Fabulous large victorian double upper apartment located in the heart of the Newington, whose parks / cafes / bars and shops make it our favourite district of Edinburgh. The large cosy property is ideally placed to enjoy the best of Edinburgh's festival and fringe attractions with the minimum of hassle. Many of the main venues / attractions are a stone's throw from the flat, and others, like the castle, Royal Mile and the main shopping areas are easily reached on foot in less than 20 minutes or around 10 minutes by using the frequent bus service which stops outside the door and takes you directly into the heart of the central shopping area.
The apartment was redecorated in 2013 and 2014, and although it has been tastefully modernised it retains many attractive period features, such as original fireplaces, working shutters, ornamental balconies and decorative cornicing. It is a perfect for larger families / groups who are looking for a base from which to explore the city.

A stunning open plan lounge with large 3/4 length shuttered windows which make this room elegant and bright. The room contains an unbelievably comfortable corner sofa, a large television, DVD player (with a large collection of DVD's) and provides ample space for larger parties to chill.
A spacious open plan kitchen / dining room which includes a dishwasher, washing machine, cooker, microwave, fridge and freezer.
Four double bedrooms, all with original sash and case windows, three with working shutters and the other, an en-suite bathroom.
On the upper floor:
Two loft style double bedrooms, both with double beds and views over the rooftops to Arthur's Seat.

The Edinburgh region
Edinburgh is one of Europe's top tourist destinations with the annual Festival and Hogmanay Party being major attractions for visitors from all around the world.
Major visitor attractions include the castle, Holyrood Palace and Edinburgh Zoo (currently home to the only two giant pandas in the UK).
The area is a golfer's paradise with many local courses including Muirfield, home of the 2013 Open Championship. Slightly further afield are the famous Old Course, St. Andrews and Gleneagles (venue for the 2014 Ryder Cup), both around a 1 hour's drive from the city.
Newington is a hugely popular neighbourhood to the south of the city centre, served by excellent local amenities including a wide range of everyday and speciality shops, bars, restaurants and cafes. Many festival fringe venues are located within walking distance. Leisure facilities are plentiful with the Royal Commonwealth Pool and the green open spaces of the Meadows, Arthur's Seat, Holyrood Park, and several golf courses close by. Local cultural venues include Festival Theatre, Queen's Hall and the Scottish Parliament with many more, such as the castle and Royal Mile just a short walk away.
