Rockwood is a picturesque and cosy 6 bedroom holiday retreat. It is a traditionally built Lakeland Residence, built into the hillside and is situated along a very quiet country lane on the edge of the pretty village of Grasmere and at the foot of Helm Crag.

It is within easy walking distance of the village, only about half a mile away, where you will be charmed by the quaint and historic houses, the Norman Church, Dove Cottage. where William Wordsworth lived and wrote (and the Wordsworth Museum) as well as the quality restaurants and traditional Cumbrian pubs. Rockwood is also centrally located in the Lakes, so ideal for exploring this, the most beautiful of all the National Parks in England.

Rockwood has 6 bedrooms and accommodates up to 10 adults plus 2 extra children. Two of the bedrooms are in the ground floor annexe, which makes Rockwood ideal for families with older relatives or younger children. There is a family bathroom upstairs and a shower room and WC downstairs, two kitchens and two lounges.

There are no gardens at Rockwood but there is a very small sitting area at the front of the cottage and the drive can only take up to 3 cars, with no alternative parking nearby.

We cannot accept groups for stag parties, hen nights or more than 10 adults. We can only accept a maximum of 12 guests. We do accept up to two well behaved dogs (depending on the number of the people staying in the cottage). There is a small cleaning charge for each dog.

Outside school holidays we do offer 4 night weekend breaks and 3 night midweek breaks, but 7 nights minimum during school holidays. Prices include cleaning before and after your stay, free high speed wireless internet access, logs for the log burning stove and VAT. Linen is also provided. Pets are welcome, but we do charge £30 per pet per week for additional cleaning. 30% of the cost of the booking is payable at the time of the booking, with the balance due 8 weeks prior to arrival.

Rockwood cottage is spacious and cosy, retaining traditional features particularly the mellow pine and oak beams. The house is in two linked parts: the main house and an annexe. The main house offers a farmhouse kitchen with open plan dining area with an old stone fireplace with wood burning stove.The main lounge offers comfortable furniture to relax in after a long walk, (TV, DVD, CD) with childrens den off. Upstairs offers 4 bedrooms (3 doubles, 1 twin) and a family bathroom. The annexe offers 2 downstairs bedrooms (1 double, 1 twin) useful for older guests, as well as large lounge (TV DVD), kitchen and shower room/wc. There is parking for 3 medium sized cars in the drive.Bedrooms: Main house. Bedroom 1: Superking double with wonderful views and personal washstand. Bedroom 2: King double, with personal washstand. Bedroom 3: King double. Bedroom 4: 2 singles. Annexe w 2 downstairs rooms: Bedroom 1: King double. Bedroom 2: 2 singles.Main family bathroom in main house upstairs, with bath, wc. Downstairs shower room and wc in annexe. 2 kitchens, one in the main house, one in annexe. Both with electric hobs, oven, fridge, microwave, fridge. Main kitchen also offers freezer, washing machine, dishwasher. Well equipped with enough for all your cooking needs, including toaster, cafetiere etc.The main house has an open plan kitchen/diner. The dining table, by the log burning stove, offers plenty of space for all. The main lounge is large and comfortable, with childrens den and TV off. The annexe also offers a TV lounge for 6.High quality linen is provided for all our guests, but personal towels are not. The house is professionally cleaned before and after your stay.The accommodation at Rockwood is perfect for a family holiday, for those wanting a spacious home from home; or for friends sharing a holiday. It is in an extremely beautiful part of the Lake District in total peace and quiet, yet very close to the village. It sits along a quiet country lane, where deer are often spotted, and cows are herded every morning for milking.

The layout of the house is also perfect to afford some privacy or for those who share differing tastes in Tv or evening games, as it has 2 lounges. But the large dining area means everyone can still socialise together in front of a warm log fire. The 2 downstairs bedrooms are ideal forn those who may not be able tio manage the stairs so easily. The accessibility of the village, only 10 minutes walk away, means you can stroll to ione of the traditional local pubs, or enjoy a meal in a lovely restuarant. We gladly accept pets are are a non-smoking establishment. Rockwood has free wireless internet.

Rockwood is at the foot of Helm Crag, about 1000 feet high, which is a 1.5 hour return walk, and offers the most amazing views over the valley of Grasmere. Walking in the other directions brings you to Easdale Tarn and its waterfalls, whilst walking across the valley takes you up a very strenuous hill via the Travellers Rest pub! There is no garden, althouigh there is a sitting area at the front of the house. Only 3 medium sized cars can be parked at Rockwood.

There is a good bus service in the Lake District. For those people who are bringing a car, there are some lovely scenic drives. There is a train service between Windermere and Kendal. There are many places to hire bicycles in the South Lakes.

Very Good

“Good for group accommodation”

This a definitely a group accommodation as there is everything there to suit all needs. It is a good ten minutes walk out of central grasmere and the owners have provided maps to get to the local pubs and attractions. It is quiet which is why we chose it. The rooms are a good size and my only negative which is small, it is a little dated and could do with a refurbishment throughout ie taps are mismatched and hot water comes through the cold tap and the bedroom walls need insulating as you are able to hear all conversations/noises. It did not spoil our stay though.

A spacious, very comfortable, well-equipped property in a quiet location. Everything works!Lack of usable outside space balanced by easy walks from the door to Grasmere village and some of Lakeland's best scenery. Reliable Wi-Fi and two TVs make it ideal for mixed groups. With a full complement of 3 cars, there is some shuffling around to be done but you soon get adept at that. Great pub grub at the Travellers Rest only a stroll away.

If Christine (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
