Situated within the peaceful, pretty conservation village of North Queensferry on the shores of the River Forth, in Fife, Shoreland Studio is the perfect self catering accommodation for two only 20 minutes from Edinburgh City Centre and 10 minutes from Edinburgh International Airport.
Shoreland Studio is a detached annexe of Shoreland House with its own separate entrance at garden level. Compact and cosy but light and airy, it is perfect holiday accommodtion for a couple. The studio is open plan with solid oak floors and high quality finishes throughout.
There are fabulous views of the bridges and the River Forth from the Studio and the south facing garden, where you can sit by the waterfront.

North Queensferry is ideally place to visit Edinburgh and explore some of the fascinating parts of Central Scotland
Edinburgh is easily accessed by car, train or bus from North Queensferry with a travel time of around 20 minutes
Edinburgh City Centre has one of the most fabulous settings in the world, with wonderful gardens overlooked by iconic Edinburgh Castle on one side of Princess Street, and great shopping and eating out on the other. There are fabulous attractions from the amazing National Museum of Scotland, to a wide choice of theatres and art galleries.
Edinburgh hosts exciting events and festivals all the year round from food festivals and international rugby games to the world famous Edinburgh Arts Festival and Fringe with spectacular Military Tattoo and world-famous Hogmanay celebrations.
The street scene is vibrant with markets, exclusive bars, excellent restaurants and pubs and speciality shopping offering unique Scottish arts, crafts and jewellery and cutting-edge fashion.
From North Queensferry it is easy to explore other fascinating towns including Stirling, Perth and St Andrews. The "East Neuk" of Fife, with its quaint villages strung along a beautriful coastline of sandy beaches is unique
Shoreland Studio looks out over West Sands, a tidal bay in the centre of the village. When the tide is in, the reflections on the water from the Forth Rail bridge,a westerly sunset, flocks of seabirds or a full moon can be magnificent. When the tide is out the mud flats support a variety of feeding wading birds including Curlew, Oystercatcher, Turnstone, Redshank and Dunlin with Heron often feeding on the waters edge. Peregrine Falcons, Sparrowhawks and Kestrels are frequently seen flying overhead. Eider and Shelduck are often on the water with the occasional sighting of Mergansers, Divers, and Cormorants.
It is very pleasant to sit in the garden with a drink and listen to the evocative calls of the birds as the sun sets over the river!
Shoreland Garden has many native trees and plants to attract as much wildlife as possible. This is a work in progress, so dont expect the garden to be too neat and tidy! It is however, very pretty especially in May, June and July when the honeysuckle is in flower and there are foxgloves and campion everywhere. All common bird species visit the birdfeeders with Goldfinches seen daily and occasionally Bullfinches, Linnets and Treecreepers.
