Description

Situated a short walk from the Market Square of the delightful little town of Duns in the Scottish Borders, this bright and spacious holiday home is part of a category B listed Georgian villa which is set in 1.5 acres of gardens rich in wildlife. With local walks from the door around Duns Castle Nature Reserve, golf at the local golf course, or the direct bus services to Eyemouth, Berwick-upon-Tweed and Melrose, as well as offering access to Borders cycle routes, you may not want to use the car at all. Alternatively, the beach at Coldingham Bay and St Abbs are 20 minutes away by car, with many Border towns, abbeys and stately homes also within the vicinity. The attractions of the North Northumberland coast and the Cheviot hills are within easy reach as well, such as the Holy Island of Lindesfarne. Duns itself can cater for all your daily shopping needs (including a prize-winning butcher), as well as offering gift shops, restaurants, pubs and cafes. It has a thriving community with events

Duns itself can cater for all your daily shopping needs (including a prize-winning butcher), as well as offering gift shops, restaurants, pubs and cafes. It has a thriving community with events happening throughout the year. The nearest railway station is at Berwick-upon-Tweed. Duns golf course is just outside the town beyond the local swimming pool. Edinburgh is about one hour by car. Gardener's Lodging is full of character, decorated with hand-made soft furnishings using quality fabrics. Whilst it is attached to the owner's house it has its own entrance and a private sheltered garden. Occupants of Gardener's Lodging are offered the use of the owner's large south facing sewing room with worktable for free. This room has underfloor heating and is the perfect place to get the creative juices flowing. If you would like to take advantage of this, please mention this at time of booking. Please note that this room is visited by cats. (Please note that the sewing room is not available between 31/03/17 and 15/04/17, as well as between 04/07/2017 and 07/08/2017).

Up to two additional guests can be accommodated for a charge of £10 per person per night.

Parking in the courtyard. Entrance into a hallway and then up a broad-shallow staircase to the apartment. Lobby with coat hooks and access to dining kitchen and bathroom. Vintage bathroom with hand held shower over the bath. The kitchen has a dishwasher, Belfast sink, fridge with ice box, coffee and espresso maker, induction hob (not suitable for people with certain types of pacemaker), oven and microwave. The table comfortably seats six. Access from the kitchen into the private garden with its outside seating area. Access from the kitchen to the living room (two steps). The living room is provided with plenty of seating (which includes a double sofa bed if required - please advise at time of booking) and also has a table for those wishing to eat away from the kitchen. Please note that while there are a DAB/FM Radio, CD player and wifi available in here, Gardener's Lodging is a TV-free zone. Please note that there is no TV license associated with the accommodation and therefore it is not possible to watch TV live or on the iPlayer. The living room has a good collection of books (including a large range of Scottish interest) and CDs and also a range of games. There is also a selection of DVDs to watch on your own device. The bedroom is accessed from the living room and has a comfortable king size bed as well as a single (with another pull-out single underneath). Due to the thick walls of the house there is poor wifi reception in the kitchen and the bathroom. Two cots and high chairs can be supplied free of charge (please book these in advance). Washing machine and tumble drier are available in a shared utility room accessed from the entrance hallway (there is a small charge for the use of the tumble drier). All bed linen, towels and fuel included. Everything for your first cups of tea/coffee/hot chocolate, complete with home baking, is supplied on arrival.

***NEW: FREE WELCOME HAMPER FOR STAYS OF ONE WEEK OR MORE***

If you stay the week, a welcome hamper will be waiting for you designed to supply everything you need for dinner and breakfast the next day (and probably beyond!). This will include a bottle of wine, the makings of a simple dinner, bread, nibbles/snacks, croissants and jam/marmalade, fresh juice, Scottish oatcakes, cheese, butter, cereal, fruit and fresh eggs from our own hens (contents may vary slightly due to availability)

If you can't stay the week, we can still supply a hamper for an extra £40 charge. Alternatively, if you would like your shopping delivered on the day of your arrival, just let us know and we will be there to receive it and put it away for you.

ALLERGY SUFFERERS PLEASE NOTE

Whilst every attempt is made to keep our cat out of the lodging and the area cat free, she has been known to sneak in, so we cannot guarantee the lodging to be totally cat-hair free. Also, most of the bedding generally used is feather/down filled, if you require man-made fibre filled bedding please let us know in advance. Thank you.

Strictly no pets. Sorry.

Location description from owner

The Scotland region

Duns is ideally located to explore the famous Scottish Borders Abbeys, as well as the beautiful coastline of Southeast Scotland and North Northumberland, including the Holy Island of Lindisfarne. There are numerous stately homes in the area and the surrounding countryside offers good walking territories as well as quiet country lanes for cycling. The Borders towns are all worth a visit as is Berwick-upon-Tweed just over the border into England.
