The self-catering property is set in the greenery and gravel paths of its own private garden in the heart of the quaint lakeside village of Moltrasio. Nestling into the mountainside, the villa has a huge terrace on two sides for outdoor dining and sunbathing, with a magnificent panorama of the lake and surrounding mountains, and the steeply rising village.
The terrace of the main villa has a jasmine-covered pergola for shady lunches. There are easy chairs and recliners from which to enjoy the views to the sound of the crickets. It is set in a terraced garden planted with palm and olive trees, roses, lavender and jasmine.
The spacious villa sleeps 4 in two upstairs bedrooms with wooden balconies.
The romantic master bedroom with ornate double bed has shuttered windows to the lake on two sides. The second bedroom, also with a lake view, has antique twin beds that can serve as a double. There is one upstairs bathroom, refitted in January 2013, with a shower cubicle, and an additional toilet and sink in the utility room downstairs. The traditional tiled galley kitchen has a double sink and a gas hob and oven.
The spacious living room has French windows on two sides onto the terrace, and an open fireplace. There is a small TV with DVD player and a selection of English-language DVDs. There is a full wifi service to access the internet. The bedrooms have parquet flooring, while the living room and breakfast room were newly tiled in January 2013. The thick old walls keep the house cool in summer but there are also fans in the bedrooms.
The accommodation capacity can be increased by also renting the well-designed small studio flat below the terrace with its own entrance.
The studio has an outdoor dining table on a deck with a magnificent view of the lake and surrounding mountains.
The compact apartment has four shuttered windows overlooking the lake. Through the entrance is a modern kitchen with gas hob, fridge and a microwave, as well as a pine table and stools for indoor eating.
The central section of the studio, with parquet flooring, has a pull-out double bed and a pair of child-length bunk beds, with wardrobe and cupboard space.
It has a modern, attractively tiled shower room with WC and bidet.
This additional accommodation is ideal for a couple or a young family.
Private parking for the property is available in a lock-up garage for 1 car within 100 metres of the front gate.

From May to the end of September there is a sandy lakeside beach with diving boards, a pizzeria bar and sunbeds for hire two minutes' walk down the hill, where you can swim in the lake.

Lake Como is a unique environment of incomparable beauty. The lake is surrounded by wonderful forested mountains and its shores are the setting for many historic villas and gardens. You can get back to nature by walking in the mountains, stoping to eat at rifugi -- traditional mountain restaurants -- along the way. Or you can explore the villages and towns of the lake by ferry and revel in the magnificent scenery. In summer the lake is good for wild swimming, too. Summers are usually hot, broken by thunderstorms. But the crisp sunny days of winter can be pleasant too.
Then there is the ancient walled city of Como, centre of the silk industry, with its smart design and fashion shops as well as a fine cathedral built with Moltrasio stone. It also has art galleries, such as the Villa Olmo, a sea-plane club, a football stadium and a wide selection of bars and restaurants.
From the lake front you can take the funicular railway up the mountain to Brunate, the starting point for many hiking trails.
Moltrasio is a tranquil village on Lake Como a 20-minute ferry ride from Como town, and easily accessible by motorway from Milan and Malpensa airports. The lakeside bustles with activity around the local hotels while up the hill the centre of the village is very quiet and traditional. It clings to the forested mountainside and is cut through by a stream that becomes a torrent cascading in waterfalls after heavy rain.
The house is reached on foot, 50 metres from the road, or 150 metres from the ferry boat station, along an ancient cobbled path known locally as the Holy Stairs. A car is not essential for staying here, and you can get about easily on public transport, by ferry boat, bus and train. Everything you need for your holiday is on the doorstep as the house is only minutes' walk from an excellent butcher/delicatessen, a baker, a grocer, a pharmacy, an ATM and restaurants.
On the lakeside 2 minutes' walk away there is a pizzeria at the lido, as well as good traditional food at the Hotel Posta, and more upmarket dining at the Grand Hotel Imperiale. Walk up the hill 20 minutes to an excellent trattoria, Del Fagiano, where you can sample many kinds of game and mushrooms in a selection of pasta, salami, stews and risotti.
The Grand Hotel Imperiale also has a state-of-the-art spa and beauty treatment centre.
From the Moltrasio ferry station you can take boats to Como town or Cernobbio, with its weekly market, or up the lake, past gracious lake front villas and their gardens, to Bellagio and beyond.
