La Vieille Tuilerie (literally, The Old Tileworks or Brickworks - so named as the original owner back in the 50's also owned the brick-making business in the village, now long gone) is a luxury property, with free added extras. Thought and attention has been paid to ensuring your holiday really is a holiday. This is a spacious and light, detached and private, 5-bed, 3 bath family home with large, private and enclosed garden and fully gated pool. Fully renovated with taste and equipped with all mod-cons. Ideal for either one or two families with or without young children. Also with a ground floor bedroom suite, perfect for accompanying grandparents too.

La Tuilerie is located on the edge of a village called Espondeilhan (affectionately known as Espon-diddly-dong!), within easy walking distance (3 minutes) to the shops including a baker's, bar-restaurant (Wanagaine), tabac and a Post Office. It is close to the beautiful medieval market town of Pézenas (market day Saturday) and the larger city of Béziers at about 12-15 minutes to each one. The nearest large supermarket (with service station for petrol) is only 5 minutes away in a larger village called Servian. Secure parking. Beaches 30 mins, Lac Salagou 30 mins. Superb walking, cycling, riding, windsurfing, sailing, tennis and golf.

This will be our fourth season renting our house out after really successful summer seasons in 2013, 2014 and 2015. With good planning and thinking ahead, we're pleased to say that everything has so far gone extremely smoothly. We've done a lot of summer holiday house renting ourselves, so are applying our principles of everything from 'absolute necessities' to 'wouldn't it be nice if' to the house and to the welcome pack of essentials (eg brand new kitchen sponges every time and bin liners that fit the Brabantia bin, for example!).

Outside: Pool 10m x 5m. Gated, fenced and lockable with two gates. Stone barbecue on the terrace and two lovely tables seating up to 12. Large private and 100% secure, enclosed garden with children's play area (trampoline, slide, swing, see-saw) and toddler garden with lush, green grass and toddler toys (small slide, plastic seesaws, mini-Bosch lawnmower etc).

Downstairs: Large hall with out-of-tune piano! To the right, a formal living room with wide-screen TV, Freeview TV. The formal living room leads through to a beautiful large, airy double bedroom with en-suite shower-room - great for grandparents, for example. Across the hall lies a second family living/dining room with table for 8/9, widescreen TV with Sky+, DVD (lots of children's DVDs and a few good ones for adults too). Hi-speed wifi throughout. Fully fitted and equipped kitchen (5-ring hob, two ovens, dishwasher, extra drinks fridge and a good range of cookware, utensils and plenty of matching crockery). Table and seating for four in kitchen. French doors onto terrace with barbecue area, next to the pool. End of the hall, downstairs WC and hand-basin. Back of the house, utility room with washing machine, dryer, large ironing board, iron, hoover, cleaning materials.

Upstairs: Four gorgeous large bedrooms; two with two enormous windows looking over the countryside. One master bedroom with king-size bed, one double bedroom with double bed, one kids' room with a queen size bed (120x190) and a single bed and one kids' room with white wooden bunk beds and a wooden cot. Other wooden cots available upon request, eg if you are coming with twins or several under 2's. We do include a good set of toys too! The house sleeps two good-sized families: 4-6 adults and 4-6 children. (As well as wooden cots, we have several high chairs, walkers, bouncers etc - please ask when booking). Baroque-style family bathroom with bath (+ shower) and separate very large rain shower, WC, double hand-basins. Second shower-room with large shower, WC, handbasin. Fans in every bedroom.

All windows have electric shutters which keep out the daylight - great for lie-ins and to help the kiddies sleep!

No smoking inside the house please.

Bedlinen provided, bath and pool towels provided. I have all baby equipment you might require (I run a baby equipment hire business!). Perfect for twins or two, or even three babies/younger children as I can provide two or three high chairs, cots; multiples of pretty much everything you need!

We leave you two hairdryers, liquid handsoap in every bathroom and a set of luggage scales too. We've tried our very best to think of everything you might need to make your stay a real 'home away from home' including - gasp - plenty of matching crockery and co-ordinating bedding with a high threadcount! What? In a holiday home, I hear you say?! Well yes. It's what I'd want so it's what we're offering our guests. I hear horror stories of threadbare towels that make me shudder!

Flexible check in and out times - bag drop and pool use if you arrive early and the cleaner is still preparing the property for you. Did I say we're here to make your holiday as easy as possible?!

14 Dec 2015 - last week we had two gardeners here all week to perform the autumn garden maintenance - leaves swept and burnt, weeding done and garden looking smashing!

17 Dec 2015 - new downstairs loo - redecoration next! We've been in the house for a shade over 5 years and this will be the second update of this loo - we like to keep things fresh! :)

9 Jan 2016 - new changeover team in place for this summer. Long cleaning checklist for changeover days, plus gardening list of jobs.

20 Feb 2016 - Painter coming to spend a week re-painting ceilings and walls wherever needed. He has Carte Blanche to paint blanche! :)

The Languedoc-Roussillon region

This region is of course famous for its wine and there are plenty of opportunities to discover and experience the pleasures of wine-tasting both near and far. There are also many UNESCO World Heritage Sites in the region - the Canal du Midi, lined by beautiful plane trees; the Pont du Gard at Nîmes; the two Catalan sites - the fortified town of Villefranche-de-Conflent and the citadel of Mont-Louis in the Pyrenees Orientales, to name but a few.

Espondeilhan

Eating out on the terraces of the many varied and wonderful little French restaurants of the area is a joy. For swimming and water sports you also have your choice of the River Orb (Cessenon river beaches - 20mins), the Mediterranean Sea (30mins), the gorges in the upper reaches of the River Orb (30mins) and the beautiful local lake (15 mins away). There is almost too much to tell you about! Cap d'Agde with Aqualand and Captain Jacko (fab water parks for older and younger kids), golf, the Pedalorail at St Thibéry, the zip-lining and tree-climbing adventure parks, Pézenas and its ancient cobbled streets and Saturday market... All you have to do is come and see for yourself! (Our house book gives you lots more information on what to do in the region.)

“An extremely well-equipped house”

The house is very pleasant, roomy & particularly well set up indoors and out for young children. Although the village has no real centre, it has a couple of useful shops & a good, new restaurant. It is well placed for visits to th coast & the hills & very well located for Beziers airport. In generl, the owner was very helpful. My only reservation is that being at the end of the seson, we felt the upkeep of the house & grounds was rather poor.

Eleanor - thank you for the compliments regarding the set-up of the house. I was reminded just how many toys, games, kitchen equipment etc that I provide to my guests when moving back in after your stay as I had to spend rather a long time collecting things from odd corners all around the house and garden! Talking of which, apologies for the very unseasonal rain we had in August this year. Although I sprayed the grounds every two weeks over the summer with weedkiller and mowed the lawns on the morning you arrived, there was unfortunately nothing I could do stop them growing while you were here. Also, my changeover team and I assiduously cleaned the house before your arrival and it was deep cleaned (to old toothbrush level!) before my short 8-week season started, along with painting and other maintenance. I took three weeks off work to help do this! I am actually rather pedantic when it comes to cleaning, which is why I form part of the cleaning team on changeover days. I really cannot understand what may have been unsatisfactory inside the house. I also remember going out of my way to respond to each and every one of your demands whilst here. I am also dismayed that you have not mentioned that I gave a family of four in your party a free night in the gite next door in which we live in the summer (worth over 200?) when we moved back in to the house, happily ensuring that we moved our personal affairs entirely out of the gite and cleaning it thoroughly, when we could have left that for a few days, especially considering the cleaning job we had on our hands when moving back into the house. That was a long day! This was my third summer of renting and I have had nothing but wonderful, wonderful guests. It's been a true pleasure meeting them all. But I suppose I was due 'that one'! Oh well, onwards and upwards! Now, back to Hoovering behind those radiators...!
