Beautiful views from the front terrace across rolling hills of vineyards towards the south and the medieval town of Pezenas which is just 7 kilometres distant. There are 2 large bathrooms, each with bath, one with a shower cubicle, a separate WC and an additional shower room and WC off the laundry room downstairs. In the traditional style of the region, the main accommodation is on the first floor (to keep the marauders at bay) whilst the master bedroom commands the best views from the second floor. Plenty of parking space in the large gravel driveway. Perfect for families young and old. The villa is just 5 minutes walk from the centre of Caux and local facilities, pharmacy, 2 bakeries, convenience store, pizza take-away, 2 bars and a market on Friday mornings. The larger historical town of Pezenas is just 7 kilometres away and has 5 supermarkets on the outskirts, lots of upmarket shops in the centre and a huge Saturday market as well as an abundance of cafes, restaurants and bars.

The Languedoc-Roussillon region

Nearby coastal towns and resorts are just 20 - 30 minutes drive from the house. Choose between commercial, glitzy entertainment in Agde or Vias or the more serene beaches of Marseillan Plage or Grau-d'Agde , the latter with wonderful floating restaurants at the mouth of the Herault river. Head north from the house and within 15 minutes you are in the mountains with any number of lakes, rivers gorges and the Languedoc National Park. The Spanish border is just 1 hour 30 minutes drive passing through the colourful and historical towns of Beziers, Narbonne and Perpignan on the way. Not to mention the soft, sandy beaches that flank the whole of
the Golfe du Lion from Montpellier to the Spanish border.


No need to venture far from the house when the need for a stretch and a stroll beckons. Pleasant walks in and around the village or across the footpaths of the fields and vineyards where you can be sure to bump into local people and try out your French. The local roads are popular with cyclists and there are numerous sporting pursuits within a short distance - tennis and petanque (boules) in the village or golf, fishing, rafting, horse-riding, hill climbing all within a 20-30 minute drive.
