This beautiful, modern villa is located within walking distance of the famous Fitou wine village and has stunning views of the Mediterranean sea, the inland salt water lake (complete with oyster and mussel beds), the Pyrenees mountains and the medieval chateau of Fitou (illuminated at night).

The villa has a large, private and secluded swimming pool, deep at one end and shallow at the other with a wide ledge ideal for toddler paddling. The outside area is a true asset with a snug where guests can relax and enjoy the stunning view of the chateau illuminated at night. There are large terraces on both levels with a dining table and six comfy chairs on the first floor and a dining table with eight chairs on the ground floor. The party-size barrel BBQ is perfect for outdoor cooking. For those who wish to make the most of the fresh local produce and cook at home there is a pretty kitchen garden planted with a selection of fruit trees and herbs. This area also has a basketball net and being laid to gravel is ideal as a family play area for games such as boules. The villa has private off-street parking for three cars.

The villa is stylishly furnished with leather sofas, glass tables, retro bar stools and complementory soft furnishings.

The villa is also fully equipped with quality fittings with features including WI-FI, UK internet and local satellite TV, a fully fitted kitchen with composite stone worktops, a neff double oven, a wine cooler, a microwave, a filter coffee machine and both gas and electric induction hobs.

The villa is bright and spacious and is ideal for large groups with two master bedrooms, both with en-suite shower rooms plus two twin rooms, a family bathroom and separate WC. The bright and spacious open-plan lounge, dining and kitchen area opens out onto a large terrace and there is the added luxury of an additional reception room on the ground floor with a leather sofa bed, TV and bar/kitchenette with double patio doors opening onto the pool area.

The property sleeps 8-10 people in 4 double bedrooms plus a sofa bed in the second reception room that could double up as a fifth bedroom if required. All bedrooms have fitted wardrobes and cooling fans.

There is also a utility room with washing machine and a utility area at the side of the villa with a fixed washing line.

The Languedoc-Roussillon region

Languedoc-Roussillon is France's southernmost region and boasts everything from long sandy beaches, the Pyrennees mountains, rivers, lakes and gorges and of course the beautiful Mediterranean Sea.

The region has a long coastline of virtually uninterrupted white, sandy beaches and picturesque fishing villages and ports. Beach bars and restaurants spring up in the summer months where you can relax on large comfy hammocks, bean bags or sunloungers and eat amazing Mediterranean food whilst the sun goes down.

Watersports including wind and kite surfing, sailing, paddle boarding, canoeing, diving and water skiing can be found on the coast whilst activities such as cannyoning, mountain biking, rock climbing, horse riding, white water rafting, hiking and golf are also available nearby.

The ski resorts of the Pyrenees mountains are just a 90 minute drive away.

The local area offers lots of family activities and days out such as the underground caves at Ville-Franche (40mins), the little yellow train that travels up the Pyrenees mountains (40 mins), a fantastic African safari park with over 3000 animals (15 mins) as well as a whole host of adventure and water parks (20 mins).

The region is littered with historical monuments, abbeys and castles and boasts several UNESCO World Heritage sites: the Pont du Gard, the Canal du Midi, the medieval walled city at Carcassonne and the pilgrimage routes to Santiago de Compostela, which take in the abbey of Saint-Guilhem-le-Désert and the abbey church of Saint-Gilles. A short trip over the border in to Spain will take you to Figueres where you can visit the famous Dail museum and the region is famous for it's great painters like Matisse and Picasso who once found inspiration in the beauty and light of ports such as Collioure, Banyuls, Port-Vendres and Cerbère.

Perpignan, with it's strong Catalan influence is a 20 minute drive away where you will find a maze of chiq boutiques and busy pavement bars, cafés and restaurants.

The local culture is brought to life in carnivals and festivals, such as the traditional celebrations of the bull in the nearby Catalan towns and villages, the fishermen's festivals at Gruissan, Sète and Bouzigues; and traditional maritime jousting tournaments at Sète and Mèze. During July and August music festivals are held in most towns and villages.

The Languedoc is an exciting region to visit all year round with over 300 days of sunshine each year.

Fitou

Fitou is a famous, traditional wine village offering ample opportunity to sample the local wine in it's many village caves.

There are four great restaurants within a ten minute walk of the villa. All serve superb food and offer a unique French atmosphere. At the Vidal restaurant you can indulge in an amazing seafood and cold meats buffet whilst being entertained by the Grandfather on his saxaphone....a truly unforgettable experience! At Cave D'Agnes restaurant, a converted barn, the food tends to be traditionally French with options such as foie gras, oysters, goats cheese, steak rossini and seabass. Other restaurants within walking distance of the villa include Le Moulin, and Le Troit Vert.

There is also a medieval chateau within a 10 minute walk that has a beautifully rustic bar where tapas is served. Live music is performed frequently during the mid and high season. The terrace area has views over the rooftops of the village to the lake and sea beyond.

The village also offers some additional restaurants, a bar/ tabac, a boulangerie, a greengrocers, a supermarket, a post office and a doctors surgery.

There is a football stadium, a hard surface football/basketball court with a small climbing wall, a table tennis table, a children's playground, a skate park, a bouladrome and a tennis court.

The village comes to life in July and August when you can experience regular musical evenings outside the local bar and the annual wine fete at the beginning of August.

Just ten minutes drive away you will find several beach bars and restaurants between Leucate Plage and Port Leucate including Le Poulpe where you can relax on comfy (fatboy) bean bags and hammocks and eat a selction of amazing local Mediterranean dishes throughout the day and whilst the sun goes down

Windsurfing can be enjoyed by beginners and pro's alike at the Wesh Center Crew, a windsurfing school, bar and restuarant located on the etang approximately eight minutes drive from the villa. There you can book lessons with English-speaking instructors, hire windsurfing and paddle board equipment or if you're already equipped, just turn up and get out on the water. After a session on the water you can then relax and make the most of the serfy athmosphere at one of the Wesh BBQ's, sometimes with live bands, whilst watching the sun go down over the etang. (The Wesh bar and restauarant is open to all).

Additional water sports such as sailing, cannoeing, kite surfing, water skiing etc can be found nearby at La Franqui or Port Leucate.
