Apartment 39 Lothian House is a compact 1 bedroom unique apartment, which is fully equipped and luxuriously appointed to the highest standards. Both our apartments (21 Cordiner's Land is our other property) have received annual Four Star Self-Catering awards for the past 16 years, so you can book with confidence for your visit to Edinburgh. The apartment has recently been tastefully modernised with an elegant decor, suiting discerning travellers requiring quality, homely comfort and relaxation. It is extremely well maintained and always presented in the highest condition of cleanliness. Lothian House is a unique Art-Deco building and is an Edinburgh landmark. It's unusual architecture reflects a part of the city's history, depicting scenes of canal workers on the building's exterior friezes. (This location was at the end of the historic Union Canal - the area has been re-developed and it is now possible to enjoy a lovely walk along the refurbished canal area, including being able to stop for a drink or to dine there, if desired.)
The central location makes sightseeing very easy, with many attractions close by. It is only a few minutes easy walk to Princes Street, down Lothian Road. The Edinburgh International Conference Centre is across the road and major banks, theatres, cinemas, restaurants, public car parks, shopping and Edinburgh Castle are all within a 5-10 minute walk. Bus stops are only a minute away and taxis pass the front door.
This lovely property is ideal for single travellers and offers very good security (particularly for women, being 'female friendly'), but it is also great for couples seeking a romantic city centre hideaway, or for small families needing a comfortable base whilst sightseeing.

Edinburgh is full of wonderful things to see and do in this famous Capital city! It is home to some of Scotland's most important historic buildings, places of interest, museums, galleries, theatres, cinemas, culturally enriching experiences, sporting venues, theatrical events, literary tours. It is also easy to take half day trips to a multitude of interesting surrounding places, attractions, general areas of historic note, beautiful countryside such as the Borders. Day trips as far afield as the Highlands are also possible from Edinburgh. Over the past 19 years our guests have regularly said they wished they could have stayed longer, and many have returned for those promised longer return visits!
Apartment 39 Lothian House is located on the corner of Lothian Road & Morrison Street (EH3 9DD), in the heart of Edinburgh's city centre. It is easy walking distance to attractions, theatres, cinemas, clubs, pubs, restaurants, shops, and Princes Street with its beautiful gardens. These gardens are superb for relaxing, or even enjoying a picnic on a summery evening, when the long twilights encourage visitors to enjoy the extended daylight hours. Edinburgh Castle & the Royal Mile are close by - this historic mile is a road leading down the hill from the Castle to the Palace of Holyrood House. The famous Grassmarket is another vibrant area to visit, there are historic pubs where you can enjoy a relaxing meal, do a bit of shopping, or take in some entertainment. The weekly Farmers Market is only 5 minutes walk away from Lothian House, each Saturday morning. This apartment really is in a fabulous location, right in the heart of the action - particularly at festival times. Edinburgh has many festivals, including the Edinburgh International Festival, Fringe Festival, Military Tattoo, Book Festival, Film Festival & Jazz Festival - to name some of the main ones! Events are mainly based at venues within the city centre area, and so are either an easy walk away, or a short bus or taxi journey. Frequent public transport passes the front door of Lothian House, so it really is easy to travel about. A visit here will truly help to create memories of a lifetime!

This charming apartment is only 5/10 minutes walk to Princes Street and has excellent choice of buses too. The apartment was just as described on the website and the breakfast pack provided was much appreciated. Would definitely stay here again.

“A wee gem in the heart of Edinburgh”
I've stayed in this apartment in Lothian House several times now on business, the fact I keep coming back should speak volumes. Always spotlessly clean and perfectly furnished, I was surprised and pleased to find on my latest stay that the flat has recently been refurbished making what was an already lovely apartment even better. Perfectly situated on Lothian Road in the centre of Edinburgh, the flat is well fixed for pretty much everything in town - whether that be restaurants, pubs, theatre and cinema - all in walking distance. Always a warm welcome on arrival and the inclusion of some basic foodstuff (milk, bread, cereals etc) to get you started is a lovely touch. There's a supermarket right round the corner so picking up anything else is easy enough. Perfect for couples (I bring my girlfriend who loves the swimming pool access in the basement of the building), the apartment is a snug wee gem in the heart of Edinburgh. Light sleepers may want to note though that given the central location that there is sometimes some noise to contend with at the weekends (from revelers at pubs and clubs nearby) but a small issue for the ideal location. Highly recommended!

“wonderful accomodation in the centre of Edinburgh”
The apartment is located in the centre. Most of attractions are in walking distance. The bus to the airport stops round the corner. Every day you can easily have a nice walk in Princes Gardens, famous Grassmarket or climb the hill with the Castle. Great variety of shops and pubs or restaurants. The apartment is clean,cosy and comfortable. A lot of equipment,towels,cutlery and dishes.In the basement they have a swimming pool, sauna and solarium without extra fee. The staff is very helpful. Leaving the place I left my keys, they send me them by post. Our daughter came to visit us and could stay for only 40 pounds during 4 nights! Thanks a lot to the owner!!!

“Fantastic, Great Apartment, Clean, Homely, everything you could want, and super welcome Box of groceries”
We had a super time at apartment 39, we found it spotless, and Homely. the furnishings were in great order and everything that we wanted was there. The position of the apartment was ideal for us as everything is in walking distance, from Live Shows, Shopping ,even Murryfield Stadium. Buses were just down the road and they would take you everywhere you wanted to go, The Castle was just a road away and could be viewed from the Apartment,

“Excellent Edinburgh flat”
Fantastic flat with everything you could possibly want. The kitchen was particularly well equipped. Everything was clean and the white towels and duvet were soft and luxurious. The experience was made even better by the breakfast and goody basket left by the efficient and helpful Jenny. Great place to stay for exploring Edinburgh

“Beautiful & comfortable, great location & wonderful swimming pool.”
The apartment is just as comfortable as home. The kitchen has everything, and the bed is so comfortable and warm it is hard to get up in the morning. The apartment is beautifully decorated, and has wonderful views of Edinburgh from every room. The owner stocks the kitchen with nice breakfast food and treats. The building couldn't be in a better location - it is a short walk to Princes St, New Town, the Royal Mile, Grassmarket and the Morningside/Merchiston areas. There are several film houses and theatres,including Usher Hall, within a few blocks. The swimming pool is fantastic - long and warm - perfect for swimming laps. I can't imagine a better place to stay.

“Very Nice, But!”
The apartment is ideally located for all of Edinburgh, the castle and Princes St are within easy walking distance. It was once the Tax Office. The view from the apartment is magnificent. The flat isvery neat and tidy and is well presented. However, it is not cosy and this is down to the quirky nature of its design, a not uncommon problem with conversions. We both found it cramped and cold. The blue wall paper throughout the apartment may have contributed to this feeling.

I wish you had contacted me during your stay though (as we ask all our guests to do, if there is anything arising during their visit), because it is most surprising to hear you found the property cold - the heating system is excellent, and there is a button you could have pressed to have as much warmth as you desired. There is also an electric blanket on the bed. We mention how to work the heating in the information sent in advance, and this is also in the property. The apartment design certainly can be described as 'quirky', as you say, however these Art Deco features and unusual shapes of the rooms help to make this property unique (as detailed on the floor plan on our websites). I hope the matters you raised didn't detract too much from your enjoyment of your visit to Edinburgh though.
“Compact, Cosy and Convenient”
A small flat, quite suitable for a couple. Warm and well-maintained, and help is always on hand if there's a problem. Kitchen is odd shaped, but everything you need is there. It's a corner flat, so there are oddities. The location is just excellent. Five minutes brisk walk takes you down to the west end of Princes St, and you're very handy as well for places like the Grassmarket, Tollcross, the Usher Hall and the Royal Mile. For groceries, you're virtually on top of a Sainsburys. For takeaways you have a great choice within 5 minutes' walk. And you can be at the cinema in about 20 seconds! Public transport is good in Edinburgh. Don't bother bringing a car - you can't get anywhere fast when you're in it, and you can't park when you're not. There was some traffic and late-night-reveller noise outside, but certainly not enough to disturb me. The block is a bit uninspiring when viewed from outside (it's an old office building) but it's secure. Women on their own (my wife informs me) might be a little intimidated by the long corridors and echoing stairwell (there's a lift, BTW). The swimming pool in the basement is fun to use, but again a female would probably hesitate to go down alone.
