The house retains its original features and charm and has been lovingly renovated to the highest standards inside to provide a modern, spacious and luxurious living space. With three large bedrooms and two bathrooms, the house can easily accommodate six people.

The Ground Floor:

Kitchen
Entirely renovated to the highest standards, the ground floor has a spacious open plan luxury kitchen and dining room with original exposed beams and cherry wood floors.

Flooded with natural light, there are two shuttered windows to the front of the house, with window seats, and one window to the rear which overlooks the small stream that runs directly behind the house.

There is also a super-size armchair in one corner for those of us who would rather rest than cook.

The deluxe kitchen is exceptionally well appointed and has all mod cons, including a large American fridge freezer, dishwasher, and washing machine. It has a large breakfast bar with seating for six.

The dining area features the original fireplace, and the original stone sink used by the nuns. There is a large pine dining table, with wooden chairs, and soft ambient lighting for the evenings.

Sitting Room
With two large shuttered French windows that open directly onto the terrace, a garden door, and a window that faces the stream, the luxurious sitting room is bathed in natural light from three sides. The room features original exposed beams and cherry wood floors. With ample seating for six, including a large Conran sofa, giant beanbag and armchairs, it is exceptionally relaxing and comfortable. There is a large flat screen television with all the FreeSat channels, as well as a DVD player. There is also a radio and CD player, and WI-FI is available throughout the house.

There is also a downstairs toilet, central heating and constant hot water.

Upstairs:

The landing features a small writing desk and the entire first floor has been furnished with pure wool carpets for ultimate comfort.

Master bedroom
The spacious master bedroom features original exposed beams. With three shuttered windows on two sides looking out to the countryside and across to the Church spire, the room is exceptionally light and airy. It has a super-king size bed as well as a large sofa and super-size beanbag for extra seating. It also has a custom built wardrobe and dressing area.

The room also benefits from a separate toilet and luxury wet room with a rainfall shower.

Second bedroom
The second bedroom has a large shuttered window looking with views to the Church, and exposed beams. It features a luxury king size bed, custom build wardrobe as well as extra shelving.

Third bedroom
The third bedroom has a shuttered window and and two highly comfortable single beds with bedside tables and lights.

All the bedrooms have portable electric fans.

The two bedrooms share a sumptuous bathroom with a large bath, toilet, heated towel rail, and shuttered window.

Pool and Gardens
Outside there is a large private swimming pool (12m x 6m) with Roman steps and non slip surrounds. There is also a fully operational barbecue. The enclosed walled garden and terrace is well maintained with abundant honeysuckle creepers and mature plants. There is a large outdoor dining table, plenty of chairs, and sun loungers. The Occitanie region

Situated in the heart of the Bouriane region of South West France. The house is ideally located between the best bits of the Dordogne Lot Rivers and. Numerous castles, prehistoric caves and countless 'villages of France'. It is the perfect retreat to explore the likes of Rocamadour, Domme, Monpazier, Sarlat and Cahors and it's only an hour away from Bergerac Airport.

Steeped in history, this corner of South West France is like travelling back in time. It's relative isolation, up until as recent as the 1980's when the N20 was built and the opening of airports such as Bergerac and Brive has meant very little has changed here for decades - indeed villages like Saint Cirq Lapopie, Domme, La Rogue-Gageac and Monpazier have all been issued with the prestigious 'Villages of France' title, reflecting their beauty and historical importance.

If you like your food, then you've come to the right place. This region of France is world famous for its gastronomy and the superb local markets are bursting with locally produced, quality products.

If you're visiting this region between June and September you are bound to come across a village having it's Fete - normally very entertaining and some can go on for days! You'll witness local music with the obligatory accordion and normally they end with a large firework display. Puy L'Eveque on the Dordogne has one of the best displays, but Cahors, Gourdon and Cazals also have superb festivals.

If you're into your Blues or Jazz music then why not visit the Cahors Blues Festival - in 2015 it's between the 13th - 18th July.

Frayssinet-le-Gelat

You are spoilt for choice when it comes to the vast array of outdoor activities found in this region, which caters for all ages and budgets. Here are just a few.

You literally have hundreds of Chateaux to choose from and some of the best examples like Beynac and Castlenaud are only 30 mins away. The remnants of the Hundred Years War can be found all through the region, as well as Roman occupation.

One of the most important religious centres, on par with Lourdes and Santiago de Compostela, (hence, the most visited site in France outside of Paris) is Rocamadour, which is only 55 mins away.

Prehistoric caves - some of the earliest signs of man can be found in the world famous caves at Pech Merle, dating back 25,000 years. Then there's the spectacular caves at Padirac where after you descend down into the abyss you then get into a boat to take a trip on the underground lake!

The Cahors wine was introduced by the Romans and is renowned for its black appearance. It was even served to Eleanor of Aquitaine and Henry II when they married in 1152.

Canoeing on both the Dordogne and Lot rivers gives you a different vantage point of the spectacular Chateaux, villages and cliffs.
Hot Air ballooning over the Dordogne River is the ultimate treat - the early morning flights will blow you away as the mist rises out of the valleys.

Cycling - You can hire bikes in the nearby village of Cazals and there are miles of country tracks for all abilities.
Walking - A great area for walking with routes suitable for all ages and abilities.
