BURLAND HOUSE is a large, comfortable family home set in Halsinger, on the outskirts of Braunton village, in the Devonshire countryside, a few miles from the coast and within easy reach of Barnstaple. It is fully centrally heated, well equipped and boasts stunning countryside views from several rooms. This warming property is ideal for larger groups or several families. The beaches of Saunton, Putsborough, Woolacombe & Croyde Bay are all close by.

LIVING AREAS

Entrance into Snug/Boot Room with wide door leading out to the patio and rear garden, this room also leads to the large and comfortable country Kitchen/Dining Room, which has a triple-aspect feel with large sliding patio doors directly out to the garden. The primary lounge is a cosy, double aspect room with wooden floor and comfy sofas. There is a newly installed 52" internet television and DVD Player, bookcases, board games, pictures and wall lighting, all adding to the charm of this property.

There is a newly installed 52" internet television and DVD Player, bookcases, board games, pictures and wall lighting, all adding to the charm of this property. A further hall, this being the main entrance hall, has a wide front door to the driveway, wooden floors. The secondary lounge is a large, double-aspect room, with polished wooden flooring, rugs, pictures and feature furniture. It has comfortable sofas and is attractively decorated and also has a large wood-burning stove.

KITCHEN

The kitchen is pleasant and homely, with Shaker style units, double sink, electric cooker and dishwasher as well as all the cooking utensils that you would require. Next to the kitchen is the Utility Room/Larder housing the fridges, freezer and the washing machine, and has plenty of shelving.

BEDROOMS

Bedroom 1 comprises a double bed and wardrobe with lovely views over adjoining fields.

Bedroom 2 is a pleasant twin room facing west, catching morning sun.

Bedroom 3 is a double-aspect room with bunk beds and fitted wardrobes with views up the country lanes.

Bedroom 4 is another double room with stunning country views.

Bedroom 5 is a large loft double bedroom with en-suite. Because it is accessed from the Snug, via an open-plan staircase, it is a more private room in a separate wing of the house. It boasts a six-foot bed and has pleasant old pine furniture and hanging-rails.

BATHROOMS

Off bedroom 5 is a lovely en-suite bathroom with a full-size bath, WC and basin as well as lovely views over the garden.

The family bathroom bathroom comprises a white bath suite and power shower with WC and basin.

There is a separate WC and basin off the hallway on the ground floor.

OUTDOORS

Surrounded by true Devonian countryside, enjoy the super garden, which is very large, enclosed and laid to lawn. There are a few outdoors games items for the whole family to enjoy as well as BBQ for great country meals.

It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail. Along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. North Devon has something to offer and appeal to everyone.There are activities available for all ages. For children there are fun attractions such as 'The Big Sheep' and 'Dinosaur World'. Halsinger

The beaches at Croyde and Woolacombe regularly win awards for cleanliness and safety and are manned by lifeguards throughout the summer months. Most of the region appears to be untouched by time as sleepy, windy lanes reveal thatched roofed cottages and historic buildings and villages such as Lynton in the north of the region and Clovelly in the south. The village of Croyde has many examples of cob walled, thatched cottages.Croyde is ideally located within easy reach of the harbours of Clovelly and Lynmouth which are also perfect places to relax. Meander through the streets of Lynmouth and take a ride on the unique water powered cliff railway to the twin town of Lynton which is perched high on the cliffs. Clovelly is another of the prettiest coastal village where it feels as if time stood still. The only means of transport on these famous cobbled streets are donkeys and sleds. There are beaches at Woolacombe, Combe Martin, Putsborough, Croyde and Saunton, near Braunton.The Tarka Trail, ideal for walking or cycling, is just around the corner.Barnstaple, the county town of North Devon, is only 5 miles away.Saunton Golf Course boasts of two 18-hole golf links, one a championship course, again only 2 miles away.
