With unrivalled views over Lake Geneva this spacious recently (and completelty) renovated two bedroomed apartment is on the first floor of a farm house dating back to the 1800s. It is full of character with original beams throughout and offers comfortable and spacious accommodation. It is within easy reach of ski resorts and the lake and Ideal for summer or winter.

The apartment is 90 sq metres with a very large open plan living room / kitchen / diner plus two large bedrooms -one double plus one larger bedroom which can be set up with up to four single beds or one double if required. All beds and bedding are new and extremely comfortable, Each bedroom has its own bathroom - the larger bedroom's bathroom is ensuite and contains a bath and separate shower and the other bathroom has a shower.

The apartment is part of a much larger house with a three bedroom apartment below also available to let. The whole house is available to let as one if required - and would be ideal

The property also has wifi and English TV.

Newly furnished with spectacular views over lake Geneva this property offers the ideal location for many activities. The renowned Evian Masters golf course is a mile away - easily accessible on foot, by car or a short bus ride. The lake, mountains and climate provide a fabulous summer playground with plenty to do all around. {see details below].

The Porte du Soleil ski resorts are a 45 min drive up the hill and Verbier can be reached in a fraction over an hour. However there is plenty of skiing closer to hand, with the smaller resorts of Thollon and Bernex within a 15 min drive. Evian is a beautiful town on the edge of lake Geneva, opposite Lausanne and just an hour from Geneva airport.

The town of Evian is spoilt for choice - in the winter it makes a perfect base for a ski safari. Only 15 minutes up the slope are the more intimate ski villages of Bernex and Thonon les Memises, which although smaller than their larger neighbours in the Porte du Soleil provide great skiing, especially for beginners and intermediate skiers. Lift passes are also great value there too, which is a bonus.

The beauty of basing yourself in Evian is that you don't have to chose one resort to ski in you can ski in loads. 30 minutes from the house is more skiing at St Jean D'aulps and 10 minutes beyond that and you are in the Porte du Soleil itself where Morzine, Avoriaz and Chatel (to name just three) are all awaiting you. There is more skiing there than you can shake a ski pole at!

But if that is not enough then Verbier is a whisker over an hour away - and by accessing the resort by a lift below the town you miss all of Verbier's notorious parking and traffic problems as well as the queues in town for the lift. Its win win.

There is clearly plenty to do in the winter but there is more in the summer - Lac Leman (Lake Geneva to the Swiss) provides opportunities for swimming / boating / waterskiing ... whatever takes your fancy. The summer weather is generally warm (mid 20s upwards) with the odd fantastic thunder storm thrown in for good measure - usually short lived and great viewing with a beer. The town itself is full of life... cafes, great shopping to potter in, restaurants, markets, stunning flowers, bustle and atmosphere and above all... it is Evian after all... water. Fountains everywhere.

The town has a fantastic pool complex, with three heated pools, a water slide, lake swimming and diving boards plus a shop for the essentials and a restaurant. There are life guards everywhere and so those who wish to relax with a book can truly do so without worrying if the kids are safe. If water isn't your thing then maybe golf or horse riding are? There are fantastic facilities for both nearby. All of this and we haven't mentioned walking and biking. The ski slopes in winter become a mecca for mountain bikers in the summer.

Other places to visit nearby are Yvoire (medieval town), Beunaz (small lake with a zip wire that goes into it and loads more besides), Lindaret (village full of goats), and white water rafting down the river Dranse. I put the full stop in so you could take a breath because then you could get the ferry to Lausanne, go to the markets in Vevey, listen to jazz in Montreux and even go and have a mooch round Geneva.

Sounds fab doesn't it? It is.

Evian-les-Bains

The location of the property, we think, couldn't be better. It is situated high enough above the town itself so you have incredible views of the lake and yet with a bus stop outside the door and better still the funiculaire (free to use) only a 10 minute walk down the hill you can easily get to the lake without a car (although to get the most out of the area we recommend you have one).

if the views aren't enough for you, the house is on the edge of Neuvecelle with its large houses and grand hotels and renowned riding stables only a short walk away as is the public tennis courts (loads of them) rarely all used at once. The Evian Masters golf course (home of one of the Lady professional golf's majors) is just a mile or so away in the other direction. The hotels nearby have fantastic spa facilities if that floats your boat. The Parc de Neuvecelle (a protected forest and nature reserve) is just 200 yards from the house and provides great walks in the shade.

Practically speaking the small area of Milly is one kilometre from the house and has the basic shopping covered including a supermarket, boulangerie / patisserie, chemist, bar, pizza takeaway and restaurant.
