Description

Beaches View Is a ground floor apartment, located above the esplannade on one of the first roads to be developed in Exmouth. It is part of a villa that was built circa 1833 and is grade II listed. All amenities are within walking distance. The beach is about 75 yards away which also puts you onto the South West Coast Path. There are restaurants within 50 yards as well as cafes on the esplanade and pubs nearby. The town is a 5 minute walk away and the station approximately 10 minutes.

Exmouth is a thriving sea-side town with a level, town centre. It has 2 miles of golden beaches which are child-friendly and covered by life-guard services for the main season. There is a small cinema, two theatres, a couple of sports centres with pools and Crealy adventure/theme park is a short drive away.

Bicycle hire is available in the town or near the bottom of the cycle path to Lympstone. This is part of a network of cycleways which continues all the way to Exeter. There is also a cycle lane along the esplannade.

Budleigh Salterton is a 10 minute drive away or a pleasant walk on the coast path which continues on to Sidmouth. There are water taxis and boat trips from Exmouth as well as the chance to learn a watersport (stand up paddleboarding, wind surfing, kite surfing, yachting, kayaking etc.) Plenty to keep the whole family amused.

The property is entered via a few steps (with hand rail) to the main entrance of the building. The master bedroom has a King Sized bed (5 foot) and lovely sea views from the large window. There are two leather dining chairs and small coffee tables for you to sit and take in the views if you wish.
The lounge/diner has a feature fireplace with solid slate hearth. There is a large sofa and two armchairs which provide the best sea views from the large sash window. The flat screen TV is freeview and there is a DVD player. A selection of books, DVDs, CDs, games and children's books are provided, as are maps, timetables and information for the local area.
The bathroom is newly fitted with power shower over bath and towel radiator.
The kitchen is newly fitted with plenty of units and integrated appliances, including a full electric cooker and hob, fridge with 4* freezer compartment and washer dryer.
The twin room has two single beds (3 foot) and plenty of storage. This room does have a small step down into (carpeted).

There is private parking space on the front of the property which you could also block in if you wished to park another car. The lawned area to the front is the garden to this apartment only and is bordered by a tree and bushes.
Please note, there is a light well to the basement property which is not fenced so please take care with young children.

Getting around

There is a road train stop just up from the property during the main season. The trains run half hourly into Exeter and hourly onto either Paignton or Barnstaple. Buses go to Budleigh Salterton, Sidmouth other towns not served by stations.

“Short break in Devon”

A lovely apartment, very well equipped and beautifully located a short walk from the town and overlooking the beach. We travelled by train and it was only a 15-20 minute walk from the station. Plenty to do in and around Exmouth. We enjoyed our stay.

I have often 'dumped' the car and just walked and used the train to ensure a stress free stay with no driving. The rail line follows the estuary so is a scenic journey even up to Exeter for a bit of retail therapy.

“A comfortable well equipped flat”

Exmouth Devon. Comfortable accommodation with all needs provided in an easy to reach location. The flat was located near to the town with its amenities and had a splendid coastal view overlooking the sea. The arrival details and key collection information led to a smooth arrival. There was free parking immediately outside the property. We had a relaxing stay.

“Good position but needs TLC”

THE GOOD; Great position. It's close enough to walk into town or along the sea front It's a lovely warm flat and we had no bother from the other residents. It has its own parking space but be careful of the bollards. It has a smoke alarm,a fire blanket and a Co2 monitor. The pine furniture is lovely. THE BAD; The flat promotes itself on its sea view but this is marred by dirty windows in the lounge and a window that looks permantly as if it has condensation. The king bed is so creaky and uncomfortable The sofa is past it. We have a lovely squishy sofa that we can fluff up and it's great but we tried to fluff this up but it is beyond redemption. The kitchen has very high ceilings and 2 of the 4 bulbs were not working. The owner quickly rectified this but the cooker hood, which was not working, was not looked at. As this is above the hob it made it very dark to cook given that the hood creates a shadow from the ceiling lights. There was no way of closing the kitchen blind as it was broken. We could find no information as to where to put the rubbish. We tried what looked like a back door but it was locked. The curtains in both rooms were hanging off the rails at the ends. No doubt because of the window height. This meant the bedroom curtains would not close properly and let the light in. THE UGLY; The radiators in the lounge are very rusty and would benefit from a radiator cover The outside of the building is not very appealing and there is no outside light so take a torch. I fell one night as the surface on the drive is not even. All in all a nice flat spoilt by lack of attention to detail

Owner's reply: This guest contacted me after five pm on the Saturday after they had arrived sometime earlier. She was quite angry and complained that she couldn't see to cook because the cooker hood lights were not working. I explained that if one of the bulbs had blown it would have tripped the internal fuse and I wouldn't be able to get an electrician out over the weekend but hoped the other lights were enough as there are 4x 50w in the main light fitting and a 60w wall light. She said 2 of the over head bulbs were not working and told me I should have had someone come out and check after the cleaners had left. I apologised and immediately contacted my cleaner who confirmed that she had checked the lights that morning and they had all worked. We understand bulbs blow so I arranged for someone to pick up spare bulbs and visit to fit them immediately. Within half an hour this guest had someone come and replace 2 bulbs and check the overhead cooker fan (which had blown a bulb). I don't see what more I could have done on a Saturday evening. There is a file in the main book case which has all the details of how to work everything and also local places, Post Box times, Chemists, etc. and also explains the rubbish and recycling. There shouldn't have been any need to clear the large kitchen bin anyway but the back door they said they couldn't open is not locked - it does not have a lock as it is inaccessible to any other property. The bedroom curtains are actually double curtains and are operated by a cord. They close fully and have ample material to fully cover any gaps manually if they didn't. The radiators in the lounge are normal radiators. The only rusty bits are deep inside. I'm not sure why you would be looking down inside a radiator rather than out at the view through the adjacent window. The windows are cleaned regularly by a local window cleaner but it is the seaside and one storm will leave it's mark on the windows. The outside of the building has just been partially re-rendered and fully redecorated to listed building standards and at great cost. The drive is only for parking on and there is a path to walk on. Unfortunately this guest seems to be looking to find fault.

“Very well equiped and located”

A very nice appartment that was clean and well equiped. The location was perferct, about 10 mins walk from the town and 3 mins walk from the beach.
