Description

Nestling in the big skies of the gentle Norfolk countryside just 4 miles south of Downham Market, the Coach House with unique wood-fired hot tub is a luxurious country bolthole perfect for families, children and groups of friends. We heartily welcome hens and girl's weekends and have lots of ideas to help! Children love the playhouse, mini tractors and horses and ponies on site. Well-located, the house is only a stone's throw from great links to the coast, The Queens' Royal Sandringham Estate, Ely, Cambridge and King's Lynn. Nearby is Thetford Forest with its many fantastic activities including GoApe Treetop Adventure and 30 miles of beautiful cycle tracks and walks through the pine forest. Excellent coarse fishing is available in the village (Dent's Fisheries), Golf 2 miles away at Ryston Park. The Little Retreat Spa is just up the road, as is Church Farm children's attraction and The Hare Arms - an award winning gastro-pub. There is a friendly butcher and general store in the village, as well as a farm shop (Dent's) with cafe and Sunday Carvery. The very popular Arbuckles American Diner (3 miles away) are happy to deliver as are 'The Little Chippy'..or you can book our in-house Thai Chef to cook for you in the house. Beauty treatments are available, we also offer Archery on site for 2 hours of fun and games with straw targets.

There are countryside walks from the door and the driveway leads onto a Norfolk Green Lane for cycling. Downham Market Station (4 miles) has a direct 90 minute link to London's King's Cross.

The magnificent house with countryside views sits at the end of its own sweeping driveway on a private country estate, on the outskirts of the riverside village of Hilgay. Completely private and self-contained and the only holiday cottage on site. The wealth of features and facilities on site include, for your children, extensive garden space with a playhouse and large enclosed play paddock. A maid service is available.

Guests are welcomed with homemade scones and jam. The popular Celebration Package offers a handmade triple layer cake with chocolate-dipped fruit and bubbly. We'll also hang up yards of beautiful bunting. This can all be arranged as a surprise on arrival!

The property is a former Georgian Coach House and stables conversion appointed to luxury 5 star hotel standard, with 5 bedrooms (one downstairs), 4 bathrooms (2 en suite), cosy underfloor heating and a wood burner. Bedrooms have flexible sleeping (double or twin) to suit. Fluffy bathrobes for adults and children, luxury linens, towels and Arran Aromatics toiletries included. Baby kit is available, with steriliser and bottle warmers, blender, 2 cots, changing mat, toys, highchair, stairgate, children's utensils and bowls as well as black-out blinds at the windows. In the warmer months the bedrooms all have fans.

There is a very well-equipped open-plan farmhouse kitchen with 4 ovens as well as dining room, utility room and morning room. The sitting room has a 50" cinema TV with surround sound and blu-ray player, wood burner, books, games, toys, a giant magnetic chalkboard, magazines and Dvd's. Free BT Business WiFi inclusive.

French doors lead out to an additional spacious courtyard area including wood-fired hot tub, BBQ, character olive tree, climbing roses and grape vines - perfect for al fresco dining with family and friends. This is south-facing with festoon lighting looped around the trees for relaxing evenings. Extensive private gardens include flower borders and mature oak trees, one of which is believed to be over 300 years old. The garden has an original 'Martin Pigg' tree sculpture and stunning Norfolk country views.

Getting around

There are buses from the village every 20 minutes, perfect if you wish to leave the car at home. There is a main line direct train link to London King's Cross, which leaves from Downham Market (4 miles away). You can be in central London within 90 minutes! There is an excellent Coast Hopper bus, to tour the beautiful Norfolk coastline.

I aim to greet guests personally with keys and give a quick tour to show where all the buttons and switches are, answer any questions etc! I live locally, so on hand if needed. I am happy to suggest things to do and help with your plans.

“Great accommodation”

We really enjoyed our stay in the coach house. It's an excellent accommodation and Anna the owner of the property is very friendly, we were welcomed with some delicious homemade scones and property is in great condition in a quiet area.i would definitely recommend this property to others and if I am going on holiday that way I would book it again

I've just spend a lovely weekend at The Coach House with 7 friends. The House is beautifully decorated, and spotlessly clean. The bedrooms are all good sizes (2 ensuite) with clean fresh bedding. The bathrooms are all modern and again very clean. The kitchen/diner is a very large room, the cupboards are stocked with ample glassware and crockery. The comfortable lounge was ideal with its large sofas and wood burning fire place. Anna and her husband were perfect hosts, we felt very welcome and nothing was too much trouble. Would highly recommend this rental.

We thoroughly enjoyed our stay in the coach house. A very warm welcome, with delicious scones and homemade jam. The cottage is decorated to a very high standard with all the comforts of a 5 star hotel. Beautiful garden and sunny patio, plenty of games for the young ones, the whole family came away feeling very relaxed. Soaking in the wood fired hot tub at the end of the day was a real treat!

Going away for Christmas was new for us; with an age range of one to 70, we weren't sure what might be included……there was nothing we could have thought of, that wasn't wonderfully and generously provided: gorgeous decorations, delicious hamper, logs - brilliantly equipped kitchen - all the stuff for babies and toddlers, including stairgate. Brand new hot tub, underfloor heating - cupboards full of games and DVDs. Brilliant layout: so ample opportunity to be together in the gorgeous big open plan kitchen or sitting room - or to take time out in beautiful bedrooms to just chill. Stunning location, beautiful walks and beaches within easy reach, and the Wild Fowl Trust spectacular swan feeding ritual right on the doorstep! Really lovely large and delicious cafe just over the road, meant all our 'advanced cooking' endeavours were totally unnecessary! The icing on the cake for us, was that, inspire of it being Christmas Eve - Anna (a fantastic portrait photographer: see her website) agreed to do a session of all our family….it was easy, relaxed, stress-free - and the results were what I've longed for, for a great many years! We had the best holiday we could possibly have hoped for, and are already planning when we might be able to go back. No one could wish for more helpful and amiable hosts.

“SUPERB ACCOMMODATION”

Our family of 10 had a weekend break at The Coach House last weekend and we were very impressed with the standard of the accommodation. On arrival we were made to feel very welcome by Anna (the owner) who immediately laid out Tea & Scones for us. On showing us around the house, the first thing we noticed was how impeccably clean everywhere was and the attention to detail that was apparent. Everything we needed, through the kitchen, to the lounge, and through the bedrooms was there. The lovely courtyard, where there is room to enjoy breakfast or lunch, is a real sun trap, and if the evenings are bit cooler then there is always the wood burner to add comfort to the lounge. We found a lovely village pub for Sunday lunch called The Chequers, about 5 miles away at Wimbotsham. The food was reasonably priced and there was a nice village pub atmosphere. All in all we had a super relaxing weekend made all the better with our choice of accommodation. Thank you Anna, I would have no hesitation in recommending The Coach House to anyone.

“A beautiful house offering luxurious accommodation in lovely grounds”

We were welcomed to this beautiful property by Anna with tea and scones, what a treat after a long journey! There was ample space both up and downstairs for our party of 9. All rooms had quality furniture and fixings and TV's and sound systems to suit all. The kitchen and dining facilities enabled us to all come together for our meals and was well equipped. There is a lovely big private courtyard, complete with hanging baskets and pots where we were able to barbecue and eat al fresco. There is ample space for all ages to play. We even took our own goalpost and played football as well as cricket and badminton. The location is also great. We visited Brancaster beach and Sandringham, all within a short drive. Some of the more adventurous of our party took cycles to Thetford Forest and also went to 'Go Ape' again not far to travel. We had a wonderful time, the only regret was it went too quickly. The 'Coach House' really did live up to our expectations and its 5 star/gold rating. Thank you Anna and Matt for allowing us to stay in your lovely holiday home.

“Amazing Holiday Home”

We visited The Coach House with friends for a four night Easter break. With 4 adults and 5 children ranging between 7 and 14 we were looking for a base to explore the Norfolk Coast and a location to relax in the evenings. We struck gold with The Coach House as from the moment we arrived we were treated to 5 star luxury and service that would be difficult to match in any hotel. Anna is a wonderful host, and after a crafty lunch time drive by where we were kindly allowed to drop off some luggage before check in,we travelled to Sandringham and arrived back mid afternoon to be greeted by a freshly made cream tea and Anna's assistant Mel having ironed one of our shirts ! The Coach House has been beautifully decorated throughout and the kitchen and dining area formed the basis for some lengthy evening meals. With 2 double rooms with en-suites upstairs and 2 twin rooms and a large family bathroom there was ample space for all. My son was perfectly happy in his downstairs bachelor pad and made much use of the 50 inch TV with a fantastic surround sound system. In addition to our cream tea welcome we were supplied with fresh eggs throughout our stay (both Duck and Chicken) kindly delivered by Anna's son Dominic and our towels and napkins were also collected midway through our stay. We were of course keen to explore the region and although The Coach House may be a little short of other more coastal lets we all agreed the short drive to the signature locations was more than compensated for by the luxurious surroundings. The Coach House is a perfect location for a Norfolk break and we would recommend it to everyone.
