A stunning property from which to enjoy Edinburgh. It is in the centre of the Backet Conservation area with properties from early Georgian to the late Victorian eras. This is a very quiet residential area yet with ease of access either by foot or bus to all major attractions in the city centre. With high ceilings and cornice work this immaculate property is a joy!
Many of our visitors are family groups coming together for weddings, graduations or just fun get- togethers.

Within a short walk there is a wide range of shops, pubs and bars but also the wild areas surrounding Arthurs Seat down to Holyrood Palace, the Old Town and the Scottish Parliament building.

Two further double bedrooms and study. These rooms of generous size have stunning views to the east, south and west. All have plenty of hanging space.
The immaculate internal shower room has a toilet and wash basin and is fully tiled.

Parking Details
At weekends ( 5.30pm Friday until 8.30 am Monday) on-street parking is available at no cost.
During the week pay parking is available just a few yards away. Alternatively, free parking is to be found on streets nearby.

Within a two minute walk there is a number of bus routes available which will take you to most parts of the city so a car is not essential to enjoy your stay.

The Scotland region

The apartment is in the centre of Edinburgh's first Conservation Area called Blacket.

The houses are Georgian and early Victorian with beautiful gardens and many trees.

It is extremely quiet but only 2 minutes walk to the nearest bus stops with excellent links to all parts of town.

A few minutes walk from the apartment will bring you to Holyrood Park with all the attractions of Highland Scotland, steep climbs,wonderful views and lochs . Holyrood Palace, the High Street, the Old Town with the Castle and Princes Street are a short distance away.For theatre lovers the Festival Theatre is nearby and during the Edinburgh Festival, The Pleasance, Queens Hall and associated venues are close at hand.

This is an ideal location from which to enjoy the activities of the Edinburgh Festival and a welcome tranquil haven to return to after a busy day sightseeing, shopping or theatre-going.
Ease of access to the Scottish Borders and the beaches of East Lothian both by car and public transport makes this an ideal place from which to enjoy the delights of Scotland.
Newington has a wide variety of restaurants available and is only a short distance from Prestonfield House for special occasions.

“Well situated, spacious apartment in a quiet, delightful, conservation area.”

Overall as described in the title. The apartment is exceptionally spacious and pleasant with views over large adjoining gardens and trees. The kitchen is well equipped and is furnished for dining as well as cooking - a real living room, but there's also a spacious sitting room with a decent TV. Good bus services into town along the A701 (Minto Street + other names going north) and the Dalkeith Road (neither of these roads suffer from solid traffic). It's good to have a smartphone app e.g. Bus Scout to find live bus times. Plenty of shops and restaurants within a 10 minute walk north on A701 towards town. No weekday parking outside but there are roads with 10 min walk with free parking. Owners live below, never intrusive but helpful and friendly when contacted. In winter I'd guess that it could feel a bit chilly.

20 mins walk to the centre of Royal Mile, excellent quiet situation, lovely old house. Apartment is very clean and has everything you could expect to find. Pubs, and shops fairly close with bistro and take away round the corner. Perfect for our group of 7 (3 couples and single friend) very good value for money.

excellent flat with ample accommodation in good location. Do check out the parking arrangements as they require some planning and juggling.. Lovely kitchen well fitted and supplied. large and nicely furnished living room. lovely part of the city, near Hollywood Park.

I booked this apartment for our French family's first trip to Scotland. It suited their needs perfectly as it has a big dining kitchen, huge lounge and four good sized bedrooms, It is extremely well fitted out, in a lovely quiet neighbourhood yet convenient for the city centre. Absolutely great value for money compared to other hoolkiday lets I considered.

I cannot recommend this property highly enough. The owners, Sheila and Ian, were very friendly and always helpful. We were a party of 7 spanning 3 generations, and even with that number and age range we never felt crowded or even close to it. The lounge is extremely spacious, with plenty of seating and a stunning view through the bay window. The kitchen is modern, well equipped and also has plenty of seating. Central Edinburgh is a 20 minute walk for those inclined, or there's a direct bus route with a stop just round the corner on the Dalkeith Road. If you don't feel like going into the centre to eat, it's only a 2 minute walk to the Salisbury Arms, which serves excellent gastro-pub style food. Or if you want to self cater, there's a Tesco express within half a mile. Parking was no problem, we could always find a space in the unrestricted zone just the other side of the Dalkeith Road.

We have just returned from a weeks stay at dryden place. Our party consisted of two adults and five children, but the apartment was spacious enough for everyone and of a very high standard. We found the owner very helpful but we were left to do our own thing, no intrusion. The location was excellent, minutes away from the city centre, plenty of buses. All in all, we can say we had a great time and would happily recommend dryden place to anyone.

Booked this accommodation for a family holiday for new year to visit relations. Very comfortable and homely with welcoming owners. Within walking distance of city centre with local amenities nearby. Slight problem with parking but this was easily overcome.
