Beautiful barn conversion in the hills bordering Tuscany and Emilia Romanga with easy access to the beautiful surrounding country side and villages, as well as Bologna, Florence, Imola and Ravenna.

The house has a large open plan downstairs area with a fully fitted modern kitchen. There are two large double bedrooms upstairs, the huge master bedroom has a integrated sitting area and incredible views of the valley below. There is also a large communal children's dormitory area with 2 double bunk beds and 2 further beds. There are cots and folding beds available as well as a self contained, stationary caravan at the other side of the grounds (available on request). We have a swimming pool for use during the summer months and several acres of grounds to play in. This property is well kitted out for and perfect for families of any age.

The views from the house are spectacular and it is surrounded by fields full of grape vines, peach trees and apricots. The Villa is only 2 miles from the historical art village of Dozza where there is a fabulous bakery and well stocked shop as well as a castle housing the wine cellar of the province with examples of wines from all over Emilia Romanga and several restaurants. 2 water parks are within 30 minutes easy driving and the beaches of Marina Ravenna, Riccone and Rimini on the Adriatic coast are about a 1 hour drive. It is easily accessible and only 30 minutes drive from Bologna airport.

The Emilia-Romagna region

The area around Dozza is just on the edge of Tuscany with easy access too Bologna, Florence, Venice and only about 3 hours on the train to Rome. It is an exceptionally beautiful part of Italy with the hill top, walled medieval village of Dozza being situated on the edge of the hills overlooking the Po Valley. The culture in this area of Italy is dedicated to fabulous food and a great wine growing region with plenty of fresh fruit being grown locally all year round. Romanga which runs from Bologna east towards the Adriatic coast, has a very relaxed atmosphere. The Tosco - Romangolo Hills feature rolling scenery as well as dramatic cliffs. Populated with villages with many trattoria and simple eateries with a tradition of straight forward, home made food featuring excellent local produce.

Apart from the big cities mentioned a local jewel is Ravenna, the Western capital of the byzantine empire with incredible mosaics and monuments from this period.

Dozza

This particular corner of Italy has a distinctive hillside scenery overlooking the great Po valley plain of northern Italy. Particular to the local area are distinctive local wine varieties such as Albana, as well as game, featuring, wild boar, pheasant, hare etc. Good Hams are ubiquitous but most distinctive of all are the mushrooms and truffles found in the woods along the bottom of the valleys. Autumn is a fabulous time of year with the grape harvest, sweet chestnuts as well as porcini mushroom being celebrates in local festas.

Spring starts in March with the apricots coming into flower and form then on the hills are lush and green up until the cherry harvest in May.

The summer is hot but with beaches, rivers and water parks nearby there are plenty of opportunities to cool down. The villa position, up in hills, also allows for fresh evening breezes that help in the night time.
