There is a real feel of relaxation and peace in the large garden, with the only sound to be heard, the river running at the end of the garden.
The river is a trout stream and can be dammed for playing - many children spend hours in the water!
Very pleasant for walks along the riverside.
There is also the private swimming pool to enjoy, the spacious garden, the decked patio area, and far enough away (but not out of sight) the shaded childrens' play area.
The Mill House has three floors, one of which is the basement and contains the original Mill workings - this houses the third (twin) bedroom, second bathroom and utility area. This floor is accessed either internally via a ladder style staircase, or externally via a separate entrance. So, ideal for teenagers.
On the ground floor Large living / dining / kitchen open plan area with comfortable sofas (one of which is a good quality sofa bed), TV, DVD player, open fireplace, hob, counter top oven, microwave, fridge, WIFI internet available .

Stairs up to first floor where there are 2 double bedrooms each with an additional bed, and a large shower room. Don't be put off by the three beds in each room - the style is a far cry from the traditional 'family room'
The kitchen leads out to large private eating area / patio overlooking decked garden and pool (8m x 4m), which is situated close the the river stream behind.
Down ladder style staircase or via separate entrance is the twin room which holds the original Millstones, and which leads to the second bathroom and utility area. This room is not suitable for winter use since there is no heating.
There is also a childrens play area with swings, seesaw and slide.
The site is totally enclosed by trees but there is a good level of sunshine - up to 11 hours per day. Very peaceful!

Note that the owner lives in a Farmhouse at the property but has her own pool, and totally respects guests privacy. Ideal, since the owner speaks fluent English and knows the area well so help is always at hand, but you have privacy too!

The Watermill is situated around 1km from the local village of Casciana where one can find a busy bar, and a shop which can supply all essentials including fresh bread.
It is around 3kms to the closest restaurant and after this point there is a good choice of restaurants and bars. The closest larger village is Camporgiano with a couple of restaurants and bars; inhabited castle; supermarket, pharmacy, banks and station for easy exploration of the entire area.
The property is circa 15 mins from the market town of Castelnuovo; 35 mins from the medieaval town of Barga and just over an hour north of Lucca which is a great day out .Pisa is around 90 minutes away....
PLEASE NOTE the final approach to this property consists of a narrow track style fairly steep road which lasts for around 500M
