vehicular access around the property is for guests and the owners in the main farmhouse. A public footpath runs along the main drive, connecting Luggs Barn with the network of Blackdown Hills footpaths and enabling guests to explore this beautiful area on foot if they wish.

The Devon region

The Blackdown Hills AONB is a stunning rural area between Taunton and Honiton covering parts of both Devon and Somerset. The birthplace of Young Farmers, Hemyock, 2 miles away with churches, shop and pub, and more extensive day to day banking and shopping facilities can be found at Wellington, 4 miles. The larger centres of Taunton, Tiverton and Honiton are all 11 miles distant. The village of Culmstock boasts an excellent pub and shop/cafe, both of which are deservedly popular local haunts. The vibrant city of Exeter is just 25 miles away and easily accessible via the M5, just 15 mins away.

The Wellington Monument is just 2 miles away and a local landmark with panoramic views and some beautiful walks in the vicinity.

Renowned for its lace making traditions, Honiton is a charming market town with numerous antique shops and is a popular destination for anyone with an interest in antiques or vintage finds. "Fabulous relaxing break away in Devon"

We loved Luggs Barn and the location. Sarah and Bill, the owners, were very helpful both before and during our stay. We were planning a birthday celebration at the barn and they advised us on caterers and a pianist for the evening's celebrations! They even provided a piano for us and were generally very accommodating. We had a mixed group of family the first few days, followed by friends for the last weekend. Everyone loved it and it was particularly lovely when the sun came out and we sat in the gorgeous south facing garden with amazing views until the sun set! The party in the evening felt like a wedding reception, the venue was truly stunning and everyone dressed up - the wonderful pianist Ed Jacobs made it a night to remember! A truly relaxing break. We really did not want to come home!

"Just so wonderful..."

We stayed at Luggs Barn with my family for Easter, in total there were 7 of us. It is a beautiful converted barn, very well decorated and thought out. We had more than enough room for all of us. The bedrooms were clean, comfortable and spacious and there were plenty of showers and bathrooms. The living room (upstairs so you could see the beautiful views) was large but cosy. There was a wood burner which kept the room nice and warm. The kitchen/dining room was also a good size and well equipped with cooking utensils. We very much enjoyed cooking our Easter Sunday roast there (with meat from the farmer next door Kittow Cattle). There are a lot of things to do in the local area - we went for plenty of rambles, to a local market and drove to the coast as we love Beer and Branscombe. Lovely and friendly owners, and we hope to stay there again soon!
