Guests will have unlimited access to the swimming pool, sauna, studio (with table tennis table) and laundry room if required! The only room off limits is the manager's living space, above the television lounge.

Guests will be welcomed on arrival, and met on departure to check that the property has been left in an adequate condition with no damage.

Flore village is a small, country village with some beautiful properties. There is plenty of off-road walking to be done from the house, making use of the Nene Way and Jurassic Way. Country roads are small and windy, and the area is undulating, making it great for cycle rides. We are close to several places of interest including Althorpe House, Canons Ashby, and Northampton with it's shoe making history. If you are prepared to drive, we have a large shoppping centre at Milton Keynes, with 4-miles of shop frontage, cafes and restaurants. Alternatively, we are less than an hours' drive from Oxford and Stratford-Upon-Avon.

There is a car park on the premises, able to fit approximately 10-12 cars. Northampton train station is about a 20 minute taxi drive away. Flore has a regular bus service that goes between Daventry and Northampton.

We have a beautifully gentle black cat named Bob who lives on sight. He requires feeding twice a day, and lots of cuddles if you like cats!
* If you have a cat allergy, please make us aware in advance and we will re-house Bob for the duration of your stay.

HOUSE RULES

Please take a moment to read our booking conditions and noise policy below as we want to ensure that all our guests have a wonderful stay and that our neighbours are not disturbed.

Rentals commence at 3 p.m. on the day of arrival and terminate at 11 a.m. on the day of departure, this policy is strict and non-negotiable

The number of persons occupying the property must not exceed 17 persons or the number stipulated at the time of booking.

The property will be used for personal and domestic purposes only.

The property shall not be used for any commercial purposes without the written consent of The Real Retreat Company. In order to ensure the peace and quiet of our neighbours, music or other noise that can be heard outside the property is not permitted after 11 pm.

The Real Retreat Company reserves the right to refuse entry to the entire party if any of these conditions are not observed.

HOLIDAY ACCOMMODATION

The Real Retreat Company is let as holiday accommodation and does not create a Landlord and Tenant relationship within the meaning of the Rent acts.

Should there be cause for complaint during the rental of the property, it must be notified promptly to the management.

The client is legally bound to reimburse The Real Retreat Company for replacement, repair or extra cleaning costs on demand. We do not charge for minor breakages only for serious or wilful damage. In the unlikely event of serious damage, The Real Retreat Company does not limit its claim to the damage deposit, but would seek full payment in full for any damages.

The client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. An additional charge may be made if extra cleaning is required. The client shall no re-arrange or move any of the furnishings.

The Real Retreat Company will check the condition and contents of the property and will notify Holiday Lettings within two days of any additional cleaning costs or charges for damage and breakages for which the hirer is liable. Payment shall be made by the hirer immediately on receipt of the invoice in respect of the above charges.

The charges will be deducted from the terms and conditions deposit and the balance refunded to the hirer by The Real Retreat Company within fourteen days.

Unless otherwise agreed in writing between The Real Retreat Company and the hirer, no more than the maximum of persons as stated at the time of booking may occupy the property. Admittance may be refused if this condition is not observed The Real Retreat Company reserves the right to refuse or revoke bookings from parties which may in their opinion be unsuitable for the property concerned. In such cases all payments will be forfeited by the client.

Dogs are welcome on prior arrangement with The Real Retreat Company. Dogs must be kept under proper supervision and control at all times and must be kept on the ground floor only. No pets other than dogs are permitted.

Smoking is not permitted in The Real Retreat Company. Smoking outdoors is only permitted outside; please ensure that you use ash trays provided. If the smell of smoke is detected in any of the rooms the cost of cleaning will be charged to the client and deducted from the damage deposit.

The Real Retreat Company (for itself, its employees and agents) shall not be liable to the client for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental.

The Real Retreat Company shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

TERMINATION OF BOOKING

The right is reserved to terminate the booking with immediate effect if the hirer fails to observe the rules imposed from time to time The Real Retreat Company and in the event of termination under the provisions of this clause the hirer will not be entitled to any refund of the hiring fee paid. The rules are set out in the schedule here to and The Real Retreat Company reserves the right to alter, amend or add to the rules and conditions at any time.

The Real Retreat Company has a private setting but we do have neighbours whose needs we respect. We therefore ask all our guests to show consideration to the environment and our neighbours in all matters, and especially with regard to noise.

To help ensure everyone's stay goes well, we ask you to respect the following noise rules:

- Please limit any music playing or television noise inside the house so it cannot be heard outside -

- Please show consideration for our neighbours in the early morning and late evening -

- After 11pm and before 9am please use the gardens around the house as quiet areas -

- Please do not take radios, CD players or other sources of music outside the house -

-Please do not turn up music within the property to provide music outside –
