The internal layout offers light, open plan living with four intercommunicating ground floor reception rooms providing extensive entertaining space, four bedrooms and two bathrooms.

Thank you for your comments following your recent stay and we are very sorry that some of the issues that you raised didn’t come up to our normal high standards. The cleanliness level was not acceptable and the issues raised were addressed with the cleaning company responsible for the property and also the owners. Unfortunately, you were the first guests of the season in a property that was also new to us this year and it seems that there were more than a few teething problems particularly regarding builders materials. We received a call from you shortly after your arrival at the property when you raised some initial concerns regarding the cleanliness of the property. We immediately sent a company representative to deal with those issues who arrived within about 10 minutes of your call. You queried our booking fees and linen hire which are regarded as being very competitive. Linen is charged for separately and not included in the initial cost of the property rental, this we feel is the fairest way of pricing for this item as some clients prefer to bring their own linen so including this would be prohibitive for them. High chairs and cots are also paid for separately and this is made clear to anyone with these requirements. Linen hire is £12.50p per person, provided directly by our cleaning companies and includes, bed linen, hand towel and bath sheet. Credit card charges do apply when booking (3%) and this would be communicated at the time of taking payment, together with alternatives, including cheque payments which do not attract any charge and debit cards which are 0.1% additionally. The property is correctly advertised as being in West Wittering, this is the postal address. It can be confusing as the western side of East Wittering village is actually in the Parish of West Wittering, this is why we put maps of all of our properties on the website (http://www.baileys.uk.com/holiday-lettings ) indicating the exact position of t he accommodation so that clients are aware of the location. We act only as agents for the owners, these owners use a number of cleaning companies some of whom are more proactive with regard to leaving items that you would normally see in a welcome pack. We supply toilet rolls to every w.c. in every property and depending on the cleaning company employed items like dish washer tablets, kitchen towels and washing up liquid would also be left. It is disappointing that on this occasion the property failed to meet all your expectations. We welcome all feedback as we have a very hands on and immediate response to any issues that might occur at any of the properties we manage and this feedback is useful in raising standards for future visitors. Subsequent reviews of the property have been very positive so hopefully the initial teething problems have been resolved. We would also mention that for the 2017 season many of our properties will include linen as standard within the rental price.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.
